The Space: Large 4 bedroom main house plus two bedroom in-law suite. Decorated in antique English farmhouse library style, the high end chef’s kitchen comes with Miele appliances, induction stove, small bakers oven and oversized refrigerator. Impress your guests with home cooked meals or ask us about recommendations on a guest chef for the night. There is room for 6-8 in the kitchen table as well as seating for 10-12 in the dining room. Truly this house was made for quiet dinner parties! There is both a living room and den on the first floor. The den as well has smart TV for streaming your devices. Cable not provided. There is a separate attached 2 bedroom in law suite over the garage, this has a small kitchenette and full bathroom. Sleeping: Multiple spaces give you plenty of space to spread out and enjoy peaceful retreats each night: -Master bedroom on the first floor has a king size bed. En-suite master bathroom has a freestanding clawfoot tub and separate STEAM SHOWER. -Three bedrooms on the 2nd floor: one with two queen size beds the other with one each. -There is a separate attached 2 bedroom in law suite over the garage, this has a small kitchenette and full bathroom. Each bedroom here has one queen bed. Bathrooms: -Four full and one half bath. -ne half bath as well as two full bathrooms on the first level, one full on the second level, and one full bathroom in the in-law apartment. Outdoors: There is a brook that goes through the property, with two bridges. There is abundant wildlife--frogs, birds, and chipmunks. There is a pond, visible from a lovely screened-in porch. There is a peace sign mowed into the rolling hill above the pond, which has been maintained by many generations of owners. There is beautiful landscaping around the house, including many special spots to sit or play. Other things to look forward to: -Parking for 4-5 cars -Central AC to keep you cool during the summer -Hardwood floors throughout with vintage area rugs -Three steps to reach the back door so easily accessible for all -Washer/dryer available -Up to 2 dogs and 1 cat allowed, $50 per pet, up to 50 pound dog allowed! -There is lake access a short distance away (fifteen by walking, 5 driving or bikes). Enter the Prospect Lake Campground on Prospect Lake Road. Day passes to swim at their beach are $5 per adult and $4 per child. There is free swimming at Lake Mansfield and Lake Garfield a little bit further away. Guest Access: Everything you need for a great stay, toiletries, linens, towels, hairdryer, iron and ironing board, washing machines, detergent, and more! Other Things to Note: Important: Our properties are protected by SUPERHOG, a digital trust platform. Please note that once you have booked, you will be contacted by SUPERHOG directly to verify yourself. This needs to be completed within 24 hours of you reserving the property. Damage: Your rental includes an accidental reported damage waiver fee up to a maximum of $800. Therefore, the cost to repair any ACCIDENTAL and REPORTED damage to the rented property including any missing or broken items up to a maximum of $800 will be covered at NO CHARGE to you AS LONG AS the damage is reported to your Host before you depart. Any damage we deem to be purposeful or negligent or damage not reported will be charged to you. Please report any damage that you notice when you check-in to avoid getting charged for damage you didn't create. EXTRA GUEST FEE: We can sleep up to 14 guests. We charge $25 per GUEST per NIGHT for each guest after 12. We require a final headcount by 48 hours before your stay. PET FEE: $50 additional cleaning fee for each pet due at time of booking, up to 2 dogs. The road to the house is steep and narrow, during the winter time a 4 or all wheel drive car is recommended. RENTAL AGREEMENT: We will send you a rental agreement within 6 hours of booking. This is due within 24 hours or we have the right to cancel this booking with a 15% cancellation fee! Part of the agreement: In respect to our home and our neighbors please review and accept our rental agreement. Fines will be assessed, sometimes over your security, if you do not abide by the following rules: -No additional guests without host approval -No parties. Fines assessed for additional cleaning, trash removal and property damage. A party is grounds for termination of stay and immediate removal with no refund. -Smoking is strictly prohibited both inside and outside within 50ft or near a window. -Pets allowed with approval before arrival and subject to a pet fee of $50 per dog, up to two dogs allowed. -No sublet, and no packages may be sent to the house without host approval. -No refunds to be given for shortened stays and for any cable, internet, WI-FI, heating, cooling, or power outages or other acts of nature. If you are booking through VRBO: You agree that The Host will charge your card for the full payment of the stay 24 hours after booking. Any payments by VRBO (service fees) will be charged separately.
