A Traditional Welsh Farmhouse on a 40acre smallholding. Set over three floors, there are four comfortable bedrooms comprising of two super king-size doubles, one benefiting from en-suite facilities, as well as two twin rooms, one of which is on the lower ground floor and also includes an en-suite bathroom. Private secure garden and elevated decking provide a place for pets to exercise and guests to eat and enjoy. Stunning views from the deck and magical sunsets. A mix of traditional farmhouse features with a modern kitchen, smart tv to lounge, tv's in 3 bedrooms and super-fast wifi. The Farmhouse has a lower ground floor twin bedroom with ensuite bathroom (bath), accessed by traditional slate stairs. To the ground floor there are two sitting rooms on quiet and one with smart tv and log-burner, also on the ground floor are the old farmhouse kitchen now a dining room with exposed beams and Rayburn, plus the modern kitchen. The top floor is accessed by two staircases a narrow one from the dining room and the main staircase from the hall (wider treads). 3 further bedrooms one with ensuite and the main bathroom are also on this floor. Our properties are aimed at Adults and as such we do not accept children under 12 years of age. Kate and Andy are only 2 miles away and visit the farm daily to feed animals and test hot tubs. You can see as much or as little of your hosts as you wish, its your holiday. Set 1 mile uphill from the village of Llandysul on a minor road. The village has a major canoeing centre, small shops a supermarket, 3 pubs and food outlets/takeaways. St Tysul church dates from the 12th century and the renowned river Teifi borders the village cricket pitch. We have dog walks onsite with no need to go onto the road and Llandysul trails is a walking guide that has several walks all of which start within 1 mile of the farmhouse and offer short or longer walks through countryside and woodland. The owners have a copy of this guide and it can be found on the internet. Hot Tub charge at £10 per night to max of £50 due to owner on arrival Pets charged at £20 per pet per stay due to owner on arrival COVID19 Note Guests safety is of paramount importance along with the safety of the local community and so all booked guests must fill out their details on arrival and only guests that are on the booking form are permitted on the premises. No extra visitors are allowed to visit the site during your stay unless the owner has given their prior permission.
