Proudly offer this beautiful, young 5 bedroom duplex ideally situated Guidford central - Close to Parammatta centre - Sydney Olympic Park The newly 5 bedrooms duplex, fully furnished home with new design offer short or long term stays for family as well as all essentials taken care of disability/ elder person or group working people. We are following a very detailed cleaning protocol between guests, and encourage social-distancing . Downstairs has separate bedroom with double bed , toilet, laundry, bath and open plan kitchen living room with smart TV, large kitchen island dinning room. All clean Lines and towels are provided. Spacious kitchen, Entertainment room with Netflix and free WiFi. Own drive way and small court yard. The lovely house has 5 bedrooms and large 2.5 bathroom. It is the the home of style space and quality layout with premium finishes, flowing and comfortable living and dining downstairs so suitable for perfect balance of privacy & family , also making well suited for couples, friends, families stays, large working group and cooperate travelers. It is very comfy, able to entertain large group and still provide enough privacy if needed. There is camera in front of the property for security purposes. This is not a party house so we don’t accept below: 1. No more people than number of guests booked. All bookings are required to book for number of guests come in the house , not number of guests sleep over. 2. From 9 pm: No loud noise: Music, please stay inside the house with doors and windows close, no music/ loud noise at the backyard, front house and front street which can upset our neighbor. Don’t book this house if you don’t sleep at night. 3. Guests are required to pay for house DAMAGES if any. You are welcome pay at the time of booking $75 extra to secure early check in before 3 pm and $75 extra for late check out after 10 am. This property is not a hotel, cleaning during stay can be requested in advance at extra cost. Downstairs: 1 bedroom with Double bed, Downstairs has a bedroom with separate toilet and shared bathroom with laundry. The whole ground floor has no step and wheel-chair accessible from bedroom to kitchen, the living rooms and the dinning room area. Only very small step from front door to inside the house . Still safety and comfortable for disability/ elder person. Open plan kitchen living room with smart TV, kitchen including dinning table with sofa bed. We provide FREE using cot bed , changing table, Philips Avent electric Bottle Warmer Fast, Microwave Sterilize Set and high chair for your infant , baby car seat or baby prams ( single or twins). Please let us know you need anything for your baby. Deluxe kitchen is designed with premium stainless steel appliances & dishwasher. This modern kitchen is fully equipped with stove, oven, grill, microwave , large fridge , kettle , toaster, rice cooker, sandwich press, all plates, cutlery, crockery, cup and glasses. The undercover verandah with sliding door for BBQ outdoor also using 2nd outdoor kitchen at the back to do all heavy cooking, stir fry, deep fry on BBQ . If you like to cook your meals 3 times a day as if you were in your own house. The Laundry has a large washing machine. This is shared bathroom with bedroom downstairs. Any extra bed can be arranges to sleep for 2 guests if booking for large group. Upstairs: 4 bedrooms has all built wardrobes . One of the bedrooms upstairs is a Master Bedroom with Queen bed having its own en-suite with shower & toilet. Two bedrooms with one queen bed each and the other bedroom with one queen bed and one single bed and sharing a large main bathroom with separate bath and shower. Towels are provided and beds are only make up enough for number of guests booking . Please book for the right number of guests to have enough beds make up, blankets, bed lines and bath towels. Please advise us well in advance if you need single bed to sleep . One bedroom might be locked of we have small group booking. Additional features include ducted hot/ cold air conditioning throughout, gas heater downstairs, security alarm, fenced boundary for your privacy, wooden floor through out upstairs and tiles downstairs. Soap, shampoo, conditioner are provided. Coffee, tea, sugar, salt, cooking oil and pepper , baking paper, wrapping foil are provided, as well as all basic kitchenettes. No noise after 9 pm. Camera video surveillance in use on the front entrance for security purposes. Taxi or Uber from and to the airport. We are 2 mins drive to Guildford station, 11 mins walking to station, 7 mins walking to Guildford Heated swimming pool , 16 mins drive to Parramatta , 20 mins drive to Sydney Olympic Park and short walking to Holroyd Private Hospital and Guildford Leagues Club Nearby Little Saigon Cabramatta and night life Canley heights with 20 minutes driving. Few other thing to note: * Not wear shoes inside the house especially upstairs with wooden floor. * Avoid eating in bed * Outdoor heavy cooking like stir fry, deep dry BBQ PLEASE . * Pets not suitable . * Guests don’t have access to garage. * All guests must follow out check out requests on the fridge, general tidy up, wash all dishes. * Environment friendly separate recycle rubbish as bottles , cans , paper and cardboard to yellow bin and all the rest to red bin at the front of the property. * If you stay on Sunday evening, please pull out garbage bin to street like the neighbors for collection early Monday morning. We really appreciate this. * No Large parties allowed. If there are neighbor complaints from noise or bad behavior you will asked to leave immediately with NO REFUND. Sometimes we updated furniture and decorations to refresh the house and renew bed lines but don’t update our pictures. Thanks Check in : on or after 3 pm .
