(*Please note pool season is May-October) ▪PRIVACY Located on the top 3rd floor of the villa, the guesthouse is a fully equipped, independent apartment with private stairwell, entrance, and elevator access. ▪MODERN AMENITIES The guesthouse of 279sqm (3,000sqft) provides modern amenities: -Fully equipped kitchen -Heated floors (winter) -Central AC units (summer) -Samsung washer/dryer -Dishwasher -Microwave -Nestle purified water dispenser -Jacuzzi bathtub ▪TERRACE & POOL The terrace and dipping pool offer additional space to relax and are soley yours to enjoy! The terrace is equipped with: -Sun beds & pool towels -Summer pergola seating -Poker table -Outdoor kitchen -BBQ -Dining tables and chairs (*Pool season is May-October) ▪PARKING Two-car parking is provided in the underground garage, with free additional parking streetside. We live on property, however, the grand villa is separately divided for privacy and comfort for both parties. The guesthouse is fully independent. We are nestled in an exclusive neighborhood of Jouret El Ballout/Broumana. The private cul-de-sac houses large gated estates, decked with Lebanese pine, wildlife and stunning views of Beirut and sea. Our quiet street is also great for kids, with a neighborhood basketball court and JDs Garden (kids play park) down the road. A mere 11-km from chic downtown Beirut, the Villa is also just a hop over from Broumana's Main Street, the famous destination for local restaurants and nightlife! Shopping and Dining suggestions are available in our exclusive VP Guide, provided upon checkin. Our underground garage provides parking for your rental car. Uber, and local taxi services are also available and easy to acquire. We are happy to help! ▪POOL SAFETY Chlorine Ph is monitored daily. As an infinity pool, adult supervision is required at all times for children, including the roof terrace. ▪NO SMOKING We are strictly a non-smoking rental! Please consider future guests and reserve smoking for outdoors. ($100 fine) ▪NO LARGE PARTIES Located in a quiet residential neighborhood, we are not the right fit for noise and large gatherings. (Yes to Zen vibes!) Because of this, prohibited are: -Large parties -Weddings & events -DJ, Zaffa & hired entertainment ($100 fine) Guest capacity is recommended up to 10 people. However, if you have a special request, please ask! ▪DAMAGES Any missing items and/or damages to property, including furniture, linens, walls, smoke burns, and appliances are liable to fines $100+ accordingly. Please, it is the guest's responsibilty to return property in the same condition as received. ▪CHECKOUT Upon checkout, standard procedure is required: 1) - Turn off AC 2) - Remove all food from fridge 3) - Collect trash and place in desinated garage area 4) - Place dirty dishes in dishwasher 5) -Collect all used towels and place in laundry room Thank you!
