Beautiful, luxuriously appointed, south facing 18th century house with large private heated pool ( Heated from May-Sept). 5 large bedrooms plus further 2nd floor mezzanine with double bed, and a ground floor room with two single beds . sleeps 12/15. 4 bathrooms/shower rooms (2 are en-suite). Huge 50m2 reception with a grand piano. Big 36m2 TV room with woodburner. 50'' flat screen tv Wi fi . Perfect for big families. Not suitable for party groups who want to make noise until the early hours. Extremely well appointed kitchen with 2 full size ovens and separate 5 burner hob, dishwasher, fridgefreezer and large stainless steel topped workstation. Adjoining dining room with fireplace, sofa and woodburner. Utility room with washing machine. Ground floor cloakroom. The gardens and heated pool to the front are fully enclosed, private and south facing. There is plenty of space for sun bathing and a choice of areas for alfresco dining, including a lovely covered shady area with it's own seating and fireplace. All areas of the house, pool area and enclosed garden, are for your private use. The noise of 15 people and moderate music levels are perfectly acceptable during the day, but we do expect consideration for neighbours after 2300hrs. I live in a separate gite. The house, pool and gardens are privateand for your exclusive use. If you need anything, we will be glad to help, if not we are practically invisible. Very quiet countryside location, but only 10 minutes from all amenities and supermarkets in Barbezieux. 15 minutes from cognac A carrefour market and farm shop are 5 minutes away. There are neighbours and we do expect you to be considerate re - noise after 23.00hrs. This is a rural location and so you would need a car. Although rural we are only ten minutes from a major town with all amenities and a choice of three supermarkets. Cognac, famous for its Brandy is only 20 minutes away. Here you have many shops, boat trips down the beautiful Charente river and many great restaurants and bars. The pool area is separate from the main garden and is totally secure with a childproof gate (which can also be locked for extra security) The pool is heated from May-Sept. The main garden is also private and secure, as the main gate into the property can also be locked. There is one (single) close neighbour behind the house and a couple who live 80 metres away. Both very friendly and accepting of normal noise levels.
