Cozy Warm in Winter Waterfront Tiny House
Described by guests as a waterfront paradise, this is a 12 X 12 foot Tiny House room 20 feet from the shore of the Merrimack River in New Hampshire. Comfortable, affordable and rustic with easy access to all the area has to offer. Hiking, snow and water skiing, the ocean, Boston; all within a one hour drive. Only 4 miles to the center of Manchester and Concord is only 12 miles North. We are just off the highway so finding us is easy. A peaceful and convenient place to rest in the center of NH. The room has large 4 foot by 5 foot sliding windows on all four sides. Several can be opened to let the cool prevailing breeze flow through. They can also be closed during cooler days. An electric heater and a propane fireplace are provided for heat but there is no air conditioning. Your private bathroom is just a few feet away in a separate building. Be aware that the toilet is a COMPOSTING TOILET. That means that it does not use water and does not flush. Instead you will pour wood shavings onto the bottom of the toilet when finished. This toilet works very well and does not smell. We use this type of toilet because we are very close to the river and want to be environmentally safe. Access to the water is available from May 1st through October 31 or as weather allows. Please note that there is no lifeguard and you will swim at your own risk (this is what the lawyer says I must mention). Water access is via a stairway which leads to the shoreline or to the dock. As a public waterway there are boats and other water craft passing by during the day. Keep in mind that the Tiny House is part of my back yard. It is about 50 feet from our patio but has its own private patio with a grill and farmers sink with hot and cold running water during summer months only. You may hear us as we sit on our patio overlooking the river while we eat and socialize, but you can't see us from your patio. Feel free to come by and say hello. PLEASE, NO PETS!! People who stay with us have allergies and can be severely impacted by previous guests animals if we were to allow this. You have your own place to park and private entrance and private patio (patio is for summer use only). You'll have access to indoor composting toilet and shower, outdoor gas grill, outdoor farmers sink and electric heater and lawn furniture (all only during summer). A full size mattress is provided. The room is equipped with a microwave and small refrigerator. I am available by phone or by Airbnb email during the day and do my best to respond quickly. Again, as mentioned in our description of the space, keep in mind that the Tiny House is part of our back yard. We live on 2.7 acres of land with plenty of space between our neighbors and us. The Tiny house has its own waterfront and a dock is available during the summer to sit and enjoy the view. Sorry but there is no bus service. Uber or a taxi is your best bet if you need transportation. We provide clean, fragrance free linens and towels for your convenience. We believe artificial fragrances are unhealthy and therefore, we don't use them. Rest assured that the towels are clean even thought they don't smell like chemical air fresheners. Legal stuff: By renting our Tiny House you agree contractually and legally to be bound to the following RELEASE OF LIABILITY as a condition of being permitted to use our premises, facilities or equipment. You agree to RELEASE AND HOLD HARMLESS and INDEMNIFY THE OWNERS FROM ANY LIABILITY FOR ANY CLAIMS for personal injury, illness, death or property damage, including those caused by NEGLIGENCE or other fault. This includes and and all activity on the property or on/in the adjacent water body of the Merrimack River including walking, biking, swimming, boating or any other winter or summer activities or social activities.
