The living room has an entertainment center with TV, fireplace, bar area with mini refrigerator off of dining room, and entry on to the patio, viewing the garden. The master bathroom has a jacuzzi tub, double vanity and separate shower stall. The second bedroom has an adjoining full bathroom with shower, third bedroom has full bathroom with tub off of hallway. The villa has gardens and outdoor space where you have access to the expansive covered patio and also patio surrounding the water feature and lawn area. Private villa with private gated entrance. Private parking within property on driveway. The local caretaker lives next door and is a charming, hospitable young man. He will take good care of whatever your property needs are as well as knowledgeable of the area. The countryside of Civitella San Paolo is unique for it's country, village atmosphere yet so close to the town of Fiano Romano and easy access to the freeways to Rome and the outlying regions of Lazio, Tuscany and Umbria. The property is a private villa so parking is available for all guests within the gated entrance. The closest train station is call Saxa Rubra and is approximately 15 miles away. This is a 20 minute train ride into central Rome. Additionally, the access to the freeways heading south to Rome and north to Florence is a 15 minute car ride. Main floor adjacent to backyard gardens is the villa rental. Upper floor of villa is separate living quarter occupied by caretaker.
