Spacious Scenic Family Hideaway Apt. with Terrace
My home is located on a hill at the edge of the city of Schwaz, some 30km (18.6 mi.) east of Innsbruck, the capital city of Tyrol in western Austria, about halfway between the German and Italian border. Positioned on the ground floor of a newly-built two-family house, this lovely and well-appointed family-friendly apartment is bright and spacious (86m2) and can accommodate up to 7 persons. It is made up of a combined kitchen and living room with Smart TV and access to the terrace and garden, three bedrooms (one with a double bed and an extra single bed and two with each two single beds), a bathroom with shower, a toilet, a storeroom and a hallway with a wardrobe and a mirror. Moreover, you can use a little service room where you can deposit your sports equipment like bicycles or skis. The kitchen is fully fitted with dishes and cooking utensils including a refrigerator/freezer, dishwasher, oven, stove, microwave, stove-top coffee maker (Italian moka pot), electric water kettle, toaster, and teapot. The entire apartment is barrier-free with no stairs or steps, except two steps at the house entrance and where entering the garden from the terrace. It has underfloor heating and a controlled home ventilation system which keeps the air fresh and clean in every room. You are not allowed to bring your pets or smoke inside the apartment. You have access to all rooms in the apartment as well as the terrace. You share the house entrance area with me and on request you can use the service room. You can contact me via chat, e-mail and phone. Schwaz is a city located in the lower Inn valley, 30km (19 mi) east of Innsbruck and 50km (31mi) west of Kufstein. It has a population of about 14,000 and it is the administrative center of Schwaz district. It has a very good infrastructure with supermarkets, a shopping centre, restaurants, a hospital, schools a public open-air swimming pool and a small ski resort. From my house, by car and in less than 10 minutes, you are either down in the city or up next to the ski slopes. My home can be reached in less than 10 min from motorway A12 exit at Schwaz. It has two roofed parking lots in front of the house. It is situated directly next to a local bus station from where you can get to bus terminal in Schwaz. (Bus service is limited, especially on weekends and after 5pm, but if you don’t have a car, this bus service can be very useful for getting around and to my house. If you want to be very flexible, it’s recommendable to have a car. Driving condition in the mountains can be tricky and even dangerous in the winter season when roads are icy and snow-covered. This is particularly true for getting to my house from down in the valley. It’s only 2km of driving uphill, but you can get into trouble or even stuck if not properly equipped. This is why it’s absolutely indispensable to have adequate winter driving equipment such as winter tires and snow chains on your vehicle. Moreover, Austrian law requires all cars to have winter tires equipped from November 1st to April 15th. Information for cyclists: Please be aware that cycling up to my house from the valley can be quite challenging as the road is mostly steep, so if you don’t have an e-bike or aren’t used to cycling uphill, you will have to push your bike up some 2km. * WANT TO WASH LAUNDRY? On request you can use my washing machine in the utility room adjacent to the apartment. You can hang up your laundry on a rack in the room and let it air-dry overnight. * WINTER DRIVING CONDITIONS: If weather conditions require it, make sure you have proper winter driving equipment like snow tyres and chains when gettying by car to my house. * GUEST REGISTRATION: All guests in our region need to be registered at the local tourism board. In order to submit all the required information, the booked main guest needs to fill in a guest registration form providing the following data: - from main guest: first and family name, sex, birth date, passport/ID number, residential address with zip code and city and nationality - from the other guests: full names, sex and birth dates * CITY TAX: Please not that the city tax needs to be charged extra on arrival: - Adults: €1/night/person - Children who have not yet reached the age of 16 are tax-exempt. Detailed information on the city tax in German: Hinweis zur zusätzlichen Verrechnung der Aufenthaltsabgabe: Pro Person und Nacht werden zusätzlich zum Beherbergungspreis €1 verrechnet. Dieser Betrag wird bei Bezug der Unterkunft in Rechnung gestellt und wird an den örtlichen Tourismusverband abgeführt. Damit werden Maßnahmen durchgeführt, die den Tourismus in der Region fördern, aber auch die Lebensqualität der örtlichen Bevölkerung steigern. Von der Bezahlung der Aufenthaltsabgabe ausgenommen sind: - Nächtigungen von Personen bis zum Ende des Kalenderjahres, in dem sie das 15. Lebensjahr vollenden. - Nächtigungen im Rahmen der Ausübung einer Erwerbstätigkeit, sofern der ununterbrochene Aufenthalt mehr als 10 Tage dauert (zB. Arbeiter, Reiseleiter, Busfahrer, Vertreter)
