Secluded studio leafy suburb close to nature walks
Fully furnished Studio with LCD TV, queen bed, large fridge, stove cooktop, microwave, washing machine, cutlery/crockery and cooking utensils with separate private entrance and off street parking. Close to shops and schools and Cooleman ridge walks as well as bus to Woden/Civic. Reverse cycle air-conditioning, large private deck, separate gated yard for pets with clothes line and storage available. Non-smokers/non-vapers only please. The house was architecturally designed and built in 1973 and the Studio was added in 1981 and has plenty of space and storage as well as spectacular views of the surrounding Canberra region. Because the place is an older house the shower space appears a little rundown and there are stains on the glass and tiles which are noticeable but this doesn't mean it isn't clean. As it is an older property when it's been windy it tends to have dust blow into all the nooks and crannies of the studio which tends to settle in the bathroom. Also it is not uncommon after a clean for the dust to settle overnight and be visible on some surfaces the next day. If this is an issue I'm always happy to come and wipe the surfaces down again. This is dog friendly accommodation and occasionally you might find a stray dog hair somewhere which as most pet owners no is to be expected as it is near impossible to get rid of all dog hair from every nook and cranny of the place. If any of these are of concern please don't book the accommodation. Acces is via the white steps to the left of the property through the grey coloured gate. Park on the red gravel area out the front of the house. Walk down the path to the left towards the white steps. The gate latch is a little sticky at times so pull the gate back towards you and give the latch a quick push and it should pop open. Also just a note that the sliding door lock to the deck is a bit stiff when opening/closing but it functions perfectly. Its namesake was Australian politician, Sir Austin Chapman. Chapman has a middle-aged population with a median age of 45. Over 60 per cent of the residents are married, and majority were Australian-born. Other members of the community hail from England, Italy, New Zealand, India and South Africa. Each household is composed of 2.8 people on average. Car, Bus or Uber are the best. Great local bush walks and mountain bike tracks around Coolman Ridge Nature Reserve. Cutlery/crockery and cooking utensils are a mix and match which have been collected over the years. The main set is in the cupboard below the stove and there are spares in the wardrobe storage area.
