Large, comfortable country house, ideal for groups & families, with shady porticos surrounded by a blooming garden and panoramic swimming pool. A charming refuge, yet close enough the highlights of the area, Rome first of all, just 50 min. drive. Situated in the country between Rome and Viterbo, "Tenuta Santa Barbara" is a quiet and panoramic estate, surrounded by chestnut and oak woods. From the top of the valley, this farmhouse enjoys the sight of an intact and wild natural landscape, also connected to the "Archaeological park of the ancient town of Sutri". The farmhouse, called "La Stalla", an old barn restored paved in terracotta tyles. It is perfect house for groups of friends and families, yet guaranteeing enough privacy to everyone. 7 nice double bedrooms (with wrought - iron bed, wooden furnitures and natural fabrics, have a view on the garden) 6 bathrooms en-suite. In the living room: a big table in the dining area, a warm reading room, sofas around the fireplace, as they are interconnected living spaces. The kitchen (a granny's kitchen!) is well fitted with basic equipments: stove with baking oven, dishwasher, fridge with freezer compartment, washing machine, toaster and oversize pots and pans (for all!). French doors lead outside onto a covered loggia with outdoor barbecue, and a large window facing a larger veranda. jasmine climbs up on this the spacious shady veranda, with wooden table and chairs. The swimming pool for a moment of relax: the charming landscape is the perfect setting for a pause. The large garden with old olive trees, well-trimmed lawn and flowering hedges is surrounded by a wooded landscape ensuring peace and silence. A "terracotta" terrace around the swimming pool ( 6m x 12m, depth 1,50m) overlooking unspoilt views of the Etruscan countryside. The swimming pool, surrounded by an edge with yellow flowers in full bloom and olives trees, has outdoor shower, three large panoramic terraces with sun loungers, deck chairs, umbrellas, tables and chairs. Guests of " the Stable" cottage has a larger dedicated terrace with direct access from the house. The pool can be shared with other guests of "Casale antico cottage". The property is accessed via own private road ( 500 m. of good white road) and it is privately secluded. Its strategic position will enable guests to easily explore Rome as well as the rich historical, cultural and natural setting of Tuscia with its Etruscan necropolis, medieval towns, Renaissance villas and historical gardens. About 1 km away there is a railway station with trains going to Rome. A private car parking is just next to the main path. The ancient city of Sutri, in the immediate neighbourhood (7 km) of the estate, offers several monuments of special interest, such as the Etruscan necropolis, the Roman Amphitheatre and the Mitreum. Capranica is the closest town: you can visit the intact medioeval quartier, and the cherming church if San Francesco (XIIIcentury). Not too far away, you may visit many charming little towns of the region "Tuscia". It's impressive the variety of beauties in this area: roman and etruscan archeology (from Sutri, to Tuscania, Tarquinia, Blera, Vulci... to Rome) medioeval features (Viterbo) Renaissance palace (Palazzo Farnese in Caprarola, Villa Lante in Bagnaia), garden-museums (Bomarzo) natural beauties (Martignano, Vico, Trevignano, Bracciano, Bolsena lakes), Natural-archeological park of Marturanum-Barbarano, or Canale Monterano with Bernini's cathedral ruins. Tastes are ancients and full of flavor - this area is reach in a popular and tasty italian food tradition. Thermal baths are in Stigliano , Viterbo, Vetralla and Saturnia. Horse riding clud isn 5 km far from home (Sant'Elia horses); a golf at Golf Club (Le Querce) is towards Monterosi. Lakes are full of yachts clubs while mountain biking passionated can explore Monti Cimini, or Monte Fogliano hard paths.
