*Required to read full listing details below before booking* Converted barn on a 15-acre hilltop with views & privacy in Hudson Valley / Berkshires. Fireplace & outdoor firepit. Surrounding two sides of property is 100 acres of untouched nature. Near Hudson & Great Barrington. House stays warm & cozy in the winter. Ski/sled at Catamount a few minutes away, cozy up by the fire, explore local restaurants/ shops/ charming nearby towns. Part of what makes this house most special for us is the setting in nature. It can be so beautiful on the hill, especially during sunsets. It's a quiet place to unwind & relax or have fun with privacy! While the house is large/spacious, we've designed it to feel cozy & warm, and you'll find zero drafts. Set your preferred temperature with our Nest thermostat. Make a fire in the outdoor fire pit or indoor fireplace, watch the sunset and eat s’mores! Sled on our hill, or hop over to Catamount Ski hill (5 minutes away), or go tubing/skiing at Butternut Ski (15 minutes away). The open layout of the barn is great for hosting & cooking dinners with friends & family. We have wifi throughout the house. We have a large projector in the living room to enjoy streaming services, TV or movies. We have lots of games: cards, clue, monopoly, uno, backgammon, dominos, etc which you are free to use. The barn is located in Hudson Valley & Berkshires, with plenty of outdoor activities nearby. The house is in proximity to many great towns, shops & restaurants. Check out Great Barrington, Hudson, Tivoli, Germantown, Kingston, Philmont, Millerton, Chatam, Lee, among many other towns during your stay. In our guidebook, we list the best spots. There are three total bedrooms and two bathrooms. The master is a king-size bed, the others are queen size. We also have a king-sized blow-up mattress, as well as a twin-sized blow-up mattress, if there are more than 6 guests (message me if you need us to leave this out). The master bedroom is on the ground floor. The two other bedrooms are on the second floor up a small spiral staircase. For those with certain disabilities or elderly people or small children could find the spiral staircase challenging. One of the bedrooms on the top floor has walls only 3/4 of the way to the ceiling, so you can hear noise from people in the main living area, as its an open concept barn layout. While there are doors/walls and visual privacy in all the bedrooms, the bedrooms are not soundproof from the main space or from each other. We have a snow plow service that comes automatically anytime theres more than 3-4" of snowfall so the driveway is accessible. We can offer use of our sauna for an extra fee to cover the cleaning, maintenance, and electric costs (they're expensive to run!). Make sure to enter the correct # of guests staying with you at the house on booking, and let us know if there will be any dogs. We charge 50/per person/per night for extra guests. Dogs are welcome but are an extra 100$/per dog/per stay, this is a non-refundable charge. I know fees might seem like a lot but you learn in time when hosting big groups and dogs there is always extra wear & tear & cleaning afterward, in ways you wouldn't imagine, that really add up cost wise down the line. We're constantly buying and replacing and fixing things that get worn down fast from guests. For those booking for summer dates, please note that there is no central AC in the barn. We do provide portable window AC units to keep the bedrooms cool, as well as fans. On most spring/summer days the barn stays a nice temperature just by opening the side doors and windows to create a beautiful cross breeze through the house. However, if there is a heatwave/ unusually high temperatures, the main space of the barn can feel hot. You can see from all our previous five star reviews during summer, this has not bothered our previous guests, however with that said if your group needs perfectly temperature controlled AC throughout the whole house, this property might not be for you. No parties, events, or professional photoshoots are allowed without written approval. No smoking in the house. Only the number of guests staying at the house (which you enter when you reserve) are allowed at the house. Especially during COVID there is too much risk of having too many people at the house at once. Basement is off limits. During your stay, you will have the property and house to yourself, we will not be there. However, we will always be available throughout your stay with any questions on Airbnb messenger. We put a lot of love into this house, and it means so much to us to have people enjoy their stay. From NYC: Take Amtrak to Hudson station, house is a 25-30 minute cab ride from Hudson. Or take bus from NYC to Great Barrington, house is 15 minutes away.
