This tiny studio w/single bed, kitchen, bath, tv, WIFI, shared laundry, and private entrance is designed for an individual who values privacy, security, and the simple comforts of a country home on twenty private acres backing to family owned woodlands, a hiking/biking trail in the adjacent regional park, and a great fishing lake. The studio is on the lower level of a classic early 20th century farmhouse less than a mile from the MARC commuter train, and 35 miles from the White House! Private entrance, furnished small living/sleeping area, full private bath, kitchen with fridge and range. There is no separate bedroom. Twin bed with quality linens and plump pillows, 2 desks and chairs, WIFI, flat screen tv with DVD slot and ROKU box for streaming, plus a rotating DVD movie library, upholstered reading chair, pop-up dining table, closet, shelves, and storage cabinets. Ceramic tile floor is underlined with radiant heat coils. Central air conditioning is provided, as well as a window unit for maximum control. Shared laundry is located just outside the studio entry door. Free off street parking is available. Basic toiletries and kitchen supplies are provided for short term guests, including coffee, tea and healthy breakfast supplies for the first day or two of the visit. Twenty acres of rolling hills and our private woodlands back to an 8 mile trail and a 500ac lake in the adjacent Black Hill Regional Park. The studio is accessed from the kitchen garden, down several steps, through a door to laundry/foyer, and finally to the studio's red key-lock entry door. The Airbnb photos show a window at the head of the single brass bed. The bottom of that window is at ground level. This is a tiny furnished studio suitable for an individual who values privacy and independence, who enjoys a casual country lifestyle, a fuss-free move-in/move-out situation, proximity to the farmers and craftsmen of Montgomery County’s Agricultural Reserve, while only 35 miles from the nation’s capitol. The studio is neat and cozy, cleaned thoroughly before the arrival of each guest, but there is no maid service provided during the guest's tenure. Hosts prefer not to utilize toxic chemicals inside or outside their home, but rather to incorporate organic measures as protection against mice, ants, spiders and other pests. Guests are responsible for messaging or personally informing their host of any problems or special needs. This is not a grand estate but a humble family farm in an upscale neighborhood. Guests are welcome to participate in host family activities including occasional bonfires, care of the animals, gardening, cook outs, covered dish suppers, and any current construction or agricultural projects. As longtime residents of Boyds, we enjoy sharing information about the community and nearby historic, cultural and recreational sites and activities. We respect your privacy but strive to be accessible for assistance when needed. Kilmarnock Farm offers guests unusual privacy and tranquility but also easy access to urban amenities. A "wedge of green" between the densely populated "corridor cities" along the I-270 High Technology Corridor, the village of Boyds has considerably more parkland and green space than either residential or commercial property. Residents and tourists alike enjoy bicycling along rustic rural roads, fishing and boating on the lake, hiking the many woodland paths, photographing the wide variety of waterfowl and bird population, deer hunting in season, and other activities inspired by the natural environment. A public library, regional arts center, community college, medical center, Discovery sports complex, movie theatres, restaurants and shopping centers are 5 miles away in Germantown, about a ten minute drive The MARC train, Brunswick Line, provides morning and evening service to and from Washington DC, Monday - Friday. The Shady Grove Metro Station is a 15 minute drive. A private vehicle or UBER are required for local transportation. Off street parking is available on site. Boyds is centrally located to major tourist destinations in the Mid-Atlantic region, with Baltimore, Gettysburg, Harper's Ferry, Annapolis, Ocean City, Washington DC, Alexandria, Wolf Trap Farm for the Performing Arts, and Mount Vernon all within an hour's drive. The farm backs to Little Seneca Lake, the largest body of water in the Washington Metropolitan Area other than the Potomac River. Fishing, hiking, bicycling, and birding are popular activities. Canoes, kayaks, some sailboats, and boats with electric motors are permitted on the lake, but no gas motors. Canoes, kayaks, and rowboats can be rented in season at the Black Hills park visitor center. The Discovery Sports Center, with more than 20 soccer fields, a fanciful childrens' playground, a driving range, Olympic size indoor pool and more, is 3 miles away. Sugarloaf Mountain park, Sugarloaf Winery, and the historic Comus Inn restaurant are 8 miles away, via a great bike ride or drive through the rolling hills and rustic roads of the county's agricultural preserve. Historic Frederick, with its many fine restaurants and lively arts scene is 15 miles away, and well worth the drive. We are located 26 miles from the White House, so both our family and guests frequently enjoy excursions to the museums and special events in our nation's capital. Breakfast supplies are provided for the first couple days of visit only. The studio is partially below grade and is accessed via several steps down to a foyer/laundry area, and then to the studio's private entry door. The large window near the head of the bed is on ground level. There is plentiful lighting to allow maximum environmental control. A/C is available if desired. TV comes with ROKU streaming device (Netflix+) and DVD library with DVD insert slot. WIFI with high speed internet service. Full private bath with tub/shower Two ducks, eight chickens, and a pug named Paisley, are also residents at the farm.
