The caravan is a Victory Vision 35' x 12' with a double, twin and very comfortable double sofabed in the lounge. Comes with central heating, double glazing, microwave, TV with Freeview, DVD player etc. Lovely colourful garden and 2 decking/patio areas with sunny seating and a high quality Weber gas BBQ new 2021. 2 comfy Vango outdoor chairs as well. There are a range of books, toys and games to enjoy and we print off walking maps of the immediate area for you. Lots of great walks! You have great coastal walks straight from your door, or rock-pooling, and a large field for ball games or rabbit watching above the sand-washed pebble beach. The Park has great facilities, which include an indoor pool, sauna, steam room and changing facilities, a restaurant, bar, shop (well stocked, reasonable prices), take-away, adventure playground and even 'crabman' selling freshly caught crabs, prawns and lobsters from the beach shack . We live in Bristol but can be easily contacted by phone and email. The Park provide emergency maintenance should this be required. You can hire kayaks, rowing boats, motor boats and fishing gear on the beach. If you want something more lively, there's evening entertainment, kids' clubs, soft play and (reasonably priced) instructor-led activities. The pretty village of Otterton is about a mile up the hill where you will find a good pub (serving food) and Otterton Mill - a mill with shop, café-restaurant and bakery. Nearby there are plenty of good day trips, including Crealy World of Adventures, lots of lovely beaches, boat trips, Sidmouth Donkey Sanctuary, Bicton Park, go-karting, the delights of Exeter and local events and festivals. If you're feeling energetic you can walk to Sidmouth or Budleigh Salterton on the coast path, or there's a bus that runs between the two, stopping at Otterton, but do check the timetable. We've only just started to explore this amazing area of East Devon ourselves - with every visit we discover something new! Budleigh Salterton is a lovely classic Victorian seaside town that’s has kept its charm. Stunning beach. Otterton, Budleigh Salterton, Sidmouth, Woodbury Pubs & Restaurants Very cheap fresh daily lobster, crab, prawns, fish right off the beach at Ladram! Lots of village pubs, Trip Advisor would be good for this. Great restaurants in Topsham too Kings Arms, (URL HIDDEN) Darts Farm shopping, restuarants, health Shopping Lots in Exeter but this is an interesting place, quite high end but unexpected. Specialist and designer shops in Topsham Darts Farm shopping, resturants, health Health & Spa Darts Farm shopping, resturants, health Lots of local buses along the coast and into the surrounding countryside. Great family off road cycle trails around the Exe Estuary that extend to Budleigh Salterton. Cycle hire available at Darts Farm or Saddles & Paddles in Exeter. Fantastic coast, cliff and countryside walking straight from the front door passing historic villages and delightful traditional pubs. For a really big day out we take the bus to Beer and walk back along the coast 4-6hrs. IMPORTANT INFORMATION • Check in from 3pm. Check out 11am. • Remember to bring your own duvet and pillow covers, towels, tea towels (Linen hire, towels, cots, high chairs, push chairs, bed guard, safety gate can all be arranged in advance with reception). • I x vehicle is permitted per holiday home and a car park pass in plastic folder should be on the table when you arrive. Please remember to leave it on the table for the next guests. Ladram charge £15 to replace passes so please remember! Further parking is available but it is £5/day at the main car park. • Please leave Welcome folder and Car Pass on the table for next guests. • Pool passes are not included, but reception can arrange these. • Bin waste and recycling is located in the main car park. • There are boxes kids toys and board games. Rock pooling gear and beach balls are in the outdoor bench seat to borrow. The garden table parasol is in the kitchen utility cupboard. Please store this back in its cover in the wardrobe on departure as the wind can break them if left out! • Do use the new Weber gas BBQ but please clean after use and turn the gas off at the bottle each time • There are 2 Vango garden chairs and 2 fold out chairs are stored in the main bedroom wardrobe. Pls keep dry and stored in doors. • Please leave the caravan clean and tidy as you should find it. No smoking please. ON ARRIVAL Arrival from 3pm. A vehicle pass on plastic folder for 1 x vehicle will be on kitchen table. Please place on your car dashboard (remember to leave on the table for the next guests pls!) • Turn the gas boiler on to hot water or hot water and central heating as needed. This is the bottom left boiler dial. IMPORTANT – on departure please turn this to off. • Please do call me if have any questions or if anything appears not right. ON DEPARTURE • Departure by 11am • Turn the gas boiler control dial off (the bottom left control dial). Important. • Please do not remove the mattress and pillow protectors - our cleaner will do this • Please ensure BBQ is clean (special cleaner under the sink), gas bottle is turned off and cover is on with the compression strap used, parasol and garden chairs are stored back inside • Please leave car park pass and welcome folder on the kitchen table. • Please take bin bags and recycling to the waste depot at the car park. • Turn electric switches off (but not the fridge!) • Check windows are closed and bathroom fan is turned off. • Pop keys back in the key safe
