Ivy House Farm - 1 bed private annexe

Ivy House Farm, a 'retired' farmhouse, has a beautifully developed annexe, with bedroom, shower and sitting room, also patio and parking space. For b/fast prep there is a toaster, kettle, microwave & fridge. NB NOT a full self catering property. Allerthorpe village is 5 mins from the pretty market town of Pocklington, with shops, bars and restaurants and only 25 minutes from historic York. Perfectly placed to explore York, the North York Moors, East Riding and the East coast. You will have your own entrance to your fully contained suite with entrance hall, sitting room, and shower room on the ground floor and upstairs to the bedroom with king size brass bed. You will find tea, coffee, sugar and fresh skimmed milk , a toaster, kettle and microwave but no oven or hob. Basically equipped for preparing your own breakfast or maybe a ready meal! There is also a dishwasher and a washing/drying machine. To avoid confusion please note we are not, and did not intend to, set up for full self catering. Ivy House Farm shares the driveway with two neighbours and we all have allocated parking spaces, which we ask you to respect. There is one parking space marked 'guest parking' which is for our Airbnb visitors. If you do have two cars then you can easily park the second one on the road outside the gated area. PLEASE NOTE - we are in a rural village with erratic bus service, so not suitable for guests without their own transport. The annex is part of our house so we are often around, we will make sure we say hello during your visit but will leave you alone to enjoy your stay. You can knock on our door anytime we are home or ring the mobile if you need us. Our little dachshund might 'say hello' from his bed in our house when you arrive, but he soon settles down! Allerthorpe is a small, elegant village only five minutes from Pocklington. It has sweeping grass verges, a church and a popular pub, The Plough Inn. There is also Allerthorpe Park where you can enjoy various water sports on the lake and the beautiful Allerthorpe Common - a lovely woods for walking. Allerthorpe Golf Course has a popular local eaterie, J.J.'s, which is open to the public. Allerthorpe is easily accessed from the A1079, but it is a village and as such has a very erratic bus service. We would not recommend our property as being suitable to guests who do not have their own transport. Pocklington has shops, restaurants and bars and cleverly has free parking to attract visitors! York encourages visitors to use the Park and Ride service, which is easily accessed from our house and is the cheapest way to visit York, where parking can be expensive, but you have to bare in mind that the Park & Ride does not run after 8.00pm, and right now, during the pandemic, you do need to check timetables on line. We are about 25 minutes outside York. You can easily drive in from Allerthorpe - straight up the A1079 into the city centre, or you can make use of the park and ride at Grimston Bar. Please note Airbnb allocated an incorrect location - we are not on Main Street, York, which does not exist, we are in Allerthorpe village with no street name! Also please do not use their map - they put us in the wrong location.
