With a beautiful location set below the small, medieval hill village of Sorana, this is a traditional stone farmhouse with beautiful Tuscan features of cotto floors, chestnut beams and an open fireplace. Outside there are olive groves to explore, a terrace for al-fresco dining, BBQ for outdoor cooks and a pool for cooling off in the glorious summer days - all with spectacular views of the Pescia valley The accommodation is on two floors with the kitchen, shower room and one lounge/bedroom downstairs and the master bedroom and second lounge/bedroom upstairs. The main bedroom has a king size bed with an air conditioning unit, wardrobe and dressing table and the upstairs second room has a large stone grate with cast iron fire, large sofabed and cabin bed Downstairs, the lounge has a large sofabed and an air conditioning unit. The kitchen is fully equipped with utensils and pans, with a 5 ring gas bottle-powered cooker complete with oven. Under the house there is a storage room which contains the garden furniture and washing machine and farming equipment - the property is a working olive farm! Guests will have exclusive use of the pool and all the house amenities. The nearest olive groves are all accessible but are a little steep in places! The house has an exclusive location at the front and below the main village. Whilst this makes for a peaceful and private space to enjoy it entails a walk of about 300 metres down from the lower car park in Sorana so access is unsuitable for elderly, infirmed or disabled guests or guests with limited mobility The house is managed by an English property manager who speaks both English and Italian Two of the best restaurants in the area are just down the road or there is further fine dining in and around the local town of Pescia, less than 15 minutes drive away. Open all year around, this house offers a quiet retreat from which to explore the surrounding hills on foot to local villages such as Vellano, Castelveccio, Fibialla or Medicina If you want to explore Northern Tuscany, this is the ideal base. Da Vinci's birthplace, Puccini's opera house, beautiful walled city of Lucca are all within an hour's drive or you can take the train from Pescia to Florence and be there in less than 90 minutes from the house There is plenty of walking direct from the house, with access straight onto old mule tracks, which were used to transport everything up to the village before the road was built Fly to Pisa, Bologna or Florence from most UK airports or to Rome if you are coming from further afield - the house is about 1 hour from Pisa airport, just over 2 hours from Bologna airport and 3 and a half hours from Rome Fiumicino airport. Cheap flights available from Ryanair or EasyJet in the UK to Pisa or Meridiana to Florence. There is also a British Airways service from London Heathrow or Gatwick Easy driving directions from Autoroute A11 between Pisa and Florence are available from the owner when you book. Alternatively, there is a regular train service from all the airports above, as well as Milan and Turin in the North to the local town of Pescia near the house. Bus or taxi transfers from Pescia to Sorana can be arranged if required The property forms part of a working olive farm in a naturally unspoilt rural area of Northern Tuscany. You can expect to see and enjoy much of the local wildlife - beautiful fireflies flitting across the night sky, the daily dance of the local Swift population buzzing around at dusk and even, sometimes, inquisitive wild boar roam through the olive groves - don't worry, they avoid contact with humans and just wander on their way
