Welcome to ‘Duck Bay’ Cottage: Newly refurbished, this reverse style property is laid out over two floors. The bright and stylish ground floor area comprises of a beautifully decorated sunny master bedroom with kingsize bed, plush aqua carpets, solid oak furniture and gorgeous woodland views. The fresh and spacious twin bedroom has brand new full size single beds, seaside detailing and plenty of storage. The cloakroom shower-WC and family bathroom with bath, bidet and shower-over are also situated on this floor. Downstairs the comfy and spacious open-plan kitchen and sitting room features local art, wall mounted surf-boards, smart TV, Nescafé Dulce Gusto coffee machine (bring your own pods please 🙏🏻) and brand new comfy leather sofas. This opens onto the picturesque double glazed conservatory and dining area - gorgeous! The new owners have created a lovely ambience with two comfy armchairs, throw cushions and a dining room table for four. The conservatory looks out onto the private patio and garden area with woodland views, alfresco dining table, large sun parasol and a family size gas BBQ to cook up a storm under the sun. Wonderfully located within the mature exotic gardens of Maenporth Estate, Duck Bay is only a stones throw away from the leisure centre with its 15m indoor pool, jacuzzi, sauna, pool table and table tennis. These, along with the all weather tennis courts, football pitch and children's playground are open all year round. The love, care and attention to detail make this seaside home a perfect base for your Cornish holiday. Parking is free and situated just outside the property. Electric vehicle charging points are provided free and just outside the leisure centre. Everything within Maenporth itself is walkable. This includes all the estate amenities, the highly acclaimed beach cafe 'Life's a Beach', the woodland walks, coastal footpath and the indulgent "The Cove' restaurant which is situated at the bottom of the Estate by the beach. The beautiful mature gardens boast wonderful wildlife and the beach can be accessed either by the main road entrance or through a signed woodland path. Our woodlands have spectacularly tall Monterey pines as well as cypress, oak and beech trees. The gardens, leisure facilities and play areas are all exceptionally well maintained throughout the year. The picturesque village of Mawnan Smith is 15-20 minutes walk away and here you will find pubs, a well stocked village shop and other independent retailers and coffee shops. A car is advised for trips to Falmouth and beyond. Local taxis are available. Kayaks and paddle-boards can be hired on the beach. Shopping deliveries from Asda, Sainsburys and Waitrose can be booked in advance to the Maenporth Estate. We have a very good housekeeper who is available, also the leisure center staff can help and advise. Maenporth Estate overlooks Maenporth Beach and is 3 miles from Falmouth and 3 miles from the stunning Helford river. Maenporth Estate is an amazing location with extensive leisure amenities including a pool, spa, sauna, tennis courts, play ground and table tennis and pool table. There are six south west coastal path walks which start from the area. EV charging points, wetsuit wash, onsite recycling and allocated free parking all included. Nearby village Mawnan Smith with pubs and local shop is a walk away. A car is recommended for trips further afield and shopping etc. Local taxis are available for evening excursions the Falmouth where there are plenty of vibrant cafes, bars and restaurants to choose from. Falmouth has a Sainsburys, Asda, and 2 Tesco stores and Truro 1/2 hour also has a Waitrose & Marks & Spencers. There is a train from Falmouth to Truro. Ferries run from Falmouth to Flushing, St Mawes and the Helford. The hosts provide all bedding and bath towels. However you are asked to bring your own towels for the beach. A children's travel cot and highchair are available on request. Please provide your own bedding for this.
