The Garden House is a carefully restored spacious 2 bedroom former Coach house, situated in the centre of an attractive rural village in the heart of the rolling North Dorset countryside. Okeford Fitzpaine, near Sturminster Newton, was awarded best large village of the year 2018 in Dorset. A picturesque, quiet and peaceful Dorset village with a shop and local pub. A perfect destination for families, nature lovers, walkers, cyclists and anyone else wishing to escape to beautiful rural Dorset. THE GARDEN HOUSE The Garden House is located within the village of Okeford Fitzpaine, adjacent to the owners home and is accessed off a shared drive. This comfortable two bedroom cottage offers sleeping for up to 4 guests plus one child in own travel cot. Outside there is a small private lawn garden with paved patio area and good sized table, chairs and BBQ. There is off road parking for 1 vehicle. THE LIVING AREA Spacious living room that also provides a seated dining area. French doors open out onto the garden/terrace. Flagstone flooring that runs throughout the ground floor and original exposed beams bring a lovely character to the room. Large wood burning log stove and underfloor heating ensure a cosy stay even on the coldest winter day. Free wi-fi and 40 inch smart television are also provided. THE KITCHEN Well equipped kitchen/dining area with fridge freezer, slim dishwasher, microwave, Bosch washing machine, induction hob, electric oven, iron and ironing board, Lavazza coffee machine with complimentary coffee pods and cafeteria. BATHROOM The downstairs family bathroom features separate shower, bath, toilet and sink. Fresh towels are provided and toiletries. BEDROOM 1 A bright and spacious master bedroom with King size bed, Television, vaulted ceilings and original wooden beams. 2 velux windows make this a beautifully bright room. Window overlooking your garden and in the distance to Okeford Hill. BEDROOM 2 Large twin bedroom with 2 singles beds. Views from window across gardens and village and up to Okeford Hill. Airing cupboard on landing. Toilet and washbasin on landing. GARDEN With access from the living room the south facing garden has a close boarded fence 5ft high and a 5ft Gate out onto driveway. It includes a paved terrace, garden furniture, BBQ and small lawn area. Perfect for al fresco dining! Guests have private access to the whole of the house and its adjoining garden. Off road parking is offered for 1 vehicle. Additional vehicles can be parked free on the road in the village. Host lives next door and is on hand to greet guests upon arrival and provide information and local knowledge if and when needed. The pretty village of Okeford Fitzpaine (Winner of Dorset’s Best Kept Village 2018) features a well stocked village shop and traditional country pub, the Royal Oak, both within a minutes walk of the Garden House. There is St Andrew’s church In the village. For larger shops the town of Sturminster Newton is 3 miles away. Further afield is a multitude of attractions and activities including; The Jurassic Coast, The Purbecks, Brownsea Island, Corfe Castle, Shaftesburys Gold Hill, the sandy beaches of Sandbanks and Bournemouth, grand national trust properties such as Kingston Lacey and Stourhead, Dorchester the home of Thomas Hardy, Salisbury Cathedral, Monkeyworld and Bovington Tank Museum are just a few of the local attractions that can be reached within an hour. For food and drink lovers the local area is well serviced with an array pubs and restaurants as well as organic farm shops and food markets offering plenty of high quality local Dorset produce. Gillingham train station is 10 miles away, direct line from Waterloo, London takes 2 hrs. Taxi service at train station. There is parking for one car vehicle near the Garden House in owners driveway and free off street parking in the village if needed. There is a good village shop/post office and also the local pub, The Royal Oak both within short walking distance from The Garden House. The village hall in Okeford fitzpaine is open on Saturday morning for breakfast serving coffees/teas, cakes and bacon sandwiches. There is St Andrew’s church in the village. Sturminster Newton is the nearest town, 3 miles away. There is a childrens playground a short stroll away which has great views over to Bulbarrow Hill.
