Located a mile from Petworth and less than a minute's walk from the Horse Guards Inn, 2017 Good Pub Guide 'pub of the year', we are set in a lovely part of the South Downs National Park overlooking the Rother Valley. We back onto the wonderful 700-acre deer park landscaped by Capability Brown and are a fifteen-minute walk from Petworth House and the market town of Petworth known for its antiques, arts and culture and host to some delicious restaurants, cafes and award winning deli's! A lovely private space to one end of our family home with its own private entrance, grassed area and courtyard. We completed a thorough renovation of your space in April 2017. The room sits within a calm and relaxing atmosphere, perfect for a cosy romantic break, a working day or simply an escape from that busy life we all seem to lead. What ever your reason, Simplicity, Comfort & Charm awaits you. Your space offers a 'smart' TV with freeview and connectivity to your devices, free high speed WiFi connection, extended USB charging point, silent running fridge, tea and coffee making, hot water throughout the day together with iron/board and lovely soft towels within your private shower room. Several steps lead up to your own private approach and external entrance, passing a grassed area into your private courtyard area with rustic table and chairs. Seat pads are provided to ensure your comfort while enjoying a glass of wine or a cup of coffee outside. We have also installed a 'Masterlock' wall mounted anchor point, cable and heavy duty lock within a partially covered external area immediately outside of your space for those who are enjoying the local area on bikes and require secure storage. A few other little extras are also provided for your comfort and relaxation! Your space forms part of our family home, but is entirely independent with private entrance, courtyard and small garden area to ensure you have complete privacy. Your private entrance ensures freedom of movement without the restrictions that a communal entrance can at times present. The courtyard and grassed area to the rear and side of your space adds to that privacy and also provides you with your own area to enjoy. Private parking for one vehicle is provided. If you require any further parking please do speak to us and we will ensure that your second car is parked nearby. We love to meet our guests and are always excited about sharing ideas for days out and different places to go. However, with a busy lifestyle ourselves we also appreciate how precious and rare time away is or how you need that quiet time to work. So we gently feel our way towards understanding how much interaction our guests would like. Its down to you. If you see us pottering around in the garden or sat out having a coffee please feel free to come over and join us or ask those questions that we all have when we are out exploring new areas. We are located in a quiet rural village that is surrounded by fields, vineyards and wonderful views of the South Downs. Petworth, with its cobbled street and antique shops is a few minutes drive or a lovely 15 min walk away through Petworth Park and provides several restaurants, coffee shops and a convenience store. A 10 minute drive south is the South Downs Way offering beautiful walks amongst the rolling chalk downland and dry valleys of the South Downs. Arundel, the market town with its towering castle is 20 minutes drive, the cathedral city of Chichester a 25 minute drive and fashionable Brighton 45 minutes away. West Wittering, with its wonderful views of Chichester Harbour and unspoilt sandy beach and dunes is 35 minutes south and provides wind and kite surfing for those seeking something a little more active! For a rural area we have a very reasonable transport network within the area. Roads: A number of 'A' roads local to our village ensure access to motorways within London and the South East network. Trains: Pulborough (6.4 miles) and Haslemere (12 miles) railway stations provide direct routes to London Victoria (1 hr 15 mins) and Waterloo (1 hr), together with Portsmouth (1hr) for the cross Chanel ferries and the Isle of Wight. Ferries: Portsmouth provides access to cross Chanel ferries providing routes to the Channel Islands, France, Spain, Isle of Wight and beyond. Bus: Midhurst bus station (5 miles) provides a bus service to local towns and villages and also routes to Chichester which is a main bus station servicing towns within the County and beyond. Airports: Gatwick (29 miles) and Heathrow (45 miles) airports are the two main international hubs within the South East. We are approximately 45 mins drive from Gatwick and an hour plus, depending on the time of day to Heathrow. Taxis: Petworth Private Hire provides a 24/7 service, subject to advance booking for up to four passengers to the local area, train stations, airports, ferry terminals and further afield. Your continental breakfast of cereals, yoghurt, fresh juice, tea and coffee is ready and waiting for you upon your arrival to ensure that you have no restrictions on when and how you enjoy your breakfast!
