Lovely new holiday home with garden and a short walk to Croyde beach, perfect for families - Kieton Sands

This property is the perfect base to enjoy a relaxing family holiday close to the beach. Situated on an exclusive development of just 16 properties (built in 2019), this holiday home offers a modern, fresh and well presented environment - a wonderful recipe for pure relaxation and comfort! Dining/Cooking An open plan kitchen/dining area can be found from the entrance of the property with integrated appliances (including dishwasher and washing machine) & dining table seating up to 6 guests. A wonderfully well equipped environment with a Smart TV for entertainment whilst cooking! Bi-fold doors lead out to the side terrace. Living There are two sofas and a Smart TV in the lounge providing comfortable seating for up to 6 people and two sets of bi-fold doors leading out to the terrace and garden. Sleeping There are three bedrooms upstairs, a double room to the rear (bedroom 2), with zip & link bed which can be arranged as a twin or king size bed, TV, wardrobe & french doors with juliette balcony enjoying lovely views over the garden, village and towards the sea. Bedroom 3 is a single bedroom with a wardrobe. The master bedroom is situated at the front of the property, with views towards the hillside. This room has the added benefit of an en-suite shower room, a king size bed, Juliette balcony and wardrobe. Bathing There is a modern family bathroom with shower over the bath as wel as the master en-suite shower room. A WC can also be found on the ground floor and an outside shower, perfect for washing off after the beach! Outside A paved courtyard to the side of the property provides an outdoor shower area (perfect for washing off after the beach), wetsuit hanging and a surf board rack. Al-fresco dining seating overlooks the lawned garden and there is a coal BBQ also provided. There is parking for 1 car in front of the garage (garage not available to guests). We are pleased to be accredited with the Visit England 'Good to go' COVID-19 safety scheme. Good to know Free Wifi, bed linen & hand/bath towels are provided. Walk to the beach - 10 -15 minutes Walk to the village - 5 minutes Bedroom Configurations: - Bedroom 1 - King size Bedroom (Sleeps 2) - Bedroom 2 - Double Bedroom (Sleeps 2) - Can be arranged as either two single beds or one king size - Bedroom 3 - Single Room (Sleeps 1) Please note, to ensure optimum cleanliness & hygiene of the hot tub, it will be completely emptied, cleaned, sanitised and re-filled with water and chemicals on your arrival day. Therefore, the hot tub may not be up to temperature until the morning after your arrival. Full payment is due if arrival is within 10 weeks. For bookings made 10+ weeks in advance a deposit of 50% plus the £60 non-refundable booking fee is due (Homeaway/Airbnb will also charge their service fee to you upon booking). The final balance and security deposit (if applicable) is payable 8 weeks prior to arrival (Airbnb will detail the payment schedule to you upon booking).
