If you are looking to relax and love technology, this is a unit for you*With technology throughout the unit, and spa passes/packages, we are good for families, business trips, as well as celebration trips. We offer a great R&R package as well. Just ask about it. We offer one room, with private baths as well as queen size bed. We have decorated with cool and neutral color throughout the unit to help bring the beach feel without being dated. Unit always getting updates because the host lives in the unit and likes to change things up. We provide a bit more of a smart condo than most, with G-TV'S, that are already signed into steaming programs. Bedroom and living room tv’s are ready for any casting needs. We also offer voice assistance so when you are in the living room or in the bedroom you can ask it to play any show or movie from your devices that you want. We offer our guests a queen size bed, with two nightstands, smart G-tv in their room, and a fully stocked kitchen, dining area with seating for 6, and our bar top offers seating for up to 4 people. We offer an extra-long sofa for sleeping as well as a queen air mattress if requested prior to check-in All guests have access to free parking (no recreational vehicles), pool, and gym. And all bookings receive 1 spa day pass per every 4 nights books. So, if you book 4 nights you will receive 1 spa day passes that are good for the duration of your trip. If you book 5-7 nights, you will receive 2 day passes. Great for mommies who need a break or for bachelorette/bachelor parties. We can also help you book a spa package. Guest will receive a digital guest book after reservation is confirmed and our Vacation Rental Agreement is signed. We are new to hosting and hope to put the money we make back into our unit each month. We are local and hope to give all our guests “OUR VERSION” of what it is like to be local. Guest who book will have to sign our Vacation Rental Agreement. This is a sample of it: It is agreed that the BOOKING GUEST will rent this listing from the OWNER or AGENCY. This occupancy will be in the form of a Vacation Rental only and not constitute a permanent or primary residence or other tenancy. Occupancy shall begin on arrival date and end on departure date listed above. This is agreement is made directly with Local Stay Vacay Agency and has no affiliation with any onsite rental office. Each guest staying is legally and financially responsible for damages and have provided IDs of each adult staying. The following are the specifics of this agreement: SECURITY FEE AND ADDITIONAL FEES: • IF Underage Insurance is required, it will be for $250.00. It is payable prior to occupancy and is due in payment of third party booking. Underage Insurance will be purchased and will help cover fines that may occur on behalf of the Booking Guest. (Website hidden by Airbnb) Applicable security will be returned to the BOOKING GUEST within (15) days after termination of this Agreement. All or part of the security may be withheld in the event of property damage and/or any fines and or fees. In such an instance the BOOKING GUEST will be notified within thirty (30) days of vacating the property as to the amount withheld and the reason. CHECK-IN/CHECK-OUT: The check-in time is after 5PM Check-in times are not guaranteed as we must make sure the unit is fully clean and stocked for the next check-in. Same day bookings must wait till 7pm for check-in, unless the unit is ready. This is due to contracts, cleaning, and other time delays that may be related to the check-in. The check-out time is before 11AM. BOOKING GUEST agrees to such time periods so the property may be thoroughly cleaned for the next guests. If you have a car, and a pass is required, arrangements to receive passes are in your digital welcome book. CANCELLATIONS: Cancellations must be made in writing at least ninety (45) days prior to the scheduled arrival date. Any cancellation made within 44 days of arrival forfeit any all money received. Each third-party booking has it owns rules. Please see your rental agreement with the third-party booking agency if you did not book directly. We do offer guests to book directly. ADDITIONAL CHARGES: All "Normal" utilities are included. Booking Guest will be charged additional fees for the following: excess linens, fines or summons imposed by unit booked as a result of your actions or your guest’s actions, any damage to the condo, contents, grounds or dock, excessive utilities, water, electric, etc. PETS: Only dogs are allowed in the unit due to the to the owners many allergies. All dogs must follow our pet rules. We allow up to two dogs to stay in our unit. This is subject to changed based on the HOA rules. All reservations that will have pets, must pay our $50 pet fee. This fee is nonrefundable and does not cover any damages that the pet(s) may cause. The fee is strictly to help cover all the additional cleaning that is required. PET RULES: All dogs(s) must follow our pet rules: • All dog(s) must stay off the furniture, as well as out of the bedrooms. We do provide baby gates to help aid this if your pet isn’t trained to followed boundaries. Just ask us for us to help provide it for you. • All dog(s) must stay off the furniture. If there is excessive dog hair on the furniture there will be an extra $100 fee to have it cleaned with a carpet cleaner. We understand dog hair will be near the bottom of the sofas and chairs as the dogs may graze against it. And we understand they may be some dog hair on the furniture due to guest(s) clothes, but our cleaners know the difference. We recommend that you bring any extra sheets, or any sofa covers you use at your home, if your dogs do not like to stay off the furniture. • All dog(s) must be kept in a kennel or crate when no one is in the unit. Some guest just bring an extra dog gate and block in the kitchen area for their dogs. We recommend whatever your dog will respond the best too. • No dog(s) can bark for more than 15 minutes per HOA rules. Dogs that do bark excessively will cause the guests to be removed from the property and all monies will be forfeit, there will be no refund for nights unused. • Guest(s) are responsible to clean up of their dog inside as well as outside. Guest needs to sign the following statement that is true to their reservation. False information can result in Guest Reservation being terminated and All monies will be forfeit. Booking guest is bringing a pet and will need to pay the pet fee (Website hidden by Airbnb) Booking guest ISN’T BRINGING A PET : no pet fee needed. Booking guest ISN’T BRINGING A SERVICE ANIMAL: no pet fee needed (Website hidden by Airbnb) Booking guest IS BRINGING A SERVICE ANIMAL: no pet fee REQUIRED, BUT IS OPTIONAL GUESTS/PARTIES/NOISE: The BOOKING GUEST must supervise Guest(s) while on the premises. Noise in the condo must be kept to a reasonable level as not to cause a disturbance to the neighbors or general public. No overnight guests are allowed without our knowledge and consent. In no event may the maximum occupancy be exceeded without our written consent. NO SMOKING POLICY: No smoking is allowed inside the condo whatsoever. This includes vaping. There is $750 fee if evidence (smell included) is left when the cleaners flip the unit. CLEANING: Leave all beds unmade if used and all used towels in the bathrooms(WET) or hampers(DRY). IF TOWELS ARE WET, do leave hanging up. All dinnerware, pots, pans, glasses should be cleaned and the dishwasher empty or running/ran. Please discard used food from the cabinets and refrigerator. Booking Guest will be charged for excessive linens(linen requested in addition to what is provided) and /or unwashed dishes and the like. All spills and anything gross should be cleaned up before departure. All sand should be swept up, and bushed off furniture, excessive sand will result in a fine. Trash should be removed from the condo and put in the appropriate bins. All furniture must be place back where it was if you moved it. All electrical items must be plugged back in if you unplugged them. Failure to do so will result in the follow fines: Trash Removal fine -$50; Dirty Dishes fine- $50; Excessive Sand fine $50; Spills and Gross Item Clean Up fine- $20 per spill/item; Furniture Moving fee - $50; Electrical Re-plug fee $5 per each plug back in. Addition fines are listed in our check out procedure list that is in this contract, the welcome book, and in the unit. We do a linen count. Items missing are charged at high fee to cover time and inconvenience for replacing them. Sheets: $50, Blankets $50, pillows $30, towels $20, Please not that if you break an item and it is in a set, we will try to replace just the one item broke. However, if one item cannot be purchased, you will financially be responsible for replacing the whole set. MAINTENANCE: It is expected that major systems in the condo will break down from time to time such as air conditioning, refrigerator, etc. Owner will attempt to repair the problem as soon as possible upon notice by the Booking Guest. Owner assumes no liability to Booking Guest if such should occur as all products have a useful life and break down occasionally. However, our guests are compensated if the guests didn’t break the appliances and have to go without. Compensation is on a daily basis that the item is not working. We fund our guest $25 per day, per appliance, for each day that an item isn’t working. BOOKING GUEST RESPONSIBILITIES: All occupants are required to perform "Normal" household duties that include, but are not limited to, garbage removal, cleaning of individual and guest(s) dishes, recycling, notification to owner of any damages or problems with the property and locking of all windows and doors when Booking Guest leaves the condo. SUBLETTING/ASSIGNING/OCCUPANCY: There shall be no subletting of the premises. The BOOKING GUEST shall occupy and use the premises as a vacation residence only and not use the premises for any business, professional, unlawful or hazardous purpose. END OF TERM: At the end of the term, the BOOKING GUEST shall leave the premises clean and in good condition, remove all BOOKING GUEST property, leave notice of items in need of repair caused during their stay. HOLD HARMLESS AND INDEMNITY: HOST/OWNER/AGENCY of rental property shall not be liable for any damages and/or injury to BOOKING GUEST and/or their guest(s), or their personal property due to BOOKING GUEST'S acts, actions or neglect. BOOKING GUEST agrees to hold OWNER harmless against any claim for damage and/or injury due to BOOKING GUEST'S act or neglect or Booking Guests’ guests acts or neglect. OCCUPANTS: The occupancy of the condo is limited to the number of persons and particular persons described in this agreement. The maximum occupancy is EIGHT (8) persons. The only exception is children under the age of 24 months with our consent. If Booking Guest exceeds the maximum occupancy, Booking Guests and any/ all guests are subject to immediate removal and forfeiture of their security deposit and rental payment. If Booking Guest exceeds the maximum occupancy without owners’/hosts’/agency’s consent, Booking Guest will be charged $100.00 per day, per person that exceeds the maximum rental. In addition, no boats or trailers are allowed to be parked on the property. The Booking Guest must seek storage of the trailer(s) offsite at a proper trailer storage facility. No parking of automobiles or trailers are allowed on any adjacent vacant lots in the area. Failure to comply with these rules will subject you to immediate removal from our condo and forfeiture of all rental payments and security deposits. ACCESS: Booking Guest agrees to allow access to the condo and property to owner and his agents upon 24 hours’ notice by telephone or in person. Agents include, but are not limited to, plumbers, electricians, rental companies, maintenance, pest inspection, etc. Owner reserves the right to inspect the premises and condo interior upon 24 hours’ notice to Booking Guest. Booking Guest agrees not to deny access. If Booking Guest refuses to allow access to owner or any agent designated by owner, the owner reserves the right to terminate the Booking Guests vacation rental and Booking Guest will immediately vacate the premises upon demand by owner and Booking Guest will forfeit the rental payment. SAFETY: Booking Guests acknowledge and agree that they are responsible for the safety of themselves, their guests and their children with respect to the pool and canal. Booking Guest acknowledges and agrees to hold owner harmless from any injuries to them or their guests. It is understood that there is no lifeguard and that supervision is his or her responsibility. CODES: Entrance to the condo is by an electronic keypad. Once final payment has been received, contracts have been signed, and the cleaners give the right of entry, then the code will be given to Booking Guest. LAWS: The Laws of the State of Florida shall apply to all terms under this Agreement. Any dispute under this agreement shall be venued in (insert county name) County, Florida. It is expressly agreed and understood that this lease shall not be recorded in the County Clerk’s office. LIABILITY: Booking Guest may be responsible and liable to owner for damages in excess of the security deposit for any damage or loss caused by Booking Guest or its guests. ARRIVAL INFORMATION: All guests have access to a digital welcome book and welcome board. Guest will refer to their digital welcome book for the codes needed. DEPARTUE CHECKLIST: There is a departure checklist that our Booking Guests/guests receive that must be completed to avoid any extra fines. CERTIFICATION: I or we, the Booking Guest(s), hereby certify and consent that I/we have read the entire agreement and conditions and agree to the terms and will comply with them during course of this vacation rental. For Departure Please complete the following: Leave all bedding on the bed as well as all towels that are damp hanging to dry. Please do not put wet items in the hamper. Clean up any spills/gross item - $20 fine per spill/gross item not cleaned up Make sure there are no dirty dishes. We provided DISHWASHER soap to be used in the dishwasher, as well as DAWN dish washing soap for hand washing. PLEASE TRY NOT TO CONFUSE THE TWO -$50 fine if dishes are not cleaned/ $50 if the wrong soap is used in the dishwasher Empty food out of refrigerator, freezer, cupboards and clean any spills if necessary - $50 fine if not done Bring all garbage to dumpster - $50 fine if not done Return all items to original location as best as you can - $100 if not done. Make sure are electrical items are plugged back in-$5 fine for each item not plugged back in Sweep up and remove any excessive sand/trash, including from the laundry machines -$50 fine if not done. We have provided vacuums to help. Make sure stove and oven are turned off, as well as cleaning off any grease or baked on food - $20 fine if not done Make sure all windows are closed as well as patio doors Make sure front door is LOCKED when you leave. If you forget. Just let us know. We can lock it from our phones. Please report any issues or problems by text so we can arrange for maintenance to fix Our guest get to enjoy a spa pass that allows them to use Whirlpool, sauna, steam room, and the reflection area. With views of fireworks on Tuesdays and holiday celebrated days. This unit is a great unit for walking around and shopping, eating, or just exploring the Saturday Farmer's market. With our Digital Welcome Book there is so much information we provide our guests with. Co-host lives in the unit, but works a lot. Sometimes the host may be gone for your whole trip, or just a portion of it. Grand Blvd is a strip that is full of shopping, eating, and entertainment. Located right outside of the East Gate of Sandestin Golf and Beach Resort. You with in 2.1 miles you have beach access, restaurants, grocery stores, the Village of Baytowne, A spa, nail salons, and so much more. Getting around is great from this location. As you can walk to so many amazing places to shop and eat at. The beach is only 2.2 miles away an short drive. Even with traffic it is never more than 15 minutes away. You can easily rent bikes (we have a company that gives the best rates) and Uber and Lyft are super affordable. Also our property managers also drive guests for the same fee as Uber and Lyft. We can even arrange for airport pick up if there isn’t more than 3 guests. Your digital welcome book will be your best guide. You will need to make sure that you use it while at the unit
