Beautiful holiday villa in southwest France with private heated saltwater swimming pool with an electric slatted cover, games barn, rural valley views. La Maison Pouyteaux a large country farmhouse has been restored and furnished to a good standard whilst retaining most of the house’s original features including exposed stone walls, beamed ceilings and a fireplace with a wood burner. Six bedrooms with five bathroom /shower rooms. The house hosts a maximum of 11 guests. This quiet rural location is ideal for a great holiday and only a short drive to historical towns with weekly farmers markets. A superb location to explore this beautiful region of southwest France. 3km via the quiet country lane, Epicerie Casse-Croute, fresh bread and essentials, Les Éguilles, at Margueron. 4km to the mini-mart in Loubes Bernac, fresh bread, local produce, gas bottles etc. There is a large grassed area behind the mini-mart with picnic tables. The nearest restaurant Simplicité is next to the mini-mart called Simplicite, which serves lunch and evening meals on certain days. A post office is also located in the village. A large E Leclerc supermarket is only 11km away at Pineuilh and a huge weekly farmers market selling local produce is held every Saturday morning at Sainte Foy la Grande, just 12km or Bergerac 27km. There are lots of pretty historic bastide towns and villages to explore in the area. Bedrooms: Six bedrooms sleeping a total of up to 11 guests. The bedrooms are set over two upper floors, each with its own staircase, two bedrooms in the West wing and four bedrooms in the East wing. Bedroom 1: Double room (West wing). Views of the surrounding countryside and exquisite sunsets through its large window, this room has a king-size bed (180cm x 200cm) with an Emma mattress. Its own shower room with shower, washbasin and wc. Bedroom 2: Twin or double room (West wing). Next to bedroom 1 is a large bedroom, 2 single beds (190cm to 90cm), which can also be made into a kingsize bed. This room can accommodate up to 4 children with an additional 2 camp beds. A bath, separate walk-in shower and wc opposite in the hallway. Bedroom 3: Double room (East Wing): Perfect for a couple as a private, intimate suite that has been recently renovated. The bedroom has its own Velux in the vaulted ceiling and a luxurious king-size Duxiana bed (180cm x 200cm) for a most restful night’s sleep. There is a separate new large shower with a large rain style shower and a smaller shower head with a flexible hose. There is also a separate WC and washbasin. Bedroom 4: Twin room (East Wing): Twin beds. Views over the front garden. This room shares a shower room and wc with bedroom 5. Bedroom 5: Bedroom 5: Single room +1 (East Wing): Along the hallway from bedroom 4, with a stone wall. A little smaller than the other rooms, with a single bed that has an additional trundle bed underneath (90cm x 190cm each) that can be pulled out and raised on legs to the same height. Suitable for 1 adult plus a child or 2 children. This room shares a shower room and wc with bedroom 4. Bedroom 6: Double room or twin room (East Wing): This is the grand bedroom of the East Wing. There is a king-sized bed (180cm x 190cm) or two twins if preferred (90cm x 190cm each) and room to spread out. There is also plenty of room for a baby cot. This room has its own en-suite shower and wc. A further separate wc is on the ground floor. Cleaning/towels/linen: Bed linen, bath towels and pool towels are provided and included in the price. A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more. La Maison Pouyteaux has 2 living rooms providing space for everyone to enjoy: The Salon: The largest room in the house, this is the place where everywhere can come together. In the summertime metre, thick stone walls keep the room cool and comfortable. There are two elegant sofas, one of which is fold-out for extra sleeping provision if needed. At one end of the room is the dining area with a fold-out table and chairs that can seat 12. There is plenty of room and another table to increase the seating if indoors is where you really want to be. The front veranda, long and covered, with a view of the garden and the sunset, is most likely the place you will be taking most of your meals. In the winter, the salon houses the wood burner, so it is amazingly warm and cosy, the perfect place to while away the hours with a good book or play games. The snug: Cosy and intimate this room has 2 sofas. It also houses the TV, DVD player and a huge selection of DVDs. There is also UK and French Freesat channels. It has its own opening onto the veranda. The large kitchen has every convenience needed to prepare the best gourmet meals and a spectacular view of the garden and surrounding countryside. It contains a 5 hob Falcon range with a huge dual oven and Falcon range hood. There are 2 dishwashers to help manage the dishes of a large crowd. The refrigerator is a large American style with double doors above and a large pull-out freezer below. A painted dresser serves as a glass cabinet and larder type storage. There is a coffee station on the counter opposite which has a hot water kettle, cafetiere and a Nespresso machine. There are ample glasses, cups, plates, bowls and serving dishes for 14 people. There is also a microwave, a blender for smoothies, a toaster and a Moulinex mixer. Large windows and double French doors make this a bright, cheery kitchen. The outlook of the surrounding fields offers luscious views of the ballet of the local birds and the vivid sunsets. An island in the middle of the room provides increased counter space for food preparation with 4 electrical power outlets and seating for four at the bar. Dining: The dining table is in the main lounge and next to the kitchen and easily seats 12 guests. There is a new but rustic dining table ( with built-in ice buckets) and 12 chairs (space for more) on the covered veranda with easy access to the kitchen. This is invariably the favourite location for dining when weather permits as the views and the sunsets can be spectacular. There are also further tables outside of the house, you have options of shade or sun. There is a shady terrace to the rear of the house looking towards the pool. The kitchen French double doors open out onto the garden are West facing, the ideal place to sit and view the stunning sunsets over the neighbouring fields. Utility room: The Laundry room has a washing machine, drying racks and a sink. There is also a large fridge/freezer for guests to use that is in easy reach of the pool and pool house. There is a large shelving rack that has equipment for the BBQ and outdoor plastic glasses for around the pool area. Office: There is an office space with two desks and chairs, you can either use the wifi or connect directly to the router with your own cable. There is a wireless printer for your use. Children and Baby facilities: High chair and cot available. Please request at time of booking. Garden and terraces: You have choices where to sit and eat outside, depending on if you want the sun or full shade you have lots of options around the house. To the front of the house is a covered veranda (southwest facing) with chairs and a view over the front garden and rural views through the valley. Garden and Terraces at the opposite end of the veranda is a cosy and comfortable seating area to relax with a book and enjoy a bit of tranquillity. There is a small shady terrace to the rear of the house which is in full shade all day except for an early morning coffee watching as the sun rises (northeast-facing). The pool house has a veranda also (southwest facing) which is an ideal spot to sit in the sun. Private heated saltwater swimming pool: The gardens include a private heated saltwater swimming pool, measuring 5m x 10m with full sun and wide, expansive flagstone terraces for lounging. The pool has an electric slatted cover which provides security for parents with young children. There are four steps that lead you into the pool, the water depths are: 35cm, 55cm, 85cm, 110cm and is a uniform 1.4 meters in depth for the rest of the pool. There is a full width step the entire width of the pool, it is 35cm deep and ideal to sit on and relax. Designed for ease of use and beauty, affording a lovely place to spend the day or evening relaxing with family and friends. The pool is professionally managed and maintained. The swimming pool is immediately accessible from the salon. An adjacent covered terrace provides the perfect place for breakfast on cool mornings when it is bathed by the morning sun. In the evenings it is perfect for grilling on the large gas barbecue grill. The pool house: A recently renovated separate games barn sits adjacent to the swimming pool. The pool house measuring 4m x 7m is the perfect place for children to play or maybe just a nice place to sit and read quietly in the shade. It has plenty of room for socialising and provides cover from the sunshine. The pool house contains chairs for relaxing and games, it includes a TV and DVD player with a variety of children’s DVDs, which makes this an ideal place for them to retreat to from the midday sun. There are a number of comfortable and large beanbags for them to relax on. There is also a small table and chairs for them to do some arts and crafts. There is a full-size table tennis table in the pool house. A covered veranda faces south and offers shade from the sun and marvellous views of the surrounding countryside. We personally think it’s ideal for afternoon cocktails or late evening sit and watch the sun go down over the fields. This is private property is just for you, all facilities including the pool are for your personal private use. ----- What to do in the area: Weekly farmers markets, restaurants, cycle hire, zip wire park, animal park, crazy golf and Chateau to name a few. Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. The picturesque towns of St Foy, Duras and Monsegur are a short drive to excellent dining and shopping and the local farmhouses and countryside perfect for exploring. Cycle hire: The house is great for cycling and walking, set on a quiet country road you can explore the countryside, there are also tracks and paths. Electric bikes, mountain bikes, carbon roads bikes are available. Bring your own bike or bike hire is available, we recommend booking in advance. Coast, Beach and Water park: A freshwater lake with a sandy beach at Blasimon is just 38km away and is a popular attraction to take children for a day out. The gently shelving sand provides a fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake. Aqua Park is 23km located near Bergerac. Beach, canoeing and a water park. Aqua Fun Park near Casteljaloux is 64km. Park with a huge freshwater lake, picnic benches, walks, facilities, man-made sandy beach, water sports, kids play area…. great for adults and kids. Visit Europe’s largest sand dune 148km, the Dune du Pilat where both the climb and the views will take your breath away! Reward yourself with fresh seafood from the Bay of Arcachon or take the ferry to Cap Ferret and feel the sand between your toes whilst you enjoy oysters and chilled white wine. Chocolate: Maison Guinguet 16km, near Duras. A nice shop to visit, selling chocolate, gifts and offers guided visits to their artisan factory in July and August. Duras Castle: The famous Chateau de Duras, 15km away. It’s well worth a visit, climb to the top and see the stunning 360-degree vista. Tea room with gardens: Jardin de Boissona has six little gardens, each with its own character. Outside and inside seating. Known for their teas and delicious cakes. 17km. Zip wire adventure and climbing park: Just 22km. Playground and snack bar. Des chênes toi Aventure Boat trips: Dordogne river trips are available on traditional boats in Bergerac with Les Gabarres de Bergerac. 26km. Private catering, Gastronomic experiences and Wine tours: Tailor-made experiences at the house or maybe a picnic in the vineyard? English and French spoken. Supermarket / shops / farmers markets: Nearest supermarket: E.L’eclerc at Pineuilh 11km. The nearest town with a huge weekly market and local farmers produce, Sainte Foy la Grande 12km. There are many ancient local towns to discover, most have weekly markets and some have summer night markets with stalls, food and live music. Duras is 15km, Eymet 17km, Monsegur 24km, Bergerac 27km. ----- This is private property is just for you, all facilities including the pool are for your personal private use. Included in the price: Bed linen, bath towels and pool towels are provided. A complimentary supply of bed linen and bath towels will be provided for stays of 2 weeks or more. End of stay clean is included in the price, although the house should be left in reasonable condition on departure, any excessive cleaning will be charged. Taxe de Sejour (Tourism Tax): 0.90€ per adult per night is included in the price. Swimming pool: The pool is open from April 1st until November 3rd 2022. Pool heating is included from May 20th – September 29th 2022. Pool heating during all other dates is an additional £100 if required. The pool temperature is subject to environmental factors and cannot be guaranteed.
