The unique location on top of a hill with breath-taking views is what makes this barn truly remarkable and special. The awe inspiring scenery of the British countryside can be seen from each and every window. Once used as a working threshing barn, the resort is now a luxury holiday retreat that can be hired exclusively for breaks for up to 20 people. The resort consists of 2 newly refurbished farm buildings which stand in a private and gated complex comprising of 4 acres of landscaped gardens. Groups of respectful hens are very welcome at the barn. We receive many enquiries from future brides and having hosted many hens in the past, we find they are one of the most respectful groups of guests to host. For those looking for something extra special, a Private Chef (£39 per head) can be recommended who will visit the barn and deliver a fine dining experience in the luxurious surroundings of this enchanting period property. Additional stress free catering options are also available, including a pizza truck to visit the barn and make bespoke pizzas for you and your guests (£18 per head), luxury charcuterie grazing boxes and table lays (£11 per head), afternoon tea (£12.50 per head) and brekki boxes (£7 - £10 per head). The host can also signpost guests who are looking for additional experiences to local suppliers: cocktail making masterclasses (£29 per head) and beauty treatments and pamper parties (from £29 per head). Should you require the barn to be decorated for a special occasion, suppliers can also be recommended for balloon arches, large helium balloon letters and numbers, balloon centrepieces, as well as hen party goodie bags. **************************************************************************************** THE GARDENS / GROUNDS The unique location on top of a hill with breath-taking views is what makes this resort truly remarkable and special. The awe inspiring scenery of the British countryside can be seen from each and every window, it makes waking up in a morning a true delight. Guests will have access to all 4 acres of the grounds which comprise a beautiful flower garden, a patio, a decked area, hot tub, vegetable patch and amenity field, all of which are south facing (Website hidden by Airbnb) The flower garden and patio is perfect for outdoor dining. Morning coffee or afternoon tea is highly recommended in the flower garden as the setting is picturesque, not only of the garden but also the backdrop which consists of an infinity style view of the British countryside. The Lay-Z-Spa Paris hot tub which accommodates up to 6 people is also situated in the flower garden. The large and spacious deck is is equipped with sun loungers and parasol. The vegetable patch provides organic produce which guests are welcome to help themselves to and enjoy when in season. Produce consists of raspberries, rhubarb, strawberries, redcurrants, courgettes, potatoes, garlic, onions, carrots, celery and asparagus. Plums and cooking apples can also be picked from the trees. The 2.5 acre amenity field can be enjoyed by guests where they are welcome to take walks to see the sheep and horses in the neighbouring fields. The views from the field are truly spectacular and picnicking in the field is highly recommended. Incredible sunsets can be viewed from the field. The grounds are surrounded by private bridleways and walking routes, expect to see pheasants, squirrels, owls, sheep, horses and the adorable barn cat Comet and her kittens roaming the grounds. Many wonderful walks start at the end of the drive, including a 25 minute walk to a local country pub. THE BARN (SLEEPS 10) The open plan kitchen / diner is the perfect space for entertaining. It is fully equipped with a Range cooker, dishwasher, fridge, microwave, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The comfortable oak farmhouse style dining table has a seating capacity of 10, the island bar seats 4. This room has access to 1 luxury double sofa bed which can be seen in image 12. If you would like to see an image of the sofa bed made up as a bed, please see image 72. The living room / snug can be closed off as a separate room or opened up and adjoined to the kitchen / dining room to create a very large open plan entertaining space. This beautiful room incorporates a log burner (logs supplied) and a smart 49" TV with access to the internet, Netflix and movies. Laptop HDMI cable also supplied. Also situated on the ground floor is a boot room, WC and utility room with integrated washing machine, dryer and American style fridge freezer with filtered water and ice dispenser. The luxurious master bedroom is situated on the 1st floor. It has beautiful vaulted ceilings which showcase the original barn beams and exposed brickwork. The room incorporates ample wardrobe space, a dressing table, a sofa and en-suite bathroom. The views from the master bedroom are exceptional. Bedroom 2 has a feminine design with a teal colour pallet, perfectly designed to compliment the vaulted ceilings showcasing the original barn beams and exposed brickwork. The bedroom furniture is constructed from mirrored glass and consists of a dressing table and chest of drawers. This room offers remarkable views of the surrounding fields and stunning sunrises. Bedroom 3 is double room with an alpine / stag theme. The room has been converted to highlight the vaulted ceiling which showcase the original barn beams and exposed brickwork. This room offers ample wardrobe and drawer space and incorporates a smart TV with access to the internet and Netflix, and an armchair for quiet relaxation. Beautiful views of the flower garden and patio from this room. Please see image 31 which shows the "portable / temporary double bed" made up in this bedroom. Please note, the temporary bed does not have to be set up in this bedroom, it can be moved to any room of your choice, including the snug should you wish the portable double bed to have a private room of its own. The portable / temporary bed is very lightweight and can be moved with ease to any room of your choice (including moving it over to the snug in the stables or the master bedroom in the stables). When not used as a bed, it folds neatly away into a decorative box so need not take up space in common areas during the day. The family bathroom can also be found on the 1st floor. It has been designed from slate with luxury in mind. The room features a large bath and a very powerful rainfall shower. THE STABLES (SLEEPS 10) The open plan kitchen / diner is the perfect space for entertaining. It is fully equipped with a cooker, dishwasher, fridge, freezer, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The farmhouse style dining table has a seating capacity of 8, the island bar seats 4. The snug is located on the 1st floor and the impressive apex windows provide an outstanding view of the amenity field. It is a very large open plan entertaining space with 2 sofas which fold out into luxury sofa beds and a smart 49" TV. Please see image 71 which shows the 2 luxury double sofa beds as sofas, and image 72 which shows an example of one of the sofa beds made up as a double bed. The large and spacious master bedroom is situated on the 1st floor. Incorporated into the design are impressive apex windows giving an outstanding view of the barn. A TV is located in this bedroom. Bedroom 2 & 3 are located on the ground floor. Both are luxury en-suite with wet room style showers. These bedrooms have beautiful floor to ceiling windows / patio doors. Internet wi-fi available throughout. Other than the owners who guests may see from time to time maintaining the grounds, guests will have exclusive access to all 4 acres of the grounds which comprise a beautiful flower garden, a patio, a decked area and hot tub, vegetable patch and amenity field, all of which are south facing. On site hosts. Although the barn is set in a private and secluded location, it is only 5 minutes away from the local village and amenities which include a newly refurbished café, numerous country pubs / restaurants, fish and chips, pizza, Indian and Chinese fast food restaurants, as well as a co-op convenience store and post office among others. The barn is within easy reach of East Midlands Airport, Nottingham City Centre, Loughborough and has easy access to the M1 (15 minutes). The barn is accessed via an uneven country lane and has private parking. Free on site parking. Southside Taxis provide an excellent service to all our guests. In terms of check in, the hosts will be on site to handover the keys and answer any questions you may have on arrival. Barn Check in = 3pm Check out = 10am Stables Check in = 6pm Check out = 1pm In terms of check out, there is no formal process, you simply leave the keys in the building and let yourselves out. Cleaners will enter the barn at 10am to start cleaning. Please note, absolutely NO fireworks, drones, air-horns or firecrackers (of any kind) are allowed. Apologies, however the noise severely disturbs the farm animals and causes them considerable distress. If using decorations for a special occasion, please note we only allow the use of blue tack to fix things to the doors and walls. Previous guests have used Sellotape causing considerable damage to decor upon removal. We also request that you do not feed the farm animals :-) The road leading to the barn is a bridleway thus right of way is primarily reserved for pedestrians and horse riders. Please drive slowly and carefully on your approach to the barn so as not to harm any wild animals. We always ask that guests leave the barn exactly as they find it, tidying away any rubbish, food, drinks or decorations, and in return we as hosts will go out of our way to ensure your stay with us is not only memorable, but exceptional.
