The home offers the 4 bedrooms, 2 full bathrooms + powder room, multiple living areas with open and combustion fire's, large screen smart TV's with Netflix and ducted air-conditioning. A Karaoke machine with the latest songs will entertain you on the rainy days in the misty mountains. A family sized fully equipped kitchen with modern appliances including dishwasher and large marble island bench ensure plenty of space to create your favourite meals. If you need to work while you are away, Tiverton offers a dedicated study with large workspace - including NBN WIFI connection. Tiverton is within easy walking distance to several local restaurants and supermarket and only a few minutes drive to several well-established wedding venues. A short drive will bring you into Kurrajong Village where you can shop at local boutique stores and visit the array of eateries on offer. Further up the mountain you will be spoilt for choice with cider cellar doors, pick your own fruit and nut farms, eateries, bushwalking and Blue Mountains Botanical Gardens Mt Tomah all on offer. World heritage listed Blue Mountains and Wollemi National Parks are literally at your doorstep. The property enjoys verandas on three sides which take in the views of lush gardens, mountains and across the Sydney basin to the CBD. Outdoor entertaining is a breeze with a covered gazebo including gas BBQ, dining table and seating overlooking the rose gardens. A pergoda will provide you seating and shade to spot ducks, frogs, fish, yabbies, and turtles in the dam. The grounds are expansive and showcase many species of cool climate plantings and several native trees, including roses, camellias, azaleas, maples, magnolias, citrus, flowering gum, and daffodils. Sweeping lawn areas and two dams compliment this lovely garden property. The well-established garden with colourful plants is a feast to the eyes and paradise for nature lovers. For the active young ones a basketball hoop and frisbees are available. While visiting please feel free to help yourselves to eggs from the chicken coop :) Things to note; ***Pricing is based on 8 guests in total - the property can accommodate up to 10 guests subject to the additional pricing below. If you require the additional 2 guest(10 in total) please select this option on your booking confirmation page*** *There are two additional single fold out beds available for a maximum of 2 extra guests(up to 10 in total at the property). One located in the study and one in the formal lounge room ~ Ideal for small children. Should you require these beds they will be made available upon request at an additional $80. per bed, per night. *Tiverton does not allow parties, pre wedding occasions, functions, schoolies or gatherings of any kind. The house and gardens are for the enjoyment of paying guests only. *Our caretaker lives in a neighbouring property for any issues that may arise. * Unfortunately we do not cater for guests with pets. *Smoke outside only, please dispose cigarette butts in the ashtray on the veranda. *No outdoor fires are allowed due to bushfire risks. *Please keep the house and garden clean and tidy. Food and drink shall be consumed in the dining and BBQ areas only. Extra cleaning will incur an additional fee if food stains are left in the bedrooms. Extra linen laundry will incur an additional fee if linen is heavily stained with food and drink. Guests must always supervise children and are responsible for children’s safety. Covid -19 disclosure It is mandatory that you and your guests inform us if you have been to or have come from any area that has been noted as a COVID-19 Hotspot, have any flue like symptoms or been unwell in the last 14 days and notify. After check out - if any symptoms present with in 14 days please advise us immediately. We thank you for you assistance in keeping the community safe. Guest access The entire home and grounds excluding the garage and sheds. Other things to note The property has two unfenced dams and a creek running through it. Children must be supervised by an adult at all times whilst in the grounds.
