The Garden rooms, Budock Water

A self contained annexe to the main house, with King size bedroom & en-suite wet room plus a lounge with kitchen area and doors giving access to the patio and 8 acres of gardens, fields & stream, allowing wonderful walks. Maen valley is a lovely tranquil area with easy off road access to beaches plus Falmouth town and many other attractions locally Conveniently located between Falmouth & the Helford River, plus local beaches within easy off-road walking distance, we are ideally suited to provide an independent self catering facility with a wealth of attractions nearby, and comfortable facilities. This purpose built annexe has a good sized Lounge with leather sofa. Glass doors give direct access out onto the patio, and lovely views across the gardens to the stream and beyond. The fully fitted kitchen area includes oven, hob, microwave etc, and a welcome pack is provided on arrival with essentials for catering. The large bedroom has a SuperKing bed with TV and internet access, leading on to a fully tiled wet room with all facilities. The bedroom also has patio doors and all rooms have independent under floor heating. With eight acres of fields the property is ideal for dog owners, although with chickens and other animals we must ask owners to keep their dog under control at all times. We welcome a dog to visit with their owners as there are many country walks, plus beaches, pubs and cafes nearby. Our requirement is that your dog is not left unattended or allowed on furniture/beds. The patio area is great for relaxing with a barbeque, catches the sun for most of the day and evening and although shared with the discreet owners an area can be screened off for additional privacy. We have 3 hectares (8 acres) of land which guests are welcome to roam, we only require that gates etc, are closed and animals (horses, pigs, chickens) are not approached or disturbed unnecessarily. The large patio area is shared with the owners but we have a vertical screen to provide a degree of privacy to guests when desired We respect the privacy of our guests but are available if required for help or advice. The area is a lovely rural setting with birds and wildlife, and yet only minutes by car into Falmouth and many other local attractions We have a guest information book with local details, maps, walks, recommended local pubs, restaurants & cafes We have electric fencing around the fields which guests will need to isolate if they wish to wander, but it is not dangerous and full instructions are contained in the 'Guest Information folder'
