We would like to introduce you to our beautiful home where our goal is to create a warm, welcoming and pampering experience for our guests, one very different from the cookie cutter luxury properties which come up for rent so often. Located near the historic hamlet of Sacrofano, the Villa is an ideal base for exploring the capital city and its marvelous environs. Set amidst a verdant 5000 mq park with towering trees, a marvelous English meadow and panoramic views, the home is 20 kilometers from the center of Rome. The Villa is beautifully appointed with numerous amenities including a pool and pool house, a guest house, terraces and gazebos, a bocce court, a small soccer field and a 600 mq orchard. The home comes equipped with a security system which is monitored by the Securpro security network. There is also an on-site caretaker.Floor plan :3 bedrooms with double beds -2 bedrooms with single beds - 6 bathrooms - 2 living rooms (on different floors) - Kitchen -Dining room - Den - Sauna - 2 fireplaces -Music room with piano Guest House: the 400 mq guest house is furnished with a bed, kitchen and bath with shower. It is available when there are more than 8 guests in the main house at a cost of 50 euro per person. Garden: in addition to the pool, the 4000 mq garden boasts a wood burning stove, two barbecues and comfortable outdoor furniture. You will wake up every morning dazzled by our magnificent flowers, lovingly cared for by Victor, our caretaker. Animals: please note that animals are only allowed in the designated paddock area. In the garden, over the swimming pool, the firewood oven, two barbecue, chairs to I lay down, benches, tables and slacker. In the ground, there is a garden and there are fruit trees. The products of the garden are to disposition of the guests. To the outside, next to the house, there is an annex with furnished autonomous room, with bed, closet to wall, bath with shower and kitchen. The depandance is made available when the number of the guests is superior to 8 with an additional cost of European 50 to person. The home is rented with so many furnishings, games, books, encyclopedias. Every day the swimming pool is cleaned with products of first quality and the garden to your awakening it will be shining, everything thanks to Victor!! we don't rent only you the villa but we give you every confort and we cuddle you in every way. I give space to my guests but I am available when they have need Local attractions: in addition to Rome itself, historically known as Rome ”Caput Mundi” or “capital of the world,” you will also find nearby Veio Park, the Arch of Constantine, Roman era villas, Lakes Bracciano and Trevignano, and various historic towns and villages. Fregene, the famous seaside resort and former haunt of Fellini, Pasolini and Mastroianni, is only 20 kilometers away. For passionate equestrians, there are numerous well equipped riding schools in the vicinity as well as a variety of country restaurants where you can sample the local cuisine. IN THE BORGO ANTICO there are typical restaurants where you can taste the local specialties. If you prefer to go to Rome, the city center is full of restaurants and pizzerias. If you love nightlife you will necessarily have to go to Rome. We do not know which nightclubs to recommend, considering our choice to live away from the chaos of the city. Rome has numerous tourist itineraries that wind through the historic center, allowing you to admire these masterpieces of architectural engineering unique in the world. How not to be charmed by the grandiose Roman Forum or by the evocative Roman buildings on the Palatine. In Rome there are many museums to visit: the Capitoline Museums, Palazzo Braschi, Vatican Museums with the Sistine Chapel, the modern art gallery, the National Museum of Castel Sant'Angelo Central Borghese Gallery Montemartini the Scuderie del Quirinale. To get to the center of Rome there are many solutions that do not take more than half an hour. With the car just exit the villa, turn left on the Roman road diricta, continue for 3,300 km - then turn right to take the via Flaminia and follow it for 15 km. And arrive on corso france which would be the northern part of the center. Another 3 km and you will be in the ancient center of the ancient city, where it is difficult to park. In case of loss you will be charged the cost of changing the relative locks. - The house complies with the safety regulations of the area. It is equipped with first aid kit and fire-fighting tools. It is also equipped with a surveillance system with cameras that monitor the outside of the life and totally respect your privacy. - We ask you not to enter the technical rooms but to use the Victor caretaker for any failed operation of the relative instruments. - Children will be able to use any game set up in the outdoor area for them and in the playroom inside the house. - The house is always cool in summer and is equipped with air conditioning systems in the rooms. Troverete dei posacenere in giardino dove fumare è possibile. - In giardino sono predisposti appositi cestini per raccogliere i rifiuti. - Al check-in vi saranno consegnate le chiavi del cancello d’ingresso con relativo telecomando, la chiave della porta d’ingresso principale, le chiavi delle tre cancellate che portano all’esterno. Le chiavi vannno riconsegnate all check-out. Si ripete che in caso di smarrimento vi sarà addebitato il costo del cambio delle serrature. Quando lasciate la villa chiudere bene tutte le porte e le cancellate verso l’esterno. - Vi raccomandiamo di spegnere in ogni caso le luci. Ne resteranno accese solo quelle temporizzate. - Al vostro arrivo vi sarà consegnata la password per il WIFI. - La pulizia della villa verrà eseguita ogni sette giorni. Così anche il cfambio biancheria. In ogni caso contattateci se vi serve qualche cuscino in più o qualche tovaglia in più. - Vi ricordiamo che a richiesta potrete usufruire di una colf al costo di 10 euro all’ora che vi sarà addebitato al vostro check-out. - Sono a vostra disposizione i DVD, i libri, le cassette audio e video che vorrete rimettere al loro posto dopo l’eventuale utilizzo. Così anche i giochi dei bambini. - gienici, saponi etc li troverete nei cassetti siti sotto i lavabi. - Vi preghiamo di non accedere allo stanzino a specchio dove c’è un deposito di troppe robe che non abbiamo potuto sgombrare per ospitarvi. - Per qualsiasi vostro problema non esitate a contattarci.
