LIVING ROOM with open floor kitchen, fireplace, vaulted / cathedral ceiling, modern mid century furniture, 12 skylights and 4 large windows is both very spacious and full of lights as well as cozy and romantic. BEDROOM with queen size bed has two night stands with drawers. A large closet for hanging clothes and 6 drawers is located right across the bathroom. WiFi: blazing fast optical fiber cable 500/500 mbps TELEVISION: There is a smart TV in the house with Netflix, Hulu & Amazon Prime, Roku... etc WATER: All of the water in the house is reverse osmosis filtered . We have our water experts change / check filters regularly. Small water faucet next to main sink faucet is alkaline filtered PH 9 balanced and very good for drinking. After you use it system will make clicking noises as it filters/ fills itself up. Don't be alarmed by the noise. Please conserve the water. Don't abuse it. STEAM SHOWER: There is steam unit is in the bathroom shower. To turn it on use panel located on right side of the mirror. Close the skylight (with remote sitting next to steam control panel to the right of the mirror) and shower door to create steam room and open skylight window with remote once done (point it to the skylight directly) to air the shower out. System is setup to run at recommended 20 minutes at proper temperature of 114 degrees before shutting itself off automatically. ENVIRONMENTALLY CONSCIOUS PROPERTY: * we manage our properties as eco conscious ones so therefore: HEATING & COOLING: House is 2 blocks from the beach and California climate is perfect; never too hot or too cold. In the summer months we open windows for ocean breeze to cool us off and in the winter we turn the heaters on when needed and turn them off when leaving windows or doors open on sunnier days. When you leave the house please do not leave the heaters on in the winter or AC cooling on in the summer. COOLING: We have AC unit with remote and it can cool off a room if needed in about 15min. HEATING: Same AC unit works as a heater. In addition we have a radiant energy saving wall heater in the bathroom. FIREPLACE: We have a gas fireplace with a remote that is used for those special romantic evenings but please don't use it to heat the house or leave it on when going to sleep or leaving the house. Please conserve energy and protect our planet by turning heaters and coolers off when leaving the house. KITCHEN & BATHROOM SOAPS & SHAMPOOS & LAUNDRY DETERGENTS are all eco friendly & organic. REUSABLE COTTON KITCHEN TOWELS: Instead of paper towels, which are bad for our environment and our sensitive plumbing (when misused in toilets), we use black cotton reusable towels which our cleaning staff always leaves plenty of on top of the kitchen counter. CLOSETS & CLOTHES HANGING: BEDROOM with queen size bed has two night stands with drawers. A large closet for hanging clothes and 6 drawers is located right across the bathroom. OTHER THINGS TO NOTE: Hair dryer is in top drawer of the bathroom. Washer & dryer are located in the separate enclosed room in the house. Camera entry security system are monitoring outdoors for your safety. Venice Beach has a lively community from the Boardwalk, to Abbot Kinney, to Rose Corridor, there is so much to see and do! Stroll just a single block to reach the beach, as well as the Abbot Kinney shopping district. Many high-end restaurants are also an easy walk away. Venice Beach is one of the world's most vibrant and creative communities, offering sun, glamour, and a colorful parade of people.Just let us know if you have any questions about the local culture. PARKING: Free street parking is available. Please watch the street signs. The opposite side of the street is only 15 minutes during regular school hours. There is free street parking right in the front and across the street. There is no school nowadays so you can park anytime at the school side of the street. There are two small, free parking lots nearby, circled on the photos of the maps you will receive before moving in. Very near is also a paid parking lot on Abbot Kinney which address and phone number you will find in our house manual before you move in. Venice is a very pedestrian city and everything is a pleasure to walk to, if you want to seek adventures in the neighboring cities of Santa Monica or Marina del Rey biking or birding is your next best option. If you do decide to bring a car we have lot of free street parking right outside the door. There is always lyft and uber to get you around and the blue bus too. Don’t underestimate electrical scooters: bird and lime are a great way to get around ... easy and fast. RECOMMENDED RESTAURANTS: *all very short walking distance - Gjelina - Gjusta - Cafe Gratitude (Vegan) - Kreation - Rose Cafe - Hamma Sushi - Tasting Kitchen - Minotti Cafe - Scopa CLEANING & COVID PREVENTION: We care about your wellness and safety. We have researched best practices based on CDC & WHO recommendations. Our cleaning crew has already incorporated the guidelines into the cleaning regimen, so your stay with us will be clean and sanitized. All surfaces and light switches and commonly used items such as remote controls, garage clickers are wiped down & disinfected with 80% alcohol. Our cleaning crews wear masks and gloves and we practice minimum 4hrs between guests to properly air out the premises. Therefore you will find open windows when arriving to our house. When checking out please leave kitchen window and bathroom window open to air place out and leave used sheets and towels on the bathroom floors to help us minimize risk of Covid-19 spreading and to protect our hardworking, essential and loving cleaning crews. I hope you will support us in providing a safe space for all our guests and staff. PARTIES OR EVENTS: Large gatherings and parties with loud music are strictly prohibited. Filming at the property, using property as a production office is prohibited unless proper filming permits, proper insurances and additional fees have been agreed upon in writing. Party/ events/ production fees is $200 per hour or $2000 per full day (12 hour production day which includes load in and load out). That full day rate includes present site rep & requires extra insurance certificate issued to the owner’s name & signed “production & event rental agreement”. PETS: No pets allowed unless assistance animal with extra $100 fee to be paid prior to moving in. Enjoy & respect our place and our neighbors.
