Villa La Quercia is a private 2 acre property consisting of a beautifully restored farmhouse and cottage- both exclusively for you during your stay. The property is surrounded by farmland and forest providing complete privacy and tranquility, yet the nearest village is only 3kms away. The property comfortably sleeps up to 13 people and has a large salt water filtered swimming pool. Fabulous restaurants, wineries and stunning Tuscan & Umbrian villages are but a short drive. Welcome. This property is ideally situated down a quiet country lane 2 miles from the Tuscany border on the western side of Lago Trasimeno. Immersed in rolling farmland the property offers complete privacy and solitude yet is only minutes from a local village which has all necessary amenities. The Traditional Farmhouse was restored by local craftsmen in 2005. Using original materials and being true to the centuries old character of this country dwelling they have created a bright and spacious vacation home that is both comfortable and welcoming while incorporating all the modern conveniences. 4 Bedrooms - 1 King with ensuite and private balcony - 1 Queen with private balcony - 1 Family Room: Queen and Single bed plus 'Heidi' loft with Single Bed - 1 Single - Baby Crib (Cot) also available The large open plan kitchen /dining /living area leads via two fabulous arched doorways onto a beautiful, south facing, vine covered patio area which is perfect for al fresco dining. Fully equipped Kitchen (fridge, stove, oven, toaster, microwave, coffee maker, dishwasher, utensils, pots/pans). There is a family bathroom and a bathroom with shower on ground floor. Two of the bedrooms contain private balconies with views of the pool and onwards towards Lago Trasimeno. The study downstairs contains some books and a small DVD library with a TV for playing them. The house also boasts its own wine cellar. All bedrooms have fans for your comfort. In 2018 we installed an air source cooling system which is connected to underfloor piping. This will maintain the farmhouse house at a cool ambient temperature throughout the summer. The Cottage (80 meters from the Farmhouse) was newly constructed in 2006 using materials from old out buildings and has a traditional design. 2 Bedrooms - 1 Queen with private balcony - 2 single beds The open plan kitchen /living area is well equipped and leads through an arched doorway to a vaulted ceiling portico - ideal for summer dining. The Pool: Special care was taken when designing the pool. It is 6m x 13m in size and is salt water based. There is a shallow end with Roman steps and a deep end with a diving board. The pool is lined with brilliant Bizzasa glass tiles which shimmer in the sun. There is ample space and lounge chairs surrounding the pool for sunbathing. The pool is open to the garden so children should always be kept under adult supervision. Wireless broadband is available throughout the property. The large 2 acre site is fenced and gated with grapevines and olive trees growing throughout. There is an outdoor wood fire oven and trampoline with safety enclosure. Location is excellent for relaxing by the pool in a tranquil setting or for touring the Tuscany & Umbria regions and visiting many of the beautiful towns and villages close by - Arezzo, Assisi, Cortona, Montalcino, Montepulciano, Orvieto, Pienza and Siena - all being within a 1 hr drive. Day trips to Florence and Rome are very manageable via train. The local train station is 20 mins from the property. Farmhouse, Cottage, Pool, Laundry Facilities, Outdoor Wood Fire Oven. We will provide detailed directions to the property before your stay. Access to the property will be initially made by code to the electronic gates. Electronic keys for main gates and keys for farmhouse and cottage doors will be collected upon entering the property. We live in Ireland and have a team of locals assist us to maintain the property to a high standard. We have been renting the property to guests, via other websites, since 2006 and pride ourselves on positive feedback from the vast majority of guests during that time. Although we will not be there to greet you during your stay we are contactable via email and phone to answer any questions or address any issues that may arise. The property is located in Umbria on the western side of beautiful and historic Lago Trasimeno, approximately 3kms from the Tuscany border. The area is not on the main tourist routes but has proximity to stunning villages, towns, historical sites, wineries and restaurants in both Tuscany and Umbria. A car is essential for staying at our property. Whilst we have restaurants, cafes, supermarkets, banks within walking/cycling distance (c.3kms), the immediate area is so rich in history, character and scenery that a vacation without a car would be to miss out on great opportunities. Bikes can be rented at a store in nearby Castiglione Del Lago. The cooling system we installed in the farmhouse in the spring of 2018 provides a cool ambient temperature in the main house during the hot summers.
