The Coach House is set in the grounds of Grade II listed Erlands House, on the edge of the pretty village of Crondall. It is peaceful with lovely views of Hampshire countryside. Only 1 hour from London - ideal for a few days. Perfect for a family, friends or 2 couples. 2 double bedrooms with ensuites, open plan kitchen to the side of a 22ft vaulted living room with folding/sliding doors to southwest facing patio. 2 pubs, village shop and M&S food all within 1 mile walking on country footpaths. 1 hour from London - ideal for a few days ... Big sky views and tranquillity, with no neighbours or other houses in sight, yet close to the pretty village of Crondall and the lovely market towns of Odiham and Farnham. We have converted the Coach House to take advantage of the vaulted rooves to provide airy and modern accommodation, whilst still retaining character. You enter into the spacious double height 22 ft reception/dining room which has a set of sliding/folding doors that open up on to the sunny southwest facing gravel patio. Both the reception room and patio have views over the garden of the main house (see photo 1) and the fields and woods beyond. The fully equipped shaker style kitchen is also semi open-plan to the side of the reception room. Deer often can be seen in the garden and fields. The ground floor double bedroom ensuite (bath with full height overhead power shower) with wardrobe and interlined black out curtains, is off the side of the reception room. A vaulted staircase leads to the first floor landing with door to a slightly larger bedroom with a very comfortable king sized 5ft bed, built in wardrobes and adjacent shower room (power shower within shower enclosure). The landing area outside the main bedroom also provides space for the 3ft single fold down bed, should one be required for a fifth person; this would be ideal for a child/teenager. Alternatively this landing area can be used for a cot or 2ft 6'' toddler bed (available on request) for infants. Blackout interlined blinds are provided in first floor bedroom and landing windows. Both bathrooms have tiled floors, modern sanitary ware, chrome fittings, heated towel rails, and shaver sockets. The kitchen is fully equipped with integrated appliances; fridge/freezer, oven, gas hob, extractor, dishwasher, microwave, and either a stove-top coffee maker or cafetières for coffee. A washing machine is available for stays of 4 nights or more. A set of outdoor table and chairs are provided on the patio. The patio is screened from the main house by hedges, but left open to the southwest to best enjoy the views. The lawn beyond the patio forms part of the grounds of Erlands House and should not be considered as part of the Coach House. BOOKING The Airbnb booking system does not differentiate between a couple sharing a bedroom and individuals requiring separate bedrooms/beds. In the event of a couple booking you will be allocated the larger first floor bedroom and shower room (with the ground floor bedroom and bathroom not available). Should you require separate bedrooms for 2 people, to take account of the other bedroom being made available, please make your booking for 3 people. Similarly, should you be a party of 3 or 4 and you also require the first floor landing bed to be made up please make your booking for 5 people. Please note the maximum number of infants (under 2) allowed per booking is 2, with the maximum occupancy, including infants, of 6, ordinarily 5. The cot or toddler bed is available on request. Infants will be charged £25 per night; please advise at time of booking in order that we can send you a booking amendment. WEEKDAY BUSINESS PEOPLE - SPECIAL RATES Please contact me if you require a regular place to stay during the week for work, and I can offer a special rate for Monday to Friday occupancy on a long term basis. PETS Pets are accepted by agreement prior to booking - please message to discuss. Own private drive and ample parking. Parking is provided immediately between the entrance gates and the side of the Coach House, in front of the black weather boarding. We are in the main house, Erlands House, so close enough to assist, but far enough away, for you to enjoy your privacy! When you are staying we will normally be available, either in person or by the phone, if required to help with any queries. We will, of course, be delighted to recommend where to eat, walk and visit if required; alternatively completely leave you alone! Above all we want you to feel relaxed while you are here. Lovely quiet situation with country walks on the doorstep! There is a vineyard in Crondall that also offers tastings. M&S Simply Food is 10 minutes walk or 2 min drive (on A287) therefore very useful. Crondall Village Shop with great supplies and frozen meals is open 7am-9pm. There are two pubs in Crondall, within walking distance The Hampshire and The Plume. Dogmersfield is close with the well known The Four Seasons hotel restaurant. Walks are good. Erlands to Odiham - handsome Georgian high street with shops; namely a deli, chemist, antique/gift shops, hairdressers, pubs and restaurants and also a canal. The Chequers at Well - pub/dining - very good food is a walk away. The Anchor at Lower Froyle is nearby - pub/dining. Newlyns Farm Shop near Odiham is recommended - you can stock up on wonderful food. Frensham Ponds (little pond dates from C13) and there is a Café there overlooking the water. Also Bourne Woods in Farnham for walks - many major films have been made there. There is parking in the drive signed posted The Coach House on Hyde Lane. Taxi companies are available to book locally. The closest stations are Farnham or Fleet. White Company cotton bed linen and soft fluffy towels. BT Business Superfast Fibre Broadband - Airbnb's Wifi tool confirms 54 Mbps download. Small business/remote working use, streaming of HD/4K TV, movies and music, and gaming and hosting games falls well within the remit of a 50Mb connection (source broadband comparison website). We run a small business with BT Business Superfast Fibre Broadband from another outbuilding within the grounds. We (and internet providers) would describe 54 Mbps for such use as very good, as we would for the broadband service we receive for our small business. 32 inch Sony HD TV with Freesat channel provision and HDMI input to allow for guests to access their own Amazon Prime, Netflix, Sky Go, etc, accounts. A welcome basket with provisions for breakfast can be provided; bespoke to your requirements - please enquire. Wonderful walks and cycling, with farm shops, village pubs, gastro-pubs, and restaurants all close by. Village shop and M&S within walking distance.
