The Annexe at The Old Rectory is located in a rural village setting in the beautiful South Hams, at the top of the tidal Avon Estuary. It is within easy reach of all the South Devon beaches and Dartmoor to the north. Enjoy privacy and comfort in easy walking distance of the community-owned village shop, pub, playing-field, children’s play areas, and tennis court. Stunning scenery is on your doorstep, including the Avon Estuary where swans and heron live alongside kayaks and paddle boards. The self-contained Annexe was built 20 years ago and has been recently refurbished to a high standard. With central heating and an open fire it is perfect for both winter and summer stays. You will have your own private entrance, free fast broadband and central heating throughout. The kitchen, dining and living area are all open plan and fully equipped with everything you need for a comfortable stay. The kitchen includes an electric Rangemaster cooker, full height fridge/freezer, slimline dishwasher, washer/dryer, microwave, toaster, kettle, electric whisk, and all the cooking utensils, cutlery and crockery you are likely to need. The living area includes a sofa-bed, TV with FreeSat and DVD player, and fire place. It leads out onto the large, level patio and garden. The bedroom has a king-sized bed, 100% cotton sheets, a hair dryer, and cupboard with plenty of hanging and stacking space for clothes. I can provide a travel cot and high chair for infants, but please note that there is not enough space within the bedroom easily to accommodate the travel cot. The sofa-bed in the living area folds out into a small double and can be provided with either a double or two single duvets. The bathroom includes a spacious walk-in mixer shower, electric heated towel rail, toilet, basin and shaver socket. The patio and garden are shared with the main house. They can be a private and sheltered sun trap, especially on windy days and earlier and later in the season. Sit and read a book, or make use of the croquet, badminton and swing-ball sets provided. The village tennis court is 2 minutes walk away and can be booked online. Tennis rackets and balls are provided for you to use. In the evenings you can relax by the fire bowl or enjoy an open fire inside when the weather is cooler. Wood and kindling are provided. My aim is to offer a home away from home in a quiet location where you can completely unwind, relax and explore the beautiful local area. Tea-bags, coffee, semi-skimmed milk, sugar, soap, toilet rolls, washing up liquid and dishwasher tablets are all supplied to greet you on arrival. I can also provide an abundance of free-range eggs from my happy resident ex-commercial hens. The village shop is 2 minutes walk away and open every day from 9am. I'm very happy to answer any questions you may have before you decide to book. When you arrive, there is plenty of space on the private driveway to park close to your own level entrance to The Annexe. I can also provide Type 2 EV charging at the cost of 15p pkwh. The supply can provide up to 7kw per hour. If you would like to use it please let me know in advance of arrival as it is shared with my own car. The Annexe is self-contained and you have your own entrance. I live in the main house and am around much of the time, so please let me know if you need anything or have any questions about the accommodation or the surrounding area. Aveton Gifford is at the top of the Avon Estuary in the beautiful South Hams area of South Devon. The village is perfectly located to be in easy access of Salcombe and the South Ham's beautiful beaches as well as Dartmoor to the north. Aveton Gifford has a community owned shop, pub, parish church, tennis court, playing field and children’s play areas. Bantham Beach is just 3 miles away whilst Bigbury and Burgh Island are 3 miles on the other side of the Avon Estuary. Salcombe (8 miles) and Thurlestone (4 miles) are also just a short drive away. Golf courses at Bigbury, Thurlestone and Dartmouth are all in easy driving distance. The nearest local town is Kingsbridge (4 miles) which has a busy high street, 2 supermarkets, a petrol station, pubs, café’s, take-aways and restaurants. Plymouth is 15 miles and Exeter 35 miles. The closest rail stations are Totnes (15 miles) and Plymouth (14.2 miles). The bus route goes through the village and can take you to Modbury and Plymouth in one direction, or Kingsbridge and Dartmouth in the other. Please bring your own beach towels. The bedroom has a king-size bed. The sofa-bed in the living area is a small double and can be provided with 1 double or 2 single duvets. Please let me know which you would prefer, and if you would like the sofa-bed made up for your arrival. Please let me know in advance if you wish to use the electric car charging. I am happy to welcome up to 2 well behaved dogs (pet fee of £20). Support animals are, of course, free. Please let me know in advance. There is a pond at the end of the back garden.
