A detached two bedroom, two luxury bathroom, contemporary barn conversion with a 44' reception room located in the AONB, 1 minutes drive to a fantastic pub. 7 miles to Wells and 12 miles to both Bath and Bristol. The barn is not suitable for children under the age of 10 or pets. The barn is side on, on a small "B" road, the road has become much busier recently. Check in is 4pm check out 10am. These time are non-negotiable. The first floor reception has a fabulous chef's kitchen boasting American side by side fridge/freezer with ice dispenser, dishwasher, five gas burner hob, extra large AEG oven, steam oven. Washer dryer in separate utility room. 55” Toshiba 3d smart tv. En-suite king size double bedroom and second bedroom with zip and link beds with house bathroom. Private patio area with seating, private parking, wifi and hard bodied luxury hot tub. We love our neighbours and ask that ALL guests keep noise down to a minimum and be respectful. Hot tub must not be used after 10pm at night. Guests enjoy complete privacy and can self check-in with a lock box. Beth our manager lives locally and can be contacted should there be any problems. The village of Litton is an Area of Outstanding Natural Beauty and part of the Mendip Hills. It has a stylish pub and fantastic walks around Litton Reservoir and the surrounding area. Situated approximately 1 mile from the main A39 which connects Bath and Wells. A car is required during your stay. A full guest book is available prior to your arrival and at the property. Heating is from the end of September to May (can be changed upon request).
