Stunning Victorian terrace in leafy Lytham. Every element of the house is new from the front gate to the back gate. Completely renovated & refurbished. Perfectly located near to Ansdell train station and next to the golf course. A short walk to Lytham, Fairhaven Lake & St Anne’s. Only a short drive from Blackpool & all of its attractions. A wonderful location for the perfect family (and pet!) getaway. House is a family home when not being rented so guests are asked to respect that. The entire house has been completely renovated from the front gate to the back gate from Easter 2018 and until now. Newly laid Victorian path takes you into a lovely contemporary hallway. Front lounge: completely refurbished in a modern contemporary style. Sofa for 3, armchair & a gorgeous window seat, which catches the sun amazingly in the afternoons. The only room carpeted downstairs, this is a cosy hideaway from the children. Has a wall mounted TV. Dining room: completely refurbished, open plan in a modern industrial style. Dining table can seat 4 but extends to 6-8. There is a cloakroom and a wine fridge under the stairs. There is also a unique kennel which has been recently added. There is a pet fee of £10 which I would like guests to leave in cash when they depart. It is £10 for 1 or 2 nights. After that I would charge £10 for each subsequent 1-2 nights. Please ask for more details when booking. Staircase: completely refurbished, carpeted and newly fitted with stunning contemporary glass balustrade. Mini study: the dining leads into the new extension. This hallway has a bespoken study/desk area built into it. A marvellous use of space & perfect for your laptop and work if you need an area to work at. Utility room: hidden on the left of this hallway is a deceptively spacious utility room containing sink, taps, washer & dryer. Also hidden away in here is the downstairs toilet. These rooms are new additions to the house & part of the renovations. Kitchen: hallway leads to the brand new, contemporary kitchen. This has a quite breathtaking glass box wall which lets in a stunning amount of light. Kitchen island has 4 stools and the kitchen has under floor heating. Kitchen contains oven, microwave oven, hob, fridge, freezer, dishwasher and a fabulous hot tap. Extension/back lounge: the newly built extension houses the back lounge with 3 seater leather sofa and an armchair. TV is built permanently into the wall. The extension ends with 2 sliding bi-fold doors which both open out to completely expose the garden. The extension also has under floor heating. Garden: *** New as of Easter 2020 - new garden decking, contemporary fencing & new contemporary back gate. ***New as of October 2020 - new Philips Hue lighting system has installed in most of the rooms in the house. To use, those staying would need to download the Philips Hue app from the App Store. People are asked not to delete or edit any settings for the property. It does not matter if people can’t use the Philips Hue lights, as every room has multiple lighting options. ***New as of start of March 2021 - garden has been completely landscaped; new porcelain tiling; porcelain garden path; new planting throughout. See most recent photos. ***New as of end of March 2021 - aluminium pergola has been erected over the new porcelain tiled area. This helps to add another room to the house as the pergola roof can be either open or closed. Perfect for the evenings. ***New as of start of March 2021- new outdoor furniture for the decking quality. It can be arranged as normal seating or it can be rearranged into one huge bed. High quality, waterproof and drinks proof. ***New as of start of March 2021 - new outdoor furniture and Vesta stove for the area under the pergola. This makes this area the perfect retreat when the weather is still warm but even if it is raining. Again, the new furniture is high quality, waterproof and drinks proof. Guests are asked to use only the kindling/wood that is stored at the house and to leave cash for any bags of wood used. Advice will be given on the costs. ***New as of end of March 2021 - final installation of outdoor lights for the entire back garden. ***New to come start of April 2021 - new contemporary fencing to be erected beside the pergola. Upstairs: the newly laid carpet on the stairs takes you to the well lit and vaulted ceilings of the new landing. Main/front bedroom: a quite stunning newly refurbished room with ample space for clothes and your essentials. TV mounted on the wall and with a king size bed. New modern lighting hidden in the coving. 2nd bedroom: this newly refurbished ‘blue bedroom’ has a single bed and a pull out single bed, plus a huge amount of storage space and a desk. New modern lighting hidden in the coving. 3rd bedroom: this newly refurbished ‘white/grey bedroom’ has one single bed. It also has a desk and a large amount of storage. Landing: leading to all 3 bedrooms and the newly fitted shower room. Has an electronic Velux window. Shower room: a gorgeous, newly fitted and extended shower room. Mostly tiled throughout. Contains beautiful walk in shower, toilet and a double sink with mirror unit. The shower room has under floor heating which is a lovely surprise on those cold Winter mornings. Has an electronic Velux window. All of the property I will generally be close by in Lytham or St Anne’s The house is situated in Ansdell. A gorgeous, quiet place to live. The house is only 50m from Woodlands Road which has nearly every shop you could wish for. A Co Op, cafes, hairdressers, chip shop, fast food, newsagents, bakery, butchers, Chinese, a Dominoes and much more. Fylde Rugby Club is round the corner as well. It is a 2 minute walk to the train station where you could travel to St Anne’s, Lytham, Preston & Blackpool. 4-5 minutes walk away is the sea and the stunning Fairhaven Lake and Granny’s Bay. The new sea defences and promenade walk have just been completed and they provide a quite beautiful walk from Ansdell into Lytham. You can walk into Lytham in 15 minutes. The walk to St Anne’s Square is 15-20 minutes. The house is close to the two major roads that go into Lytham and St Anne’s, so buses are easy to come by. Lytham is 3 minutes away in a car and St Anne’s just a few minutes further. As mentioned, the train station is a few minutes walk away. Taxis are plentiful if required. Only a short drive and walk from the new very popular and extremely busy ‘Lytham Festival’. Pets are allowed. However no pets are allowed anywhere where there is carpet. No pets in the front lounge and upstairs. As mentioned there is a permanent and very cute kennel under the stairs. Pets are allowed in the garden but please do not let dogs go to the toilet on the lawn. My dogs are trained not to. If that does happen please hose down that area immediately. There is a pet fee of £10 which I would like guests to leave in cash when they depart. It is £10 for 1 or 2 nights. After that I would charge £10 for each subsequent 1-2 nights. Please ask for more details when booking. No food or drink to be taken upstairs by the children. No food in the front lounge. ***New for April 2021 - all of the outdoor furniture have fitted covers. There are plastic storage cases in the extension which they are stored in when you are using the outdoor furniture. After use, and over night, the covers MUST be placed back on the sofas. This protects them from any over night rain, but even if the over night weather is dry, then it stops them being saturated in the morning dew. PLEASE MAKE SURE THEY ARE COVERED BEFORE GOIUBG TO BED. ***New for April 2021 - please make sure the pergola is closed at the end of each night for obvious reasons. ***New for April 2021 - the outdoor stove is there to be used. All I ask is that guests leave a donation for the fire lighters, kindle and hard wood that is stored in the garden. Buying all of the wood etc yourself would be too expensive so there is a white builders bag which contains all. I would just ask guests to leave a donation of £5 on the kitchen table for each time that they use the stove for approximately 4-5 hours. That should cover the cost of the materials used. There is a blow torch in the bottom right hand draw in the kitchen, next to the freezer, which you can easily start the fires with.
