Grace’s conservatory/sun room and garden overlook the churchyard and famous tower of the 15th Century St Probus and St Grace Church. As a self catering cottage, a minute’s walk will take you to the heart of the village which boasts the fabulous Trudgian Farm Shop specialising in fresh, local meat and vegetable produce (the frozen, uncooked, authentic Cornish Pasties are a must - they just need to be popped in the oven!) as well as Spar supermarket (including gluten free range and impressive wine selection). Also within a minute’s walk is the Hawkins Arms Coaching Inn, the Chinese Lantern Takeaway And Probus Fish And Chip Shop. Filled with flowers and shrubs, with neat lawn edging and a path to the summerhouse and an Italianate pond with fountain, birds and wildlife flourish. It’s a joy to watch them from Graces’ sun room. Being 300 years old, the staircase is petite and steep; the bedrooms and bathroom are located on the first floor. Sleeps 3: Two bedrooms with one double bed and one single bed, respectively, One bathroom: Bath with wall mounted shower and glass screen. The main Sitting Room is divided into a comfortable sitting area (with a three way door/window opening onto a charming patio overlooking the garden) and an elegant dining area with writing desk. The kitchen is fully equipped with: Dishwasher; Washing Machine; Fridge/Freezer/ Microwave; Combination/Double Oven; full gas fired central heating. Electric and Gas is usage is included Free WiFi; Bose Sound Touch; TV with Freeview; Humax for recording. The library in the Sun Room boasts over 1000 books of all subjects including specialist books about Cornwall as well as maps to borrow for exploring interesting places within this fascinating and historical County. For over 25 years this welcoming cottage was my extraordinary parent’s home and after the restoration works I decided to keep the antiques and decor more or less intact and share the experience of staying in a place that was always filled with joy, love, friendship and laughter. Probus village is a thriving and divirse community, it boasts, a wonderful pub, the Hawkins Arms, Chinese takeaway, Indian Restaurant, Spar shop & Post Office, fabulous Farm shop selling local produce and meat. There is a garage in the village and transport links are excellent with bus services every 30mins. Easy Transport links to Truro main Line Railway, regular village bus services. Grace Cottage is situated in the Conservation. Area of Probus. There is a garden pond so this may not he suitable for children under the age of 12 years.
