The ‘Service Fee’ included in the quote is a VRBO fee and is NOT a fee charged by Blue Pacific Vacation Rentals. E-Signature rental agreement required to finalize reservation. Terms and conditions subject to revisions and change. Rates are subject to change until confirmed. Deposit of 50% due at time of booking reservation. Remainder of balance is due 30 days prior to arrival. HOUSE RULES: A complete rental agreement (terms and conditions) for the rental are emailed to the guest for their E-signature after a booking is confirmed, valid card on file required to book. The Rental agreement must be signed and returned within 3 days or reservation will be cancelled. Additional information about HOA rules are available upon request. Some important clauses of the Terms and Conditions to be aware of are as follows: SAME DAY BOOKINGS - We are unable to accommodate bookings made on the day of arrival. Should the Homeaway/VRBO system permit the booking, a reservation representative will review the reservation and call you to address the issue if this is a problem. BOOKING SCHEDULES-- During some seasons, if your reservation dates leave open nights that we cannot rent (what we refer to as a "dead night"), or less than the required minimum of the date range for the rental season, a representative will review the reservation and call you to address the issue BEFORE confirmation (not to a stay we have already finalized with you). We will send alternate date options or an Edited Quote for the available dates. SATURDAY ARRIVALS/DEPARTURES-- Saturday arrivals or departures are be subject to scheduling approval/review in our Coast Properties (peak and off-peak season), a representative will review the reservation and call you to address the issue BEFORE confirmation (not to a stay we have already finalized with you). We will send alternate date options or an Edited Quote for the available dates. AGE CRITERIA-- You must be at least 25 years of age to rent from Blue Pacific Vacation Rentals. Children are welcome when travel with a parent or guardian. OCCUPANCY-- Guest(s) agrees that premises shall not be occupied by more than the number of people specified in any 24 hour period. Occupancy limits includes any guests visiting during the day and anyone over 24 months in age (not just those sleeping in the home). If it is found that more than the maximum number of people are occupying the home at any time, guests will be asked to leave without a refund. Information on occupancy limits may be viewed on Blue Pacific’s and Homeaway/VRBO websites. PETS/ANIMALS-- Pets or any type of animal are not permitted on the rental grounds or in the units under any condition. Anyone caught with an animal, will be asked to vacate the premises per the HOA. SMOKING-- This is a NON-SMOKING property and complex. Smoking is not permitted in the unit or in the common areas of the complex. Anyone caught smoking on the premises, will be subject to fines. HOUSEKEEPING-- The unit will be professionally cleaned prior to arrival and after guest departure. Guests shall leave premises in clean, undamaged condition, similar to the way they found it. The cleaning fee covers laundry, sanitization, and cleaning associated with “normal” use. EQUIPMENT FAILURE-- Although we cannot guarantee the operation of all appliances, utilities and equipment (e.g. air conditioning, Wi-Fi, pool equipment, hot tubs, kitchen appliances, televisions, etc.) our staff makes every reasonable effort to ensure that the equipment, utilities and appliances are in working order. Agents, authorized employees or repairmen may enter the premises for purposes connected with repair, care, or maintenance of the rental property. We will do our utmost to have any malfunction repaired in a timely manner. However, Blue Pacific assumes no liability for malfunctioning items and does not offer refunds for equipment, utility or appliance failure. Please contact the office immediately if you encounter a problem. PARKING-- Information about parking will be noted in the check-in instructions received by the Guest prior to arrival. ARRIVAL/DEPARTURE TIMES -- Check-in time will typically be 4pm, with an 11am Check-out time. The following high rental seasons may expect up to a 5pm check-in time: Spring Break, Summer, Holidays. This will allow our staff to ensure we are meeting all cleaning and property protocols. We will attempt to accommodate earlier arrivals and departure times during our off-peak seasons where possible upon request. We greatly appreciate your understanding and flexibility on this, as it is for the benefit of all of us! SEASONAL MINIMUMS: Calendar errors will be corrected by edited quote placing reservations in a Pre-Approval status. Guest may accept and finalize reservation with payment. Pre-approved options expire automatically in 72 hours and no payment will be processed, they do not need to be canceled. Blue Pacific Vacation Rentals (BPVR) has a defined cancellation deadline on all Oregon Coast reservations by two reservation length periods: 8 nights or less, 9 nights or more. Upon completed e-signature of BPVR rental agreement, all rental terms and conditions including BPVR defined cancellation supersede VRBO posted policies. If you have concerns about a cancellation, BPVR strongly suggests you consider the Rental Guardian Travel Insurance option provided by BPVR.
