Beautiful cottage in the heart of Yoxford - with a cafe, restaurant, pubs, well stocked shop and local antique and art dealers on the doorstep. Near the Suffolk Coast, and an easy drive on the A12 to the lovely seaside towns of Aldeburgh & Southwold, music & arts at Snape Maltings, bird watching at Minsmere and Dunwich, and plenty of coastal walks. The cottage has 2 double bedrooms, a fully equipped kitchen and living room & bathroom, a quiet leafy garden to the front and a back yard. In the heart of Yoxford, but set off the busier High Street, Blythburgh cottage is in a quiet location within a few miles of the coast. The cottage has a garden to the front which catches lots of sunshine. Downstairs is an open plan kitchen (fully equipped, with an induction hob, oven and a small dishwasher), dining space (with a table and chairs for four - though up to eight will fit at a squeeze if you are entertaining!) and living room with a woodburning stove for when evenings turn chilly. The bathroom is downstairs and has a lovely walk in shower, with great water pressure, and towels provided. There is also a washing machine, and a drying rack (in summer you can hang clothes in the back yard). At the back there is a yard, and there are table and chairs which can be moved if you prefer them in the front garden. Firewood is in the shed to the back of the decking. Upstairs are two cosy double bedrooms, with exposed beams, and cute cottage windows. Out to the front near the shed and parking space (which is for the next door School Cottage) are bins for recycling (blue top) and for other rubbish. Parking to the front of the cottage is not permitted - this is reserved for the cottage next door but there is lots of safe on street parking on the High Street and on the cul de sac by the Primary School. Couple of notes - The cottage is old - with low ceilings - so particularly leaving the bedrooms, and between the kitchen and the dining area do mind your head if very tall. Please also take care on the decking at the back, as it can become slippery when it rains. Guests can access the whole house. I am often out of the country but my parents live very close by and are available by phone or to pop by in case of issues. The cottage has a key safe, and very friendly neighbours. Yoxford is called the 'Garden of Suffolk' and is a beautiful and friendly village. The village has a well stocked shop, an award winning cafe on the High Street (G&T's) and a pub (The King's Head - nice food). There is an art gallery and several antique shops. The village is on the A12, which connects Lowestoft with Ipswich. It is a 7 min drive to Saxmundham where there are bigger supermarkets (Tesco, Waitrose), 2 mins drive (or 20 mins walk) to Darsham which has a rail station. Within 10-15 mins drive you are at Dunwich, Minsmere, Westleton Heath, Warbleswick which all have lovely walks and usually a pub or cafe on the way for a stop-off! In 20 mins you are in the beautiful seaside towns of Southwold and Aldeburgh, where you will find great walks, restaurants, shopping etc. Each has a very sweet Cinema also. Snape Maltings is a centre for arts - and in the Summer the Aldeburgh Festival is in full swing. There are numerous golf courses around, and cycling in the area is also very possible - with lots of small roads and tracks to be explored. I've left OS maps of the area in the house. You are also in 30 mins of the historical towns of Woodbridge, Orford and Framlingham (which has an impressive and really atmospheric castle - and a Mere which you can walk around in under an hour). Yoxford is on the A12, easily accessible by car. By train Darsham is the best station (20 min walk, 2 min drive). There is a bus service (nr. 521) which links Yoxford with Saxmundham, Halesworth, Aldeburgh, Leiston. There are walking routes around the village (can be muddy in winter, but very pretty!). I have a dog who was living at the house until mid Feb 2019, and pets are welcome at the house (please clean muddy paws to protect the light carpets). If you are allergic, this may be problematic. Please clean up after your dog - the driveway and garden spaces are accessed by the neighbours.
