This is built into sloping land and is on two levels: The upper level and the lower level. Four bedrooms in total, three on the upper floor and one on the lower level. The landscaped and well-stocked gardens extend from the road to the beach, with no public access. They are fully fenced and have, as well as the usual trees and flowering bushes, olive, lemon, lime, banana and fig trees as well as an avocado bush, herb garden and three prolific vines all of which produce seedless edible grapes. The house was designed by renowned local architect Dimitris Stathas, and built by his company in 2014/15. The gardens were planted in the autumn of 2015 and are fully piped for irrigation. THE GARDENS The landscaped and well-stocked gardens extend from the road to the beach, with no public access. They are fully fenced and have, as well as the usual trees and flowering bushes, olive, lemon, lime, banana and fig trees, and avocado bush, herb garden, and three prolific vines produce seedless edible grapes. For safety, there is a recessed waiting/parking area between the road and the (electric) gate, opening onto the drive. There is a visitors parking area on one side of the drive. The beach is accessed by double metal gates allowing easy access for swimming and beach furniture. There are special sun loungers that can be taken onto the beach as well as two beach umbrellas. These should be brought off the beach at night and stored inside the beach gate. For comfort, there is a freshwater shower on the way in from the beach. All beach towels are supplied. THE HOUSE This is built into sloping land on two levels: The upper and lower levels. All the main rooms are on the upper level the doors of which open onto roofed terraces; the garage, utility room, bedroom 4 and shower room 4 are on the lower level and are accessible through the garage and by stairs from the upper level. **PLEASE NOTE: Bedroom 4 is in the lower part of the Villa and does not have direct access to the terrace or garden. The room is intended as an emergency guest room and only has small windows (see pics). It was built for friends of children to stay the odd night and not as a full time bedroom. We have shown it’s availability here but would suggest that the Villa is only let to 6 guests using the three main bedrooms. We want everyone to have a wonderful stay and not be disappointed that bedroom 4 is not the same as the 3 main bedrooms. There is a table tennis table for the use of guests as well as snorkelling gear and various children’s inflatable toys. All the windows in the house have metal shutters, apart from two on the upper level and five on the lower level that has bars. Instead. Apart from the front door, all the windows and doors throughout the house have retractable mosquito nets. All the floors are tiled. The Terraces. Outside, there are many terraces on different levels that are accessed from the kitchen, family room, and bedrooms one and two. These are tiled to provide shade. There is also an additional open terrace for sunbathing. Furnishing the terraces there are six sun loungers, six reclining chairs, six dining chairs and dining table, coffee tables, drinks tables and many cushions. A drinks fridge and barbeque area on the kitchen/dining terrace. RECEPTION ROOMS Family Room The large vaulted family room has two double, floor-length windows overlooking the sea with a large covered terrace. Two comfortable sofas make it an ideal room to relax in at any time of day. There is also a desk and dining table and chairs. There are uninterrupted views across the bay (12 kilometres across) to the mountains of Sparta. The rear door leads onto another terrace and garden with olive and fruit trees. In the family room, there is a wood burner for chilly nights in the winter, and two ceiling fans and wifi and telephone connection points. There is a TV. The set-up for the TV is for guests to plug in their own computers or devices to stream their own content. We are looking to have a house Netflix account but the registration process has been slow, so please bring your own content to plug in. The Kitchen. This leads off the living room, which has double floor-length windows leading onto a covered dining terrace overlooking the sea. On this terrace, there is a built-in drinks fridge and wall lighting. There is also a concrete pad for a BBQ. In the kitchen, there is a double sink, a dishwasher, an integrated eye-level oven and an integrated microwave oven/grill. There is also a five-burner gas hob, a full-length fridge and a ceiling fan. There is a Kenwood food mixer, a Kenwood food processor, an electric whisk, electric egg boiler, electric kettle, toaster and plenty of saucepans, frying pans, baking tins and general cooking equipment needed by a large family. As well as the double floor-length window, there is a window above the breakfast bar that looks out to the herb garden and vines, and another window overlooking the garden and drive at the rear of the building. The cloakroom with a basin and WC is off the living room. BEDROOMS Bedroom 1 has double floor-length windows leading onto a covered terrace with views overlooking the sea. There is a ceiling fan and air conditioning unit. Off the bedroom, there is a separate area with built-in cupboards. The en-suite bathroom has a walk-in shower with dual shower heads, a basin, a WC and a heated (electric) towel rail. The window overlooks the rear garden. Bedroom 2 has double floor-length windows leading onto a covered terrace with views overlooking the sea. There is a ceiling fan and air conditioning unit. Bedroom 3 has double floor-length windows leading onto the pathway and the rear garden. There is a ceiling fan and air conditioning unit. Bedroom 4 on the lower level has twin beds and a cot. This is a basic ‘overflow’ bedroom, but can also be used as a games room. The beds, or cot, can be moved into an upstairs room if required. There are three high, barred windows and the room leads off the table tennis room and garage. There is a shower room with twin headed shower, basin and toilet off the utility room. The utility room has a washing machine, ironing board and double sink. There is also a chest freezer and pump for the lower ground level water circuit. Shelving and worktop built-in. The entry is from the garage area. The Garage. This area has bathing towel hooks and is where the swimming equipment is stored There is space for two cars accessed by an electric ‘up and over metal garage door. The doorway to the rear of the garage area leads to the stairs to the ground floor. There is also a log store. Services Outside. There are solar panels on the roof plus a hot water tank which supplies all the hot water for the house. For emergencies, there is an emersion heater. There are two propane gas bottles which are housed in a metal cupboard on the path adjacent to the kitchen, with pipework through the wall. The water tank for the garden irrigation is housed at the rear of the house, along with the computer for the automatic irrigation system. The gardener comes once a fortnight. The beach shower is plumbed in on the drive between the house and the gates to the beach. Coldwater only! The area around the villa for shopping and eating. Nine kilometres to the north is Petalidi. There is a weekly market and lots of shops, tavernas and bars surrounding the church square which leads down the harbour. One kilometre to the north is the small village of Chranoi. There is a small supermarket there as well as cafes, bars and tavernas. Two kilometres south is the larger village of Agios Andreas. Bakeries, small supermarket, pharmacy and butcher are amongst the shops and there are many tavernas and bars overlooking the small fishing marina. There is also a long sandy beach here, with parasols and sunbeds for hire. Five kilometres south is Nea Koroni which has a large supermarket, a smaller supermarket and bars and tavernas. Larger villages and places of interest. Koroni is a twenty-minute drive from the villa. There are many tavernas around the port, as well as shops and bars. There is also a post office. Methoni is half an hours’ drive away. Wonderful ancient ruins to explore, a beautiful convent with a small shop, and bars and tavernas. Messini is the main town of the area. There are banks, post office, supermarkets and many shops supplying everything you should need. Kalamata is half an hour’s drive away from the villa and is a large university town. There are many places of interest to visit. A lovely marina has restaurants and bars. Sparta is a day’s drive away and makes for an interesting and different outing. As is Ancient Messini, which is an archaeological jewel in Greece’s crown. Kalamata Airport is half an hour’s drive from the villa. ** **
