Luxury Seaside Holm Oak Villa with Private Beach

Holm Oak Villa is a beautiful luxury holiday home and office for remote work, for up to 9 people looking for peace and leisure. The villa is situated right at the Adriatic seafront under the shade of old evergreen holm oak trees, with a private beach and everything that a family would need. It is a great base to inspire yourself, recharge, make unforgettable trips and reach beautiful nature. Private isolated beach provides the healthiest place for your family with no contact with other people. It is impossible to tell the complete history of our house and to put all of our memories in simple words. But you can live it! Escape the tourist traps and typical holiday makers, and recharge your batteries by living like the locals. This piece of land has been in our family since 1972, with us being the very first settlers in the area. At the time, the only way to approach the land was by boat. Since then, the site had been used for many years as a campsite by several generations of our family during the summer holidays. Nowadays we have extensively developed the property, but still, we would like to keep the same vibe of peace, happiness and love, as it was for decades. Our goal today is to share these exact feelings with our guests and to develop a self-sustaining house able to maintain and further improve itself. Therefore, the villa is constantly improving, and we are always positively surprising our returning guests. This naturally created air spa offers a healthy environment and a good relaxation for body and mind, and helps to forget all about the daily routines, problems and busy city life. During this pandemic time, many companies realized that home office is possible and good for people's well-being, mental health, inspiration and productivity. Why wouldn't you try it out if your job allows? At Holm Oak Villa you could work in a well-equipped office with a magnificent view over the Adriatic sea and refresh yourself in its clear water at your own private beach. GROUND FLOOR A spacious, sunlit living and dining area, separated with a breakfast bar from a modern ash wood kitchen offers a perfect place to hangout and for social gatherings. Large patio doors lead into the garden, which is only 10 m away from the sea. The rest of the walls and flooring are a combination of natural stone, tiles and plaster, modernising the traditional style of a Montenegrin sea house. The kitchen is fully equipped, with a huge work surface suitable for organising big dinners and inventing new recipes. Bathroom/toilet and two storage rooms are located at the rear of the floor. A metal–ash wood staircase leads to the first and second floor bedrooms and balcony. FIRST FLOOR Three 12 m2 bedrooms are located on the first floor of the home. Two bedrooms each feature a double bed, with a full-wall window and French balcony, letting the sunlight in and offering views of the garden and the sea. The third bedroom at the rear of the house contains two single beds and is perfect for children. There is also a bathroom/toilet on this floor. All bedrooms are separately air-conditioned. SECOND FLOOR The top floor of the house is split into a spacious air conditioned 25 m2 master bedroom with a sofa bed and 25 m2 balcony offering a stunning view at the Adriatic sea, and nearby landmarks of the isle Old Ulcinj and Lisnj summit of the Rumija mountain. On a clear day, the whole length of the Montenegrin coast can be seen and even the southern parts of Croatia. The crown of the landscape is the breathtaking fiery horizon during the sunset and afterwards the night sky encrusted with stars, with the only sound coming from the waves and crickets. This room is also equipped as a full home-office. GARDEN During the summer, the garden is the place where most of the activities take place. As it is situated right next to the sea under the shade of the holm oak trees, it maintains it’s own microclimate, which in combination with the sea breeze offers a pleasant chill out area even during the hottest summer days. Here, you can find beach chairs, parasols, hammock, big dining table and a barbecue kit. PRIVATE BEACH The guests of the house may use the private rocky beach in front of the villa. Тhere is also a couple of public beaches nearby; Paljuskovo and Utjeha, only 200 m and 900 m away. PARKING SPACE Free private parking suitable for two vehicles. For easier parking, please follow provided parking instructions. BABY EQUIPMENT Guest may use feeding highchair, portable baby bed, potty, beach kit. We are more than glad to help our guests by telephone, social networks, messengers, any time of day. Holm Oak Villa is situated at the Adriatic coast in the area with family summer houses and villas. Our neighbours are really friendly and quiet, therefore a real peace and proper holidays are available to everyone staying in the area. Kite surfing site on a sandy beach is available 30 minutes drive from the Villa. Beautiful Skadar lake is only 40 minutes drive away. There are many more lakes, beaches, bays, easy and quick to reach. Have you ever seen how sea kisses the mountains? If not, holm Oak Villa is perfect for you. You can easily travel to and hike on 2000+ meter high mountains. The closest one is Rumija with hiking trail that starts only 15 minutes drive from the villa, offering beautiful view over the sea and seaside towns. Climb also the summits of Orijen, Lovćen, Bjelasica, Komovi, Prokletije and beauty of the beauties - Durmitor. Don't forget, after a thrilling hiking day your private beach is waiting for you to relax! There is a public bus line operating to the towns of Bar and Ulcinj. The bus stop is at 10 minutes walk from the house. There are several grocery stores and bakeries between 5 and 15 minutes walk in the area. In case you don't feel like cooking, you can always go to the restaurant of Hotel De Lara, or to other restaurants in Utjeha. Although we have a private rocky beach, only 200 m away you can find beach Paljuškovo or go to the main beach in Utjeha. If you are by car, there is a free private parking at our property suitable for two vehicles. We advise our guests to rent a car in order to have more flexibilities to discover Montenegro. We can always give some tips regarding taxi service or taxi service to and from the airports in Dubrovnik, Tivat and Podgorica. WATER: There is running technical water in the house, suitable for washing and showering. Water company is refilling the tank on weekly basis (which should be sufficient for 8 guests). In case of a higher consumption, guest should let us know so that we can increase refill frequency. For drinking, we advise our guests to use bottled water. TOURIST REGISTRATION FEE: According to Montenegrin rules, guests need to register at any of the tourist offices in Bar county (Utjeha, Dobre Vode, Bar) with the contact details we provide. The fee is approximately 1 Euro per guest per day. Border control might ask you for the registration documents when you are leaving Montenegro.
