This beautiful three-bed Liverpool property offers outstanding accommodation in the prestigious location of Allerton. This newly refurbished, bright & modern property provides quality living space for several guests. The open plan kitchen-diner-lounge setup is great socially. There is off-street parking & a beautiful outdoor garden. Local amenities are moments away & transport links are convenient & comprehensive, making this property ideal for your stay. I look forward to welcoming you. There is a large driveway with off-road parking for up to three cars. Downstairs, the property has a bright and airy porch, welcoming hallway leading onto a downstairs lavatory and a modern open plan kitchen-diner-lounge. This open plan design downstairs allows light to flood into the home from all directions, something my guests value. The kitchen-diner-lounge is great for social dining and living, which also makes this a great choice for small groups and families with young children. The kitchen is state of the art, modern design with solid granite flooring. The dining room features seating for up to six people and features large patio doors leading onto a significant decorative garden with outdoor seating areas. The living room can comfortably seat five to six people on the gorgeous grey fabric corner sofa. With its high back and deep memory foam cushion base, it is super comfortable. There is also a 49" 4K QLED TV with stunning picture quality which further adds to the living room experience. ***New*** Amazon Prime and Netflix are available on the TV on the living room. Upstairs, the two double bedrooms provide ample space for up to four guests. The additional single bedroom and the large couch downstairs make the property available for up to six guests in total. The bathroom is luxurious designer bathroom, with large shower and separate bath. The floor to ceiling porcelain tiles and selective lighting provide a spa-like ambiance. The two double bedrooms benefit from ultra-comfortable memory-foam mattresses, whilst the single bedroom has a single chair-bed. The couch is super comfortable and can be used for a sixth guest to sleep if required. Guests should request for this to be made up ‘into a bed’ prior to their arrival. With soft-to-touch carpets, high quality laminate flooring and a fully integrated kitchen with appliances, the property will offer a 'home from home' experience. Guests have private use of all the rooms, driveway, gardens, facilities etc. Whilst we understand most guests live out of a suitcase for short stays, we have provided hanging rails in each of the two double bedrooms for guest use. We have also provided storage space within each bedroom for guest convenience. These spaces are clearly labelled “AirBnB, Guest Space”. The host leaves some personal belongings in this property and these are always tidied away in private spaces. These spaces are labelled “No entry, Host Space” and may be cable-tied. Guests are also asked to refrain from entering the locked boiler cupboard in the kitchen, the locked electric-meter cupboard in the hallway and the locked airing cupboard on the landing. I will greet you upon your arrival to provide access and keys. After that, I am available to offer any advice or assist with any issues during your stay. I live in the property when it is not booked out on AirBnB. When it is booked, I stay with family in the local area. This means I am close-by should the guest need me for any reason. Allerton is a prestigious, affluent & beautiful area in the south of Liverpool. This part of Allerton is quiet and known for its links to The Beatles. The area is famous for the nearby childhood homes of John Lennon and Paul McCartney; the latter’s childhood home is just 0.4 miles away. Penny Lane and 'Strawberry Fields' are also within this postcode. Parks such as Garston Park, Calderstones Park & Sefton Park are all close-by. Otterspool promenade is great for the kids and is not much further than a mile way. Local amenities are quite literally on your doorstep. A two-minute walk will present you a public house (Mitchell and Butler owned), takeaway food restaurants, hairdressers, newsagents, betting office, a Co-op supermarket. You will find these very handy. The opposite direction offers a post office, off-license and various other establishments. The adjacent Booker Avenue features a range of other amenities. Tesco’s superstore on Mather Avenue is a 3-minute drive, and the popular Allerton Road, boasting an array of bars, restaurants and shops, is within the same vicinity. The property is extremely accessible and in a great location, located just 1.1 miles from Liverpool South Parkway railway station and just 4 miles from Liverpool John Lennon Airport. The closest bus route on Booker Avenue (0.2 miles) has direct links to the lively and affluent Allerton Road and the same bus (86 or 86A) takes you to the famous Smithdown Road or through to Liverpool City Centre (5 miles) itself. The same bus going in the opposite direction stops at Liverpool South Parkway train station, Speke Retail Park or John Lennon Airport. West Allerton Train Station is also 0.2 miles away. ***New for 2020*** 1) House now features Super Fast Fibre Broadband. 2) Included in your stay is access to our landline telephone — for FREE calls to UK standard landline and UK mobile numbers. 3) A smart central heating system by Nest has been installed for your convenience, with Amazon Alexa also available. 4) bathroom refurbed - luxury bathroom with separate shower and bath — The High Chair is only available on request in advance of your booking. Two are available. There is a washing machine and a dishwasher in the property. Some washing up liquid/dishwasher tablets are left in the property and we don't mind our guests using the odd one or two of these, but for longer stays guests are expected to provide their own. Clean bedding, towels, soap and toilet tissue are provided but please ask if there is anything specific you require. There are many everyday cooking facilities available for your use, such as an electric oven and hob, toaster and microwave. There are also additional cooking facilities, such as a George Foreman grill, steamer, egg cooker, ‘toastie’ maker and halogen oven. If you decide to use these additional facilities please ensure they are always kept clean. Our cleaning fee is kept to a minimum for the guest’s benefit — and we would not expect our cleaners to have to also scrub all of these in addition to cleaning the entire house. There is a digital piano in the living room in the property. This can be set up on the request of the guests — it is not a toy and we ask anyone to treat this with respect. Guests are advised that some personal belongings are stored at the property but these are tidied away in private spaces such as bedroom wardrobes upstairs and some bedroom drawers. All private storage spaces are labelled/locked/cable tied. There are plenty of empty storage areas and these are labelled for guest use. In addition to these spaces, guests also have full use of hanging rails and hangers for clothes. Guests are provided with a full and empty fridge, at least one empty freezer compartment (more can be provided on request) and at least one large empty storage area for food. Given the size of the kitchen most of the cupboards are filled with useful cooking appliances, utensils and cleaning products. The £40 cleaning fee is based on a 5-night stay, and is purely a contribution as it costs much more to clean the house before and after a guests stay. For stays longer than 5 nights, we reserve the right to ask for an additional £50 fee per 5 additional nights up to a maximum total cleaning fee of £100.
