Luxury 6 bedroom villa over 3 floors, in the stunning Kotor Bay. Great views of the bay and mountains, 2 mins walk to beach. Swimming pool with Jacuzzi in lovely garden with large pergola and barbecue area. Private parking for 4+ cars. Large, bright and airy open-plan kitchen, dining and living area covering the entire ground floor. The kitchen is fully equipped, with breakfast bar, gas/electric hob, high level oven, large fridge freezer, dishwasher, microwave, expresso coffeemaker, kettle and toaster. The dining area seats 10 to 12 people with large patio doors opening on to a terrace, overlooking the garden and pool. The living area is spacious with plenty of comfortable seating and large flat screen smart TV. Cable TV and free WiFi included. There is a downstairs WC and shower. There are 6 bedrooms in total on the first and second floors, three bedrooms and two bathrooms on each floor. On the first floor there is a double bedroom with an ensuite shower and WC, the other two bedrooms (one with double bed, one with two single beds) share a bathroom between them. The second floor is the same configuration. All but one bedroom has it's own private balcony. Four bedrooms face towards the sea with sea and mountain views, the other two face the side of the villa, with side views of the sea and mountains. The villa sleeps 12 people. There is also a large terrace on the side of the property. There is also a separate utility/laundry room, containing 2 washing machines, a further kitchen (useful when eating in the garden) and a further WC/shower room. All living and sleeping areas are air-conditioned. There are roller shutters on all windows and patio doors. The windows are fitted with pull-down insect screens, if you prefer to sleep without the air conditioner and with the window open. The living areas and halls have stone floors, the bedrooms have wooden floors. The villa has a private swimming pool and garden. The pool has a separate heated Jacuzzi 2.5x2.5m - great for use out of season. The garden is well kept, containing a 6.7 x 3.6m (22ft) swimming pool, a table tennis table, and an outdoor seating area under a large covered pergola with barbecue. There is also plenty of terrace space around the pool There is an additional garden area to the side of the villa, which is away from the pool and eating area. There is a large gravelled parking area with enough space for 3 or 4 cars covered by a large pergola with grape vines. In addition there is a lay-by on the road which belongs to the villa with space for one or 2 cars. The whole garden and parking area are enclosed by a wall. The garden has lighting so it can be used in the evening. Guests can contact us anytime when they need it Overview Kotor bay is fantastically beautiful with mountains rising steeply from the sea. The villa is in Markov Rt, between Stoliv and Prcanj. The ancient walled town of Kotor, which is a UNESCO world heritage site, is 15-20 minutes drive away. The immediate area consists of a string of picturesque stone-built fishing villages together with some more modern houses along a small coast road. It is relatively quiet as the main coastal traffic goes via the ferry and the traffic from Kotor goes via the tunnel. You get views of the bay and Mount Lovcen which is snow-capped up until April. There are still many locals living in the immediate area - there is virtually no crime - everyone looks out for each-other. The beach is a 2- 3 minute walk and the water is very clear - great for snorkeling. Markov's Point is a good place for fishing - you can grill the fish you catch on the barbecue. There are beautiful walks up and along the mountain with spectacular views. There are several seafront restaurants within walking distance which serve excellent quality sea food and are not expensive. There is a good local supermarket 2 minutes walk away that sells everything you should need and is open late in the evening every day. There are several larger supermarkets 15-20 minutes drive away. There is also an open air market in front of Kotor old town. There is a good bus service every 30 minutes between Tivat and Kotor passing Markov Rt (Markov's Point) both ways. The buses run late in the evening and cost just 1 euro each way. Taxis are very cheap - even the locals use them. Local tourist tax and refundable damage deposit is not included in the price
