Brookside is a spacious and beautifully light 3 bedroom house in the heart of Llansteffan. The house is only 5 minutes walk from the beautiful sandy beach, and walking distance to all amenities Llansteffan village has to offer. The house has private parking for two cars and is set in a secluded area. Brookside offers views of golden sands and the remains of a Norman castle and would be an obvious choice for those looking to enjoy the outdoors and the slow pace of village life in Llansteffan. Brookside offers beautiful views over the Carmarthenshire coastline as well as being centrally located in the heart of the village. The house is spacious, bright and modern which has been lovingly furnished throughout to provide the best standard of finish so you can enjoy your break away. All bedrooms have been thoughtfully presented with comfy bedding. The property is newly built and has all modern amenities including underfloor heating to ground floor. It is located down a private sloped no through lane which is very quiet. Brookside internal space - Ground floor (whole area is tiled with underfloor heating) Open-plan kitchen/dining room - This is a great social space, with sliding doors onto the quiet peaceful garden. The kitchen is fully equipped with plenty of cutlery and crockery. There is a double oven, dishwasher, gas hob, extractor, microwave, free-standing fridge freezer and an integrated freezer. There is a large oval kitchen table which comfortably seats 6 people. The open space also offers a large double super comfy sofa that seats 3 people. There is a 42" freeveiw smart TV which is mounted on the wall. The Wi-Fi hub is located in this area the code is on the back of the hub or in the handbook available. Utility room - The kitchen diner leads to a utility room with a sink and washing machine. Ground floor shower room and toilet - this leads off the utility room. Lounge - the family lounge has one large 'L' shape comfy sofa and a snuggle chair with a 49'' freeview smart TV, DVD player. There is also a cosy quiet reading corner. First floor (carpeted space except bathroom that is tiled) Bedroom 1 - kingsize bed with amazing views over the Towy Estuary and 12th century Llansteffan castle ruins. Bedroom 2 - double bed Bedroom 3 - bunkbed Bathroom - bath with shower The garden - sliding doors from the kitchen/diner lead onto a patio area with outdoor seating for 4 people and lawn area. Beach rods supplied for fishing at the beach There is a travel cot and highchair stored in the house. Bed linen, towels and Wi-Fi included. Private parking area for for two cars. No smoking Heating is run through an air source heat pump which is eco friendly. There are board games and reading material available. Some of the paintings/photographs hanging in the property are either painted or photographed by local artists and relate to the area. Walking distance to two pubs ‘inn at the sticks’ & ‘the castle’ (both serving food) and village shop. Discover the 12th century Llansteffan castle ruins with epic views, only a 15 minute walk away. You can then stroll down to the gorgeous sandy beach which has plenty of rock pools. The sea has great fishing and 2 rods are available at the property. You will need to supply own bait. There is lots of lovely local walks around the area. In the summer you can take a boat trip from the beach to the hamlet of Ferryside on the opposite coastline. This was once a fishing village. Locally there is sailing and waters sports at the local boat club. Oakwood Theme park, Pembrey country park and Folly Farm Zoo are within a 45 minute drive. Entire house and garden. You can contact us at anytime. Llansteffan is famous for its beautiful beaches and you'll find the beach very popular during summer months. Llansteffan has two beaches Scott’s Bay & The Main Beach on the Green. There is car parking available on the Green with direct access to the main beach. For the more curious seekers of private pleasure and seclusion may walk around the headland of First Steps or Cegin Fach, then around 2nd Steps to Scotts Bay. Here you will have almost a private beach to yourself, ideal for swimming and bathing will little or no current affecting the Bay. The most remarkable monument in the village is the magnificent ruined castle. You can walk from ‘Brookside’ directly to the ruined castle and beach in about 10 to 15 minutes. Alternatively you can park in the Beach car park and walk up to the castle. The views are breath-taking and well worth visiting. Llansteffan has a very friendly local vibe. The locals are used to visitors given the close proximity to the beach as well as many routes for those who enjoy walking. With two pubs, one restaurant, a village store selling freshly made bread and local produce as well as all the facilities by the beach, this village really does have so much to offer. There are bus routes in and out of the village and the nearest town is Carmarthen which is 7 miles away. The bus stop is outside The Inn at the Sticks pub. Carmarthen offers a rail service for anyone travelling by train. All amenities in the village are walkable from Brookside. There is a detached garage at the side of the property which has a door leading off from the back garden into the rear of the garage. This is where you can place rubbish. Please use blue sacks for recycling and black sacks for general waste which are located in kitchen cupboard under the sink. Glass bottles can be disposed of at the beach car park in the bottle bank.
