Waterlot is a truly one-of-kind, boathouse cottage located on a private dock in New Harbor, Maine. Built in 2013, the entire compound spans over 3,500 square feet and can comfortably accommodate up to eight people within its two houses. The compound features three bedrooms, three bathooms, two living rooms, a gourmet kitchen and its own pub - all of which have views of the harbor. We specifically designed Waterlot for people who want to experience Maine, but in a comfortable setting that caters to their contemporary lifestyle. To that end, we offer every possible modern convenience and amenity in an architectural setting that is both classic and contemporary, and Maine made. Arrival: You know you have arrived at something special when you turn onto Monument Lane, a private dirt road that has been used for over a century by the local fishermen to access the harbor. Waterlot stands proudly at the midpoint of the road, commanding a 180 degree view of the harbor below. The architecture is a blend of classic and contemporary, featuring a slanted metal roof and siding that is a blend of shingles and clapboard. Upon arriving, you are greeted with a lobster trap rocking chair and a bright orange door with a lobster boat cut out -- a little reminder of where you are it. Maine House: You enter the Boat House (which serves as the main house) on what is technically the second floor. This floor is essentially completely open, except for the bathroom, and includes a fully equipped gourmet kitchen, dining area that seats eight, living room and an outdoor deck. The color palette is neutral with pops of black and brown. The ceilings are expansive at over 14 feet and the walls are literally transparent with windows and sliding doors. The area is adorned with various clever decorative elements including a gossip chair in the entry, a jelly fish like chandelier over the dining table, and a 'Maine Eye Chart' in the bathroom. Main House (Sleeping): From the second floor, you access the first (bottom) floor via a custom designed spiral staircase that utilizes sailing canvas as the railing. The first floor houses a full bathroom, laundry area and the two sleeping quarters. The master bedroom has a queen sized bed, built in closets and a ground level view of the harbor. The second bedroom is essentially a sophisticated bunk room - featuring a double over double chesterfield style bunk bed perfect for kids and adults alike. This room also includes an authentic postal desk as well as a view toward the end of the harbor. There is a large bathroom with a private water closet, glass tiled shower and plenty of storage. From the first floor, you can access the dock either through a door at the base of the spiral staircase or a sliding door in the master bedroom. Guest Cottage: Once on the dock, the Pilot House (which serves as the guest house) is immediately in front of you. The Pilot House is a little more traditional in nature, with its decorative theme 'nouveau nautical.' The Pilot House features a second living room, which is perfect for watching movies and Red Sox games, it's own pub, a bedroom with a queen sized bed, and a full bathroom with tub/shower and separate water closet. Like the Boathouse, the Pilot House is adorned with various clever decorative elements including a retro red bar refrigerator, two 360 degree swivel chairs and a custom made mermaid shower curtain. This is the fun get away part of Waterlot, as noted on a sign hanging on the wall that reads; 'Work like a Captain; Play like a Pirate.' The View: As spectacular as it is inside, what makes Waterlot truly special is what you will find awaiting outdoors. Waterlot's location affords our guests 180 degree views of New Harbor - one of Maine's most picturesque working harbors. From every vantage point, you can hear the bell bouy ringing, the waves lapping and the seagulls laughing. You can watch the sun rise and set, the boats come and go, the tide ebb and flow. You can kayak off the dock, exploring the craggy shores and serene inlets that define our coast - often seeing a harbor seal on your journey. Befriend one of our lobstermen neighbors with banter and a beer and he will give you the freshest lobster you have every tasted. The Area: The essence of Waterlot expands well beyond our dock compound. The Pemaquid peninsula offers a vast variety of scenic wonders and active pursuits including the famed Pemaquid Lighthouse, which is featured on our Maine state quarter. We are also located proximate to several popular day trip destinations including Damariscotta, Boothbay, Camden and Rockland. Monhegan Island is visible from Waterlot and an absolute must, with a daily ferry that leaves from a dock within walking distance.
