INNER SOUTH B &B near MANUKA

Situated close to Manuka and Parliamentary Triangle in an upmarket Inner South renovated traditional home, we offer a large Queen Bedroom: A/C, Wifi, TV, Sofa, Tea etc, Light Breakfast! There are No kitchen facilities available but there is a kettle and frig, and toaster, glasses, cups, cutlery etc in the room. Children are allowed but must be supervised at all times. 1 friendly Cat called Pebbles lives here with Bruce and I. Guests must be Double Vaccinated and show proof if asked. The room available is a spacious, clean and well maintained Bedroom in our house. It features a sofa and coffee table, a desk, bedside tables and lamps and a queen sized bed with quality sheets and many pillows. There are numerous power points, a TV and access to the house WIFI. The room has a pleasant aspect over the garden and pool. There is newly refurbished large bathroom. Tea and Coffee making facilities in the room. Complimentary use of outdoor 8 person spa ( notice must be given). Robes and towells provided. Plenty of safe on street parking. Host will do your laundry on request. A refrigerator is in the room as well as a fan and a heater and dual control electric blanket. An iron and ironing board are available on request N> B> We own a cat who lives here so guests must be aware of this! She is very friendly so guests must keep their door closed! Guests will use the front door. On arrival please ring the front DOORBELL. Keys will be provided only if necessary Please discuss with us if you require to be home during the day or plan arriving at the home late at night. There is no private entrance to the guest wing. There are no kitchen facilities for guests and guests cannot use our kitchen for food preparation. Our living room is our space so we hope guests respect this. Guests are welcome to use the pool and spa. ( Particularly in summer we may have adult family members visiting these spaces too) The formal Lounge room can be used by guests to relax etc but there is no TV in there - An open fire is available in the lounge room on request during winter with sufficient notice and a fee of $10 is required for cost of wood. This is our family home. Bruce and I will be living here when you stay. (Occasionally there may be one of my sons may visit ). A light and healthy Australian breakfast is available in your suite. Breakfast offerings may include (when available) fruit, muesli, juice, yogurt, bread/toast and homemade jams! Bruce and I are friendly locals who know the area well and are happy to provide information about the local area and the greater Canberra region. We have both lived and worked overseas previously. We are Australian and speak English. I also speak French and basic German. Griffith is a leafy old suburb with superb trees, and birdlife. Large nature strips line the roads. It is quiet and is one of the most prestigious areas in Inner South Canberra. It is very close to the Lake and many tourist features of Canberra. A park and ovals are one block away. A short walk through the park brings you to Manuka, a boutique cafe and restaurant precinct. A favourite spot for locals and visitors, Manuka offers a good variety of eateries for everyone with competitive prices for Canberra! Kingston is another area with many eateries on offer as does Griffith shops . Manuka and Griffith are are 10 - 15 minute walk See above..... We are walking distance to multiple restaurant and multiple shops. There is a bus stop located nearby on Bremer Street and also in Manuka. There are plenty of taxis and ubers available in our suburb. There is no metro in Canberra. We have 2 cats!. They are friendly. They have a cat door from the laundry and have access to both indoor and outdoors. However there are french doors which keep the cats from entering the hallway and the guest area. Guests can request to use the 8 person Spa all year round( Notice needed to heat it up to temperature) Open fire may be lit in winter in Lounge room. Please let us know beforehand. There is a surcharge for wood used. A young child accompanying a parent may stay here in a shared situation but must be supervised at all times. There is plenty of on street parking. I do not let guests use my laundry but I will be happy to do your laundry. An iron and ironing board are available. There are no kitchen facilities. A frig and kettle ,coffee machine and toaster are in the room with basics . Towells for pool/spa are also provided. First Aid products are available if necessary. Bruce and I are both qualified in First Aid. However any personal accident here or any medical emergency will be referred to a Doctor's Practice or Canberra Hospital/ Clinic.
