Haywain Eco House

Haywain accommodates up to 4 people and has an impressive light-inspired open plan kitchen and reception area, with bi-fold doors enabling you to bring the outside in and a log burner, a well-equipped kitchen with dishwasher and utility with washer-dryer, 2 bedrooms – one king and the other can be king or twin and bathroom with shower over the bath. It is tastefully decorated in a Scandi contemporary style in keeping with the house. There is a veranda and deck that surrounds the house with outside seating where you can sit and enjoy the peace and tranquillity of the area. The property does not have a permanent hot tub, but we can liaise with a local hire company to hire one on your behalf at an additional cost – please enquire for further details. It can be placed on the veranda which is illuminated at night. With such wonderful scenery and walks on our doorstep, as with our other properties, we welcome up to 2 dogs. Please note our garden is not enclosed so we provide 2 dog spikes for you put in the grass and secure your dog too, to ensure they don’t go wandering! Haywain is an Eco House with zinc and larch cladding and a sedum roof. It is beautifully crafted and was completed in 2021. The property is one of 7 and is positioned around a carefully designed sweeping private driveway with extensive landscaping and hedging to ensure privacy. The property has been built to a high standard with quality fixtures and fittings and furnished in a contemporary style to suit the surroundings. The kitchen is well equipped with Neff appliances; induction hob, cooker, hood, fridge, dishwasher and in the utility/boot room a washer dryer. In addition there is a Nespresso Vertuo coffee machine, microwave, toaster and kettle. Please note there is NOT a freezer at the property. The kitchen area opens out into the living area which is bright and airy with a wood burner as the focal point. There are 2 sofas and a table to seat 4 , a desk for those who need to catch up on emails and a TV and sideboard. The bi-fold doors can all be opened up to bring the outside in! The rural view looks across the development to the Dedham Vale beyond. There are blinds fitted to the bi-fold doors should you wish to drop them for privacy. Off the living area are the 2 bedrooms and bathroom. One bedroom is has a king size bed the other a zip and link so can be a twin or king - the choice is yours - just inform us beforehand. In each bedroom is a loft style open wardrobe, drawer and dressing table under the bed there is a suitcase storage area just lift the flap! There is a mirror and hairdryer in each room in the basket. The beds are dressed with 400 thread linen, hypoallergenic duvets and pillows. Fresh mattress and pillow protectors are used for every guest. A bath and hand towel are supplied for each guest. Each room had a blackout roman blind fitted. There are 2 smart TV both of which you can recieve Netflix and Amazon Prime - just remember your passwords! There are HMDI cables easily accessible on both if you wish to bring games consoles. The luxury bathroom has a shower over the bath and a fixed shower screen. There is a shaver plug located in the vanity unit if you need to charge a razor or toothbrush. Four toilet rolls are left in the bathroom. The heating is provided by an Air Source Heat Pump via underfloor heating which regulates itself ensuring you are warm and toasty during the cooler months and a heated towel rail is provided in the bathroom to dry your towels. Basic cleaning materials, iron & ironing board, drying rack, picnic blanket, hoover and mop & bucket can be found in the utility/boot room should you need them please help yourself. Guests have access to the whole house and to 2 parking spaces at the rear of the propety and the grassed area in front of the house. I live 20 mins away so happy to assist with any queries before or during you stay. Haywain sits on the Suffolk Essex border on the outskirts of the popular village East Bergholt, which is well served by local shops, pubs and cafes. It sits on the brow of the Dedham Vale in the Heart of Constable Country just a short walk to Flatford Mill and the River Stour. The scenery is stunning with wonderful walks but you also have lots to see and do close by whether its; Flatford Mill, Colchester Zoo, Jimmy's Farm, Paddleboarding on the Stour or visiting the coast at Felixstowe or Frinton maybe. The list is endless. The house is set in an idyllic peaceful setting which has inspired the likes of Gainsborough as well as, Constable and many others over the years. It is easy to get to by car or train and many amenities are easily walkable. There are numerous pretty Suffolk villages; East Bergholt, Dedham, Hadleigh, Manningtree, to wander around and browse in the boutiques and gift shops close by and the towns of Colchester and Ipswich are also both within easy reach. If arriving by car it is only a few minutes off the A12 or by train a short cab ride (which can be organised on your behalf) from Manningtree station. The area provides many walks, bike rides and river activities with more attractions just a short drive away. All the main supermarkets deliver to the area and there is a local Co-Op in the village but larger supermarkets can be found in Manningtree, Colchester or Ipswich. To find the Co-op please leave the development and turn right at the bottom of the lane towards the village. At the crossroads turn left and follow the road until you arrive in the village centre and you will find parking in front of the Co-Op or behind the Red Lion. The Co-Op is open until 10am everyday. There are numerous very good pubs and restaurants in the locality, which are either walking distance or a short car or cab ride away. East Bergholt is only a short distance from Manningtree station which has regular services from London Liverpool Street. As there is so much within walking distance the property is ideal for those who want a car free break. Pre booking a cab is advisable to avoid hanging around waiting. There are also a number of bus stops around the village and buses throught out the day to Ipswich or Colchester and beyond.
