Triple room + private bathroom + shared kitchen

The comfortable triple room Nella Magione is cool in summertime and warm in winter. It has a large double bed, a single bed, a large wardrobe; the chest of drawers and the two bedside tables belonged to my great-grandmother. The bathroom, with a huge shower and bidet, is reserved for customers sleeping in the triple room and it is close to it. The use of the fully equipped outdoor kitchen, shared with the other guests, is included in the price as well as the access to all outdoor spaces. The triple room with private bathroom is located inside the main house. The triple room is very restful: the double bed is comfortable and large; the single bed is a confy sofa if it is not used as a bed. The room is quiet and peaceful and the large bathroom is equipped with every comfort. The entrance for the guests of the triple room is exclusive and can be accessed from the door of the large living room which has a big and bright window on the olive grove in front of the house, a cosy sofa, a library that can be consulted by customers, TV, dvd reader, wi-fi, a large table for six people that can be used as a desk and a work table. The spaces available for customers staying in the triple room to be shared with other guests are: the porch with tables and chairs, the lounge area (relaxing pinewood in front of the house with armchairs, deckchairs and hammocks), the fully equipped outdoor kitchen, the clay oven and a super proper barbecue, other gardens and olive groves, the huge parking in front of the house. The wi-fi connection is free, without any password and present not only in the room but also in the common areas. I also report free access to: - the outdoor kitchen (which is covered! It is located under the large porch of the house) that is shared with the other guests and fully equipped with: stoves, refrigerators, plates, glasses, cutlery, crockery, shelves, etc. ; - the clay oven and super barbecue for your pizza and grilled food; - the covered porch in front of the house; - the relaxing pinewood/lounge area with armchairs, hammocks, deckchairs, chairs, tables; - the olive grove and the big garden surrounding the house. NB: the wi-fi is free for all guests. I live in a portion of the main house. The layout of the spaces allows you to have both maximum privacy and the possibility of sharing moments together as lunches, dinners and small events. I stay at your disposal to give you advice and suggestions on sites and places to visit, restaurants and bathing areas in the area, cultural associations and events. Nella Magione is located in the countryside, in the middle of the Mediterranean bush and olive groves with a beautiful views on Elba, Capraia and Corsica Islands. The sea is only 5 minutes faraway (by car), while the center of Rosignano Marittimo with shops, grocery stores, bars and restaurants and businesses is 2 minutes away by car (about 25 minutes on foot and in 10-15 minutes by bicycle). I will be happy to give you advice where to eat, drink, relax (Spas, bathing establishments), having fun in the area or other sites / places to visit. Nella Magione is located along a horse trail, a semi-unpaved road that climbs the ridge that overlooks the sea along an "environmental corridor" where hunting is forbidden. It is strongly recommended to come with a car or a vehicle. The horse trail that leads up to Pelato Mount, Quercianella and even to the Montenero Sanctuary is frequented by all kinds of walkers and riders: lovers of horse riding and two-wheelers (cyclists and motorcyclists). The landscape is breathtaking: the Mediterranean vegetation is lush with olive trees and wild animals of all kinds, from hares, to foxes, to fawns and especially wild boar. Nella Magione is in a strategic position: - 40 minutes from Pisa international airport also served by numerous low-cost airlines; - 5 minutes from the Rosignano highway exit; - 5 minutes from the Grosseto-Livorno highway. HOW TO GET HERE: "Nella Magione" is located in 'la Tagliola' num. 240 in Rosignano M.Mo (Website hidden by Airbnb) - Coming from FI-PI-LI highway: take Vicarello exit and then follow the 206 road towards Cecina, take the first road on the right uphill to Rosignano Mmo, get to the top of the road and turn right, at the junction for Rosignano Solvay / Castelnuovo turn left: you will find an ENEL (an Italian electricity company) turret and some red mail boxes: that is La Tagliola street. Go up another 400 meters and you'll arrive Nella Magione. - Coming from the SS1 Aurelia: take Rosignano Solvay exit and go up in the direction of Castelnuovo della Misericordia / Rosignano M. Mo, go along Via di Serragrande, 30 meters before the junction for Rosignano M. Mo / Castelnuovo, on your left you will find an ENEL (an Italian electricity company) turret and some red mail boxes: that is La Tagliola street. Go up another 400 meters and you'll arrive Nella Magione. Possibility of: - free parking for one or more cars and / or eventually Caravan or Camper inside the farm; - having a bed with bars for babies or small children and / or other equipment for children (potties or reducers for toilets); - having fans to cool in summer; - having electric heaters in addition to heating in winter.
