Double bedroom in beautiful 200 year old character cottage and The bathroom is shared with myself and includes shower and bath. With current Covid situation, breakfast is not offered,but tea and coffee is available. Apologies, no pets accepted. Damages must be paid for. free wifi. Other points: • Situated close to M5 and B3181 leading into Pinhoe and Exeter town centre (20 mins drive) • Bus stops close by, to and from Exeter every 20 mins from early morning to late evening Double bedroom and snug area on landing, open plan with 2 seater sofa, for your use in beautiful 200 year old character cottage and garden. It is a peaceful and cosy home with lots of charm and a fantastic location where you can enjoy free on road parking. Bradninch is a small town just north of Exeter, near Killerton House and surrounded with beautiful countryside. It has a fantastic community, 2 local pubs, a convenient Spar shop & post office 2 minutes away, and excellent bus links. Upstairs extra snug area, situated outside the bedroom for your use, a good sized light & pretty area with beams and a 2 seater sofa for your comfort. With current covid restrictions, no breakfast is offered, but a few doors away Ye Olde White Lion offers an all day breakfast, and has coffee, cakes, lunches etc. They have extremely reasonable prices, coffee and cake £3, full breakfast £6. Recommended. The bathroom is shared with myself and includes shower and bath. Other points: • Situated close to M5 and B3181 leading into Pinhoe and Exeter town centre (20 mins drive) • Bus stops close by, to and from Exeter every 20 mins from early morning to late evening • 2 miles from large Tesco, Aldi store & Home Bargains in Cullompton • Strictly non-smoking house Please remove outdoor shoes before entering lounge/upstairs, it helps me keep it super clean and hygienic for us all :) There is a friendly cat who is kept downstairs and outside. Apologies, no visiting pets accepted. Damages must be paid for in full, apologies for this note but I have replaced a carpet (burnt badly) and lost a heated towel rail due to clumsy guests! so need to include this note. Please dont lock then force the bedroom window to open 😖. You are welcome to relax in the garden, the upstairs snug, and feel free to place any food or drink in kitchen fridge. Tea and coffee available. I am happy to welcome you and answer any questions you may have, I'll also be on the end of the phone if you need any further assistance while you are out of the house! 2 local pubs in Bradninch, breakfast, coffee, lunch and dinner offered at Ye Olde White Lion a few doors down. Other nearby local pubs with great food also close by, Merry Harriers nearest and Cullompton 2 miles away. Situated close to M5 and B3181 leading into Pinhoe and Exeter town centre (20 mins drive) • Bus stops close by, to and from Exeter every 20 mins from early morning to late evening - Check out by 10.30am - Please respect neighbours at all times. - Quiet hours 10.30pm - 7.30am - Any damage to property or furniture will be paid for in full by the guest - Property must be left in an acceptable and tidy condition - Maximum of 2 guests in the property at any time
