To compliment all this, a wood fire heater to keep you warm. *A sensational formal dining room featuring enormous bay windows that will be well enjoyed for evening entertaining. Situated just 10 minutes drive from Murchison and the historic township of Rushworth. WELCOME PACK AMENITIES To ensure that you do not have to race off to the shops as soon as you arrive, we have provided a complimentary “Welcome Starter Pack” which includes the following amenities: coffee, tea, milk, sugar, shampoo, conditioner, soap, toilet paper, dish & clothes washing products. You will find these complimentary amenities located in the bathroom, the kitchen & Laundry. THE PROPERTY OVERVIEW As you enter the house you will immediately feel at home. To your left you will find the lounge/living area with a split system air conditioner, a large television and a beautiful open fireplace with mantel which is not functional. Through the lounge/living room you will find the kitchen and meals area with a wood fire that you can use as an extra heater for the house, if you like. The large split system heater is powerful enough to heat up the lounge, kitchen, entry foyer and down the hall towards bedrooms 2 and 3. Bedrooms 2 and 3 are off the hallway that you access from the kitchen behind the stairs. The main bathroom, toilet and the laundry are also off this hallway. Beyond the kitchen and through the 2nd archway into the lounge, you will find another set of French doors leading to the formal dining room, which also has an open fireplace with mantel which may be used. To the right of the entrance hall, through the double French doors, is the Study/TV Room/Bedroom 4. Upstairs you will find the Master Suite with King bed, ensuite and split system air conditioner. LOUNGE There is Netflix and Foxtel available on the large Smart TV. The remotes for the TV and the Foxtel unit are on the shelving beside the TV. Please return both remotes to the shelves before you leave the house. The ottoman folds out into a single bed. The linen for it is kept in the linen cupboard next to the main toilet door at the end of the hallway. There is a little reading nook in the corner to your left as you enter the lounge/living room. As mentioned before the fireplace is not functional. WINDOWS The windows in the lounge and other rooms are a little bit complicated to open due to the levers and gaps in the flyscreen timber frames. Some calmness and patience will be required when manoeuvring the windows. Open the Flyscreen frame to access the lever. Be flexible in your choice of how far to open the window because the flyscreen will only be able to be closed when the lever is put into certain positional settings. SPLIT SYSTEM AIR CONDITIONING UNIT The controller for the air conditioner can be found in its bracket on the wall next the reading nook in the lounge/living room. Please ensure that the air conditioner is turned off before you leave the house and the remote control is returned to its bracket on the wall. MAIN BATHROOM The main bathroom is downstairs at the end of the hallway to your right, opposite bedroom 3. You will find 2 hand towels, 4 face washers, and 2 bath mats and a spare bath towel. The remaining bath towels you will find at the end of each bed. As part of the “Starter Welcome Pack” you will receive shampoo, conditioner, body wash, moisturiser and liquid hand soap. Indoor spa bath is unavailable until further notice. To ensure the house always has sufficient water supplies please do not use the indoor spa until we have a 2nd water tank installed. BEDROOMS Bedroom 1 (Main Bedroom): Bedroom 1 – Master Suite takes up the entire first floor and has a wardrobe with coat hangers for your use. The King size bed has 4 pillows; 2 medium and 2 firm to suit your preference. The 2 bath towels on the end of the bed are supplied for your use. The two bedside tables have a drawer in each. There is a lamp on each bedside table and an alarm clock with a wireless phone charger. The split system air conditioning unit in the master suite has a remote control which sits in a bracket on the wall above the light switches. There is a ceiling fan above the bed with control near the light switches on the wall to your left as you enter the bedroom. Bedroom 1 Ensuite: The ensuite comprises of a shower, toilet and hand basin. For your use you will find 2 hand towels, 2 face washers and a spare bath towel and 2 bath mats. NB: Personal guest towels are supplied and located at the end of each bed. As part of the starter Welcome Pack you will also find toilet paper, shampoo, conditioner, body wash, moisturiser and liquid hand soap. Bedroom 2: Bedroom 2 is the first bedroom on the left down the hallway. The Queen size bed has 4 pillows; 2 medium and 2 firm to suit your preference. The 2 bath towels at the end of the bed are supplied for your use. There is a built-in robe and a bedside table with lamp and alarm clock with a wireless phone charger. A lovely chair in the corner adjacent to the windows look out onto the back gardens. Bedroom 3: Bedroom 3 is on your left near the end of the hallway. It has a built-in robe, bedside table with lamp and alarm clock with a wireless phone charger and a ceiling fan with controller on the wall next to the light switch. The room comprises of a Queen size bed and a triple bunk. The Queen size bed has with 4 pillows; 2 medium and 2 firm to suit your preference. The 2 bath towels at the end of the bed are supplied for your use. The triple bunk has 3 single beds above each other in a L-shape, each with 2 pillows, one medium and one firm for your individual preference. There is a bath towel at the end of each bed for your use. Bedroom 4/ Study/ TV Room: This room is primarily set up as a study /TV room. The desk comes equipped with a large monitor and wireless keyboard and mouse. The dongle for the wireless keyboard and mouse will be found stuck to the base of the monitor. If you could please return it there after use and please don’t forget to remove it from your laptop before you leave. The cost to replace the dongle will be taken out of your bond. The smart TV in this room has access to Netflix and Foxtel for your convenience. The sofa opens out to a double bed. All the linen, blankets and pillows for this bed are stored in the linen cupboard at the end of the hallway. LAUNDRY The laundry is the first door on your left down the hallway. It comprises of a front loader washing machine and dryer for your use. An iron is located in the laundry cupboard below the bench and the ironing board is stored in the cupboard under the stairs, which is opposite the laundry door. The portable clothes drying rack and a small step ladder is also in the cupboard under the stairs. KITCHEN/MEALS: The house has a self-contained kitchen. It is fully equipped with all the electric appliances that you will require. Electric hotplates, electric fan-forced oven, air fryer, fridge/freezer, dishwasher, microwave, kettle, toaster, Nespresso coffee machine with a small sample of pods for your use. Pots, pans, crockery, cutlery, glasses and even plastic plates, bowls and cups are supplied. These are all stored in the drawers and cupboards in the kitchen. The power points in the kitchen have USB charges for your convenience. When using the dishwasher please use the 90-minute cycle rather than the longer cycle as it will save precious water. Meals Table & Fireplace/Coonara The table in the meals area seats 4, but can be extended to seat 6 people. There is a wood fire heater in the meals area. You are welcome to use this. There is an abundance of wood for your use outside the back door in the laundry. When using this heater, please ensure that all furniture and belongings are kept at a safe distance from the wood fire heater to avoid any hazards. Also, please keep children supervised at all times around wood fire heater when in use. Please clean up any mess made at the base/harth of the wood heater. FORMAL DINING ROOM The formal dining room is an elegant private room set behind French doors. The dining table seats 8 and has its own fireplace with an ambience that could suit a more formal affair. Although, there is plenty of room to cater for a large family and through the double French doors onto the under-cover veranda, you have more seating and outdoor entertaining with another table seating 6. Dining Room Fireplace: The dining room fireplace is available for guests to use. There is an abundance of fire wood located outside the back door from the laundry for guests to use. Please ensure that all furniture and belongings are kept at a safe distance from the fireplace to avoid any hazards. Also, please supervise children at all times when near the fireplace when in use. Please make sure that the open fire place is not left unattended and clean up any mess at the base of the fireplace. OUTDOOR DINING SETTING The outdoor dining setting can be accessed through a second set of French doors coming from the formal dining room. The undercover outdoor dining table seats 5 (Website hidden by Airbnb) POND AND JETTY This is a rural property and as a result the pond and jetty do not come with any safety barriers. Children’s safety is your responsibility so they must be supervised at all times near the pond. The Lake/ Waranga Basin Whilst the lake is shallow it still presents a hazard to unsupervised children. There is direct access to the lake from the property with no fencing or barriers therefore children safety is your responsibility and must be supervised at all times near the lake. VEGETABLE GARDEN Property has its own Orchids and vegetable garden. Please feel free to enjoy some of the many vegetables and fruits that this has to offer. Please only take what you need, leaving produce for following guests. Although we won't be available in person, we are only a message away via the booking platform inbox. Regards Robyn & Dave Set in a nice quiet neighbourhood on a prime position of the Waranga Basin. Only a 10 minute drive to the historic towns of Rushworth and Murchison. Waranga Shores is a small Victorian Rural Location within the local government area of Campaspe, it is located approximately 144kms from the capital Melbourne covering an area of 117.469 square kilometres. Waranga Shores has a recorded population of 315 residents and is within the Australian Eastern Daylight Time zone Australia/Melbourne. Self drive to many local attractions plus a courtesy bus is available for some locations. 3 Minute drive and 2 kms to the Harriman Point Boat Ramp 10 Minute drive and 11.3 kms to the Rushworth Hotel. Courtesy Bus is available. 11 Minute drive and 11.4 kms to the Rushworth Hotel 12 Minute drive and 12.5 kms to the Rushworth Golf Club 16 Minute drive and 17.9 kms to the Balaclava Mine. 17 Minute drive and 18 kms to the Whroo Nature Conservation Reserve. 17 Minute drive and 17.5 kms to the Waranga Basin Boat Ramp at Sipling Point 18 Minute drive and 12.3 kms to the Whroo Histrical Area (Ghost Town). 39 Minute drive and 48.7 kms to Shepparton. *Please take garbage out on Thursday night for early Friday morning collection. Take the bins onto the clearing on the opposite side of the road. Garbage trucks will only collect from that spot. *Please conserve water. *Please supervise young children around the private pond and Jetty at all times. *The large pond/dam is deep. The owner is trying to grow some flowers/lilly pads in the pond, so asks that this is not used for swimming. *The lawns and grassy areas are not to be driven on under any circumstances. Please stick to the track when travelling to the Lake from the property. There will be a minimum fine of $200 if there is evidence that vehicles have been on the grass. *To get to the Lake from the Property: Please use the driving track, situated from the parking bay down to the Lake, keep to your left. Travel behind the plum tree near the fence line. The track to drive on is very obvious because it has no grass on it *LONG STAYS All bookings longer than 14 nights must have a mid-stay cleaning service. You will have the option of a Refresh & Restock at $100 or Thorough Clean at $200. Cleaning services for longer term bookings will be negotiated to allow for our team to periodically clean, maintain and inspect the property.
