Our private, family villa (complex). Is only 50 meters from a nice beach, оn the river in a natural park. In our complex provides houses and apartments for rent, swimming pool, parking lot, park, playground, books and games, tennis table, washing machine and barbecue area. DESCRIPTION OF THE APARTMENT In our villa (in the complex) we have several simple apartments. All apartments are located in the same building and have a common internal corridor. Each apartment consists of a living room (with a kitchenette), bedroom, bathroom, balcony. In our park and around the pool, you can find outdoor furniture (umbrellas, tables and chairs for general use) for relaxing on the ground. The apartment can accommodate a maximum of 5 people. For more accommodation, please make a request to rent additional apartments in our villa. DESCRIPTION: A LIVING ROOM with a sofa bed 1.45 x 1.9 m for 2 people, one simple bed 0.80 x 1.9 m for 1 person, a wardrobe, a dining table, chairs for 5 people and a kitchen (kitchen unit). Kitchen unit: Is equipped with a mini fridge, a 4-burner gas stove, microwave, a toaster, a simple set of pots and cookware for 5 people, with electric kettle and a coffee machine. In addition, a starter set of: Salt, oil, spices, detergent, kitchen towels. BEDROOM Two beds 0.80 x 2.0 m for 2 people, bed tables, wardrobe, lamp. BATHROOM: WC, shower, sink, bidet, mirror, bath rug. We have a private gated villa (complex) with several houses and apartments. Every home for exclusive 100% use for the guest. But land, park, parking, swimming pool is used for all guests. Our villa (complex) is our family home. We live in it. And we will always be happy to help our guests have a wonderful vacation. LOCATION Lake Idro is located in the North Italy in the region of Lombardy, the province of Brescia, on the southern slopes of the Alps, at an altitude of 372 m above sea level. It is situated between two famous lakes: Lake Garda and Lake Iseo. It is very important that Lake Idro is a natural reservoir. Our homes in a natural Alpine forest park on the bank of the river with pure drinking water, at the Lake Idro. In our village the road ends, and Alpine paths begin from our villa. The distance to two of the beaches at the lake of Idro is 50 and 100 meters (sand and small pebbles). The nearest shops and the weekly market are available in 5 km distance (centre of Idro), the pizzeria restaurant in 100 m as well and on the beach bar with fast food 100 m. Nearest Motorway A4 Brescia Est 45 km. OUR REGULATIONS Our apartments are private (we are not a hotel) and are meant for a restorative family holiday (NOT for PARTIES). Therefore, it is decided to observe silence from 23.00 till 09.00. TOTAL MAXIMUM NUMBER FOR ACCOMMODATION 5 PERSONS The number of people and the price is calculated and confirmed when booking. Additional persons are paid additionally 10 euro per person / night on the place. The maximum total number of persons in the apartment is 5 persons including children and babies. They should be are counted and paid as persons. CHECK-IN: 17:00 - 20:00 (unless otherwise agreed). CHECK-OUT: 09:00 - 10:00 (unless otherwise agreed). RECEPTION OF HOME / APARTMENT FOR RENT AND RETURN TO THE OWNER Upon receipt of the keys, a "tourist rental" contract must be signed (Required by law: ai sensi dell'art. 1, comma 2 lett. C, della ex legge 9 dicembre 1998, n. 431 - integrazione d.d.u.o. 17 settembre 2019 - n. 13056, alloggio per finalità turistiche, in regime di locazione) We let our holiday apartment on following agreement: You should leave the apartment as you have found it (IN THE SAME CONDITION). After the reception of the keys we recommend that you check the completeness as well as functionality and cleanliness of the apartment. Starting with the use of the house, claims for cleanliness are NO longer accepted. Articles and belongings available in villas and apartments are not allowed to be taken out (to the street, to the beach to other villas and apartments etc.). The return and inspection of the apartment will be carried out at a specified time when the tenant has completely left the apartment. WHAT IS INCLUDED IN THE RENTAL COSTS: Gas for the kitchen, cold and hot water (for normal usage) "Starter package" for the specified number of persons: Bed linen, towels, toilet paper, cleaning products, a starter set for the kitchen (we do not provide cooking products). WHAT IS NOT INCLUDED IN THE RENTAL COSTS: Everything that was not included in the previous paragraph for example: Changing bed linen or towels, refill of the kitchen starter set, use of the washing machine, tourist taxes. PAYMENTS If required, all payments are made in cash, we do not accept cards or bank checks. ELECTRICITY For the electricity consumption you pay based on the meter readings at approx. 0.40 euros per kilowatt hour (energy compensation). It is not permitted to use electrical devices with a high consumption of electricity, e.g. electrical barbecue equipment, electrical heaters or charging of electrical vehicles. SWIMMING POOL A pool cap is required. The use of the shower is mandatory before entering the pool. Children are only allowed to stay in the pool or playground under the supervision of their parents. Not allowed: - jumping into the pool, - the use of boats or mattresses, etc. (the use support / rescue equipment is allowed), - to wash your feet and shoes in the pool, - to use the pool during its service (cleansing), - to use glass, fragile items (glasses, cups, etc.) by the pool, - to throw objects (rocks, sticks, paper, etc.) into the pool, - to hold the equipment around the pool (sun umbrellas, deck chairs, tables, chairs) without use. GRILL PLACE, A FIREPLACE FOR BARBECUE Public use, under the Self-service conditions: that is, after use (when cool) it should be cleaned. WASHING MACHINE Public use, available for use with the payment, 5 euro per one wash (energy and water compensation). TABLE TENNIS Public use, we do not give rackets and balls, we recommend bringing your own. ANIMALS We do not accept pets. On the territory of our complex there are some wild animals and birds. These should not be caught or disturbed. TV, Wi-Fi, INTERNET We do not offer these services. However, you can bring and use your own electronical devices. HEATING Not available. SECURITY We do not take responsibility for your safety or your property while you are spending your holiday with us. We recommend using the services of your insurance companies if you need it. Our facility is for your safety and the safety of your belongings completely fenced. For safety reasons, we recommend that you do not open the doors to the facility to strangers. These basic regulations are designed to avoid various of unpleasant situations during your holiday with us. If you have any questions, please do not hesitate to contact us. As the property owners, in case of a failure to comply to our rules, we reserve the right to give up to our guests the use of our property, without the return of pre-paid sums.
