Charming villa with poll for the exclusive use of guests. Immersed in the peace of the Marcigliana Regional Park, an unspoilt nature reserve just 20 minutes from the historic centre of Rome. Here you can spend your holidays with family or friends in total relaxation, regenerating in contact with nature and at the edge of the exclusive swimming pool (16x8 m) with Jacuzzi. The villa, of about 150 sq m is immersed in a large fenced garden, among roses and olive trees, inside a 70 hectares’ park. The Casale delle Rose, a two-storey villa of about 150 square metres, is set in a large, lush garden full of flowers and plants. On the ground floor, there is a kitchen, equipped with all appliances, a large living room with sofas, smart TV ( with Sky, Netflix, Disney plus included and a DVD player) and dining area, a sitting room and a hallway with a staircase leading to the mansard on the upper floor. On the ground floor there are also 3 of the 4 bedrooms, two of which are double ( queen and king size beds) and one with twin beds. Each bedroom has its own en-suite bathroom. The mansard on the upper floor consists of a fourth bedroom with twin beds and its bathroom. All bathrooms have a shower. All windows are fitted with mosquito nets and the whole house is connected to Wi-Fi. All rooms have air conditioning. Outside the villa, there is a gazebo with a dining table and a relaxation area with sofas, table football and a Weber bbq. The laundry room is in an annex. The pool area consists of a gazebo with dining table and lounge, a 16x8 m exclusive pool (open from May to October) and a Jacuzzi. At guests' disposal are 8 sunbeds with cushions and towels, inflatables for children and a table football. A gate leads to a private tree-lined driveway, situated within the 70 hectare park. At the end of the driveway, a second gate allows guests to access the private garden and the Villa. A gardener is always on site, in separate accommodation, to maintain the garden and pool and solve any problems guests may have. In addition, the host is always available to be contacted by phone and text message. The villa is easily accessible by car from the old Via Salaria and is located 5 minutes from the town of Monterotondo, a small city where guests can find supermarkets and all facilities. The strategic location of the villa allows guests to explore the wonders of Rome and its surroundings (the city centre is just 20 min drive) and the Sabine (Farfa Abbey, Rieti, Mount Terminillo, Amatrice, Franciscan shrines). A car is necessary to reach the property, which is about 35 minutes from the international airports of Rome Fiumicino and Rome Ciampino. In the nearby of Monterotondo Scalo city, there is also a train station from which the regional train arrives at Roma Tiburtina station in 25 minutes.
