Shobrooke Mill Farmhouse

Shobrooke Mill Farmhouse is a peaceful and quintessential English country retreat - a Grade II listed farmhouse with truly breathtaking views across the surrounding countryside. Just a 15 minute drive to Exeter City Centre and 30 minutes to the closest beach. A local train station with routes from North to South Devon is within a mile. There is an extensive network of footpaths from the front gate along the famous Tarka Trail with some superb country pubs on the way, including the Beer Engine. Shobrooke Mill Farmhouse is situated within our own land with woods, streams and an orchard which guests are welcome to explore. There is a games/party room above the triple garage. This is set up with table football, pool table, sound system and plasma TV. If you like the tables can be covered and moved so the space can be used as a bar / dancing area. We have a large landscaped garden which has seating areas with views of the surrounding countryside. Our friendly chickens and ducks like supplying the house with fresh eggs and love cuddles from children and adults alike. The gravel driveway has space for 4-6 vehicles. Enter the house from the front door, straight into the entrance hallway. This could also be used as a reception room for a drinks party. We have a 120-year old Blüthner piano which you are welcome to play but please do keep it clean. To the left there is a door which leads to the snug, utility room and open-plan kitchen. There is an oil-fuelled range, equipped kitchen with dishwasher and breakfast bar. This leads out to the conservatory and back to steps to the top tier of the landscaped garden. Our dining room houses a handmade solid elm table which seats up to 12 people. For bigger parties we are very happy to supply a second dining table. The lounge has a large log burner. The house has three large triple bedrooms, two double bedrooms and a downstairs study which is used as a third double bedroom. There are two en-suite bathrooms, one family bathroom and one downstairs toilet. Any pets are very welcome, although please do let us know beforehand. We have several paddocks and if you wish to bring your own horse(s) this can be arranged. During their stay, guests have the entire property to themselves, including the games room and the one-acre landscaped garden with stunning views across the surrounding countryside. We plan to leave you alone and hope you will enjoy the house as your own, however please be aware it is our family home so would like to thank you for taking care of it! The Farmhouse is very private but extremely well-connected to Exeter and the surrounding villages. The Tarka line, a branch line connecting Exmouth, Exeter and Barnstaple is a 20-minute walk away with connections to London via Exeter. Extensive network of footpaths with many circular walking routes, including via pubs, accessible directly from the front gate. We are taking bookings for our house from Friday 4th December onwards, however, we believe that once lockdown2 is over we are unlikely to go back to pre-Covid rules. The prices on our website up to 31st March 2021 are based on "Rule of Six" or single household occupancy. From 1st April 2021 onwards we would encourage you to assume some restrictions will still be in place, and book small, with the flexibility to expand your booking if the law allows. We are very keen to welcome as many people as possible to our large luxury houses!
