Mulberry Lodge - hot tub and ornamental gardens

Light filled multi level 2 bedroom property in a converted coach house with views over its own private garden, and shared use of 4 acres of ornamental gardens. The property has a hot tub, sun beds, outside dining area and fire pit. HOUSE Mulberry Lodge is a modern, architect designed space occupying an old coach house. Floor to ceiling windows fill the house with light. Views over its own private ornamental garden, an outside dining area and hot tub give the perfect environment to relax. The main living space is open plan, with a dining table, sitting area and TV. The new (2021) smart TV has freesat and all the streaming services you would expect. WiFi runs throughout the house, and reaches into the garden. There is also a Sonos portable speaker to keep you entertained with your favourite music. Children are well catered for, and we can provide stair gates (top and bottom) for your peace of mind. Children can use the swings, slide and trampoline in our orchard, and we have stocked the house with toys, puzzles and games for rainy days, and a selection of books for grown-ups. The refurbished kitchen has brand new appliances (2021) and is well stocked with everything you will need including a dishwasher, coffee machine, washing machine and fridge freezer. A study area upstairs with a desk and chair is the perfect location to catch up on emails while on holiday or for home working. The bedrooms are both upstairs and are furnished with brand new (2021) beds, bedding and blackout blinds to help you have a peaceful night’s sleep. One of the two identical bedrooms has a king size bed, and the other has two single beds. A simple upstairs bathroom has a 3/4 bath, over-bath shower, loo and basin, and there is also a downstairs loo. GARDEN The main living space looks out over a private garden with a large lawn area, bricked patio with dining table and an extra large gas BBQ. A hot tub with umbrellas and sun loungers complete the holiday feel. Games such as badminton and croquet are available. As well as exclusive use of the back garden, guests are free to use the rest of the 4 acres of ornamental gardens which surround our house which is next door to Mulberry Lodge. Specimen trees, shrubs, and some wooded areas provide a great place for kids to explore, or adults to relax. A walled cottage garden brimming with wild flowers is a lovely place to enjoy an evening glass of wine. Our well-stocked orchard can provide you with as much seasonal fruit as you can eat (apples, pears, figs, gooseberries, blackberries & mulberries). All guests will receive a bottle of delicious apple juice made from the apples in our orchard. LOCAL AREA The property is surrounded by tranquil barley fields. A five minute walk from Mulberry Lodge takes you to Yalding, a picture postcard Kentish village with three pubs, a post office and shop. The village sits at the confluence of the rivers Medway, Teise and Beult, and is notable for its 11th century church and medieval multi-span bridges. A 15-20 minute drive takes you to Maidstone, Tonbridge or Tunbridge Wells, which provide all the shopping and entertainment you could want. Local attractions include a number of famous castles and gardens including Sissinghurst, Leeds and Hever castles as well as the award winning Bedgebury Forest. For children there are nearby attractions including the funfair at the Hop Farm and a more agricultural experience at Kent Life. Or, you can visit Tea Pot Island for its collection of satirical tea pots! Kent is famous for its fruit growing, and there are a number of pick your own farms locally. Kent’s vineyards are also reaching maturity and a large number of local wineries can give tours and wine tastings. Canoeing and fishing are available on the Medway - equipment can be hired locally. TRANSPORT Most guests will arrive by car, but you can catch a train to Yalding station and walk - we are 30 mins walk from the station. Or, trains from London to Paddock Wood take 50 minutes, and we are a 10 minute taxi ride. We have room for at least two cars to park outside Mulberry Lodge. We live next door, and will be available when needed. We have a couple of cats who roam the grounds but both are very friendly.
