Cartref - quiet village on the edge of Snowdonia

Cartref is semi detached house located in a very quiet Cul De Sac in the rural village of Groeslon, just 5 miles south of Caernarfon. Just over a mile outside the stunning Snowdonia National Park, 20 mins drive to the nearest path up Snowdon, 7 mins drive to the nearest 2 mile long beach Dinas Dinlle. The Lleyn Peninsula, Anglesey, Porthmadog and the quaint village Portmeirion are all within 20 mins drive - all of which have fabulous beaches Perfect base to explore what North Wales has to offer All rooms are light and airy and very well equipped. There are 3 double bedrooms available to guests. Bedroom 1 has it's own private en-suite bathroom with a WC, basin and a powerful 10.5Kw electric shower, a TV/DVD, and plenty of storage with a large built in wardrobe with drawers & 2 bedside drawers. Bedroom 2 is opposite the main bathroom with a large double wardrobe, large chest of drawers, 2 x bedside drawers and a TV. Bedroom 3 has a small wardrobe with drawers & 2 x bedside shelves. All 3 bedrooms have plenty of storage, a hair dryer, a full length mirror and a small magnifying makeup mirror. Bathroom has a WC, large basin, illuminated / heated steam free mirror and a large P shaped bath with a power- shower. (there are no taps either end of the bath - ideal for couples who like to share 🙂) Living room has two 3 seater sofas, 42" smart 3D TV, 3D DVD player and a remotely controlled gas fire, some storage cupboards and dimmable lights. Kitchen has absolutely everything you could possibly need including crockery & cutlery for 6, pots & pans, 5 burner gas hob, double fan oven & grill, microwave, kettle, 4 slice toaster a deep fryer. Utility room has a washing machine, tumble dryer and a desk for your laptop / writing etc. plus some extra drawers and cupboards for storage. Dining room is normally set for 4 people but can be extended to seat 6 by extending the table. There is also a 2nd TV/DVD and a 2 seater sofa in this room with loads of DVD's - perfect for the kids to have their own space! There is also a downstairs cloakroom with WC and a small basin. Outside to the front there is plenty of off-road parking for 3 cars, besides the front lawned garden. To the rear there is an area of approx 100sq meters of patio and lawned garden with an extendable table which can seat 8, 6 chairs, charcoal bbq and chimnea (bring your own charcoal, firewood etc.) All of the property apart from outbuildings and one bedroom which is used to store towels, linen etc. We are contactable 24/7. We live 15 mins away so will be available during daytime should there be any problems. Very quiet village! There's a small village pub about 5 mins walk and has now re-opened due to having a beer garden and a small marquee Bus stop is 5 mins walk - timetables are in the house manual. Loads of taxis operate around here - Recommend / reliable contact numbers are in the house manual. Nearest Highland Railway train stop is less than 5 mins drive or a leisurely 30 mins walk along Lon Eifion which is a converted railway track now dedicated to walkers & cyclists and is literally a stones throw away from the house - again directions on how to find this are in the house manual. This track is about 18 miles long.
